    Rooms are gorgeous but reception bails at 930pm and you REALLY need people there 24/7 if you're a hotel. Second, it's right beside several frat houses and the music was LOUD. And due to the front desk not being there we couldn't get different rooms.

    we booked 3 rooms a few months ago....My husband and i had been here before. We liked it. the rooms are quaint, the included breakfast was very good and the location was great as well as the subway is right out the back door. This time however. 2 of the 3 rooms were 86 degrees when we got there and one room could not have the heat lowered. Our room was not too bad at 5 in the morning. Two of the rooms had lots of noise which we were kind of expecting some noise. The hotel has a pub and its near the university. Our room needed a bit more cleaning in the bathroom, as there was mold on the shower curtain and the tap of the sink, well the handles were dirty. The included breakfast was all of a sudden not included...they directed us to the Tim's with no compensation of payment for the Tim's. The one room should not have been rented out at all. They will not give us any refund . We will never go back.

    Room was okay. New mattress needed and an extra blanket on the bed would help make things cozy. Had to dig around to find the extra blanket in the middle of the night. Not sure if the fireplace worked because the switch on the side did nothing. 3am woke up to a party outside the window, people puking, etc. I called the front desk, no answer, left a message and the noise suddenly stopped.

    The "queen bed" was not as comfortable as it should have been - it was two smaller beds pushed together with a noticeable gap in the middle. Not necessarily the hotel's fault, but the frat house neighbours are excessively loud late into the night on Fridays and Saturdays. Even with the windows closed it was loud inside of the hotel room; this would be untenable for a family or senior visitors seeking a relaxing stay. Apart from that, the A/C in the room was effective and the proximity to the Spadina TTC station made it easy to get around Toronto.

    This hotel is great ! You can find anything near and take the bus or the metro, 4 minutes from there. The room was a delight and a change from the last unpersonal hotel I stayed it.

    Went for a suite, it was really nice and cool. It had nice chairs and a desk as well as a fire place I had no idea how to turn on. Bed was decently comfort and the room was warm It's next to frat houses and its so hard to tell which one is the hotel, was really wonderful experience. There is a pub in the other building also. Parking is alittle odd out back and is not free, was not too expensive though at 7 bucks over night and 13 bucks for the day

    Quaint old mansion transformed into cute but basic hotel. Comfortable, clean and most importantly very affordable for the excellent location. It's on a kind of frat row, next to a huge pub popular with U of T students. Room was in the former servants' quarters, and many stairs were involved. I'd recommend it if you want to be central, want a unique environment and like going to pubs--and saving money, especially given the prices of big city hotels these days.

    The service and rooms (super comfy bed and we'll appointed rooms) are wonderful at Madison Manor, and for central location and walkable around the University of Toronto, The Annex, and even to Little Italy is marvellous!! The rating challenge has only to do with location, which is next door to a VERY BUSY college pub and hangout, and next door to several frat houses. To be fair, we stayed during convocation week, however be aware of noise likely if staying over a Friday or Saturday night.

    The room was a good size, the bathroom newly renovated and good water pressure. It was in an excellent location for my needs and parking was easy, convenient and relatively inexpensive. The staff was very friendly and helpful! Cons? 1 ply toilet tissue, a horribke tv and a king bed with two old twin mattresses pushed together so not as comfortable as it could have been.

    Last-minute check-in for a night close to where I was working. I wasn't expecting much for the low price, but the room was clean and comfortable. Was a bit noisy until about 10 pm but I slept very well (and am a light sleeper). Breakfast was basic (in a good way) spread of cereals, pastries, and fruit. Front desk people were pleasant. Would definitely go back.

    Huge, well furnished rooms, location handy to transit, essential shopping, many decent food options. Nice old fashioned style to rooms and decor, lots of dark wood and plush carpeting. Very quiet despite bustle nearby. Checkin was quick, seamless and highly professional despite our late arrival. Price point was good, and in the middle of TIFF there was availability at short notice. Overall, very good experience

    Sober but correct hotel. Quite clean (room cleaned and beds made up every day). A bit outdated perhaps but authentic. Bar and restaurant next door (same owner). Friendly service.

    We were given faulty key cards twice which resulted in us being locked out of the our room and the entire building. We were finally let in by master key with our key cards taken from us, only to spend a night in one of the noisiest rooms I've ever encountered. The staff honestly tried, but clearly weren't equipped to run both a pub & hotel.

    My girlfriend and I stayed at the Madison August 23,24. We ended up booking out early 1.30 am. There was NO AC as stated on the website and the room had to be 100 degrees. They had a ceiling fan and a floor fan that was useless. T..V. was from the 90's, room was extremely small, no miniature fridge, safe didn't work. And for $270 for the stay, we would have been better off sleeping on a park beach. Home sweet home!! Goodnight

    Pleasantly surprised at the standards here. Service was amazing as expected in Canada. Rooms nice and clean and fresh. Hotel peaceful and quiet. Bar next door was friendly and accommodating. A little student-ish as you're not far from the university. The area is deceptive. It's big expensive houses and cars and very pleasant. But on 1st looks we were wary but nothing at all to worry about. I'd definitely recommend this place as a nice budget friendly hotel and easy access to public transport to get downtown. Thanks to everyone who helped us

    The location is really good. The rooms are worn and the air conditioning is loud. Good transport links. Budget. Next door is a pub with food and drink. A place popular with young people, but customers of all ages.

    The concierge Devan was so sweet and helpful. We were a last second check in and we had the keys the our room in 5 minutes. The room and the hotel it's self is so charming and welcoming and the attached pub has a great vibe. 10/10

    The hotel and room itself is ok for the price but the check-in is tedious, with no one at the reception and the hotel rooms in a different building from the reception. Also, on the day of the check-out, I wanted to leave my suitcase for the day but it was really difficult to get hold of someone. The day before, the woman who had checked me in gave me a phone number to call when leaving the luggage the next day but no one answered that phone number when I called it several times… pretty disorganized and frustrating. It would be better to have someone permanently at the reception.

    Super cute in the rooms - kinda like grandmas house. Service desk was nice and informative upon check in and it’s a really convenient location with a bar next door. There is parking at the side/back of the building. I paid $5 for a full Saturday night.

    Both stars go to Aaliyah Ashley Grant [I had her write her name down] front receptionist and all around hard worker with a great attitude towards clients. The place is beautiful on the outside and horrible on the inside,with no controls over temperature in the room and disturbingly loud on the outside. Stayed there in mid Oct.2019.

    They took a $50 deposit for the key. You don't have a reception. There is no light in the room. Its only beauty is its location. To receive your deposit. I have to wait until 10 o'clock. They are closing their doors.
