    For the price? Not awful. Good in a pinch. But the walls were paper thin and I could hear my neighbors clearly talking (among other things) and traffic, even people talking in the lobby. Noise woke me a few times. Bit of a bad area, but good transit access and close to downtown core. The staff were helpful letting me know how to get where I needed to go. The staff was nice, the room was clean. If it wasn't for the paper thin walls I'd recommend it.

    The location was both good and bad. It was close to downtown but in an area with some very questionable ppl. My husband was approached twice while retrieving our bags from the car by some woman who were clearly under the influence and offered sexual favors in exchange for $$ lol The room was clean but the size of a walk in closest. My husband had to shower one side of his body at a time because the shower was so small..lol We paid about $240 for the room which we thought was expensive for what we got but took into consideration how close it was to DT Toronto. If you don't scare easy and are a NO Frills kinda person and just need somewhere to sleep and freshen up then it's ok. We made the best of it!!!

    Would be a 5 star review if they didn't lie about breakfast. Both Google and their website insist they have it but it's been closed since covid. The beds were okay but it was hard to sleep with the street light shining in my face all night (curtains are super thin). The AC unit also sounded like there was a diesel engine running in the room with us. Front desk was nice and TP was thick though. We parked for 24 hours for $15 a 7 minute walk east of the hotel

    Hotel from hell. Brutal lack of anything resembling comfort. As cut-corner as any place claiming hospitality. Rude staff, thin walls, only thing it has going for it is that it is better than sleeping outside under a newspaper.

    They claim free breakfast on their website. They have no breakfast. They have tea but tea is not a breakfast. Rooms were meh. Bathroom door didn't close and AC unit was flooded making it sound like it was storming all night. Walls are thin. No black out curtains so the room is bright enough to read a book all night

    I enjoyed my stay here. The room was clean and comfortable. Perfect for an overnight. Staff was friendly and accommodating. I had zero issues with the neighborhood. I like that it is diverse and close to all the downtown fantasticness of Toronto. I did not think it was super sketchy as others have stated, probably because I lived in NYC for years. The only reason I put 4 stars instead of 5 is that I did not find any parking at the inn. I parked down the street (about 3-4 blocks) in a reasonably priced supervised lot for $20 for 24-hours and walked to the inn. I would stay here again.

    People die in their rooms there. Two different occasions in November 2021, dead bodies were found in the rooms there. Cops don't waste there time going there. Junkies and drinks surrounding the front. Better off and safer staying in a shelter. Also invested with bugs, mice and raccoons living in the walls

    Got what is shown in the pictures! Rooms were clean and location of the hotel is perfect as it is close to all the attractions in the Toronto DT. Finally, Its worth the price we paid.

    I had to stay in. Toronto play three days for my daughters surgery, it was really unexpected, and I had to find somewhere fast. The first night I booked a hotel that I was not happy with the second night I booked the royal oak inn. My daughter’s 2nd day of going to the hospital. She was only two hours we went to Royal Oak to see if there was any way we could get into the room early, the man at the front desk was so friendly and helpful and let us come back to get into the room early. He was the days staff and couldn’t have asked for anyone better. He helped us to our room and also helped us with our TV. The rooms were so clean the entire building smelled so good and I wish I had book this hotel for the two nights but got such a great sleep here for the last night we were in Toronto The air conditioning was perfect, the beds and blankets were clean and comfortable Thank you Royal Oak for your hospitality and great nice clean environment. If I have to come down again Ill be book your place !

    Good price for a short stay, room was decent size. Walls are a little thin but it didn’t seem to bother us. Room had a tv and the bed was comfy. Would recommend this place if you’re going to an event or concert and need a place to sleep. We didn’t spend much time actually in the hotel. Check in process was smooth and parking was close to the hotel.

    Had no hot water for over 24 hours, front desk assured someone was working on it. The next day another staff said no one had addressed it yet. Smoke alarm beeping low battery all night, was told it was due to construction, even though I could see the beeping smoke alarm in the hall. Heard the front desk person arguing loudly with someone at 2am. Bathroom in room not clean. “Available parking” means MAYBE 2 cars can fit on the sketchy sidewalk, as long as you don’t ever want to get out. 0/10 would never recommend

    A perfectly fine place to stay for cheap! Clean with good service. Like the reviews say, it's a little noisy, and the area isn't great. No hidden fees or tricks, and the price is great

    A lot of the reviews about this hotel are a bit ridiculous. This hotel was amazing from the second we walked in. It is in kind of a rough area of Toronto but the surrounding neighbourhoods have absolutely beautiful Victorian houses and amazing food. There is an Irish Pub about a 15 minute walk away with incredible drink selections and wonderful food. The man at the front desk was incredibly friendly and we got along really well with him. The rooms are tiny but they are super adorable and exactly the perfect size for a nice little weekend trip! The bathrooms are pretty cool, our toilet and shower were separate from the sink and mirror which I enjoyed because it was easier to get ready. All in all, we had a wonderful stay at this hotel. I have absolutely no complaints and would definitely return again!

    Worst customer service ever!! I honestly wouldn’t recommend visiting this hotel, I booked a room 1st week of August for September 30- October 1 just 1 night, later on that same week I booked it I found something more convenient for myself and tried getting ahold of the royal oak inn to cancel my reservation and get my deposit refunded which the deposit can only be refunded before September 28th, it’s September 11 I have called them 12 times to be exact trying to cancel my reservation and I got no answer I went onto their website to try and cancel it through there and it gave me a number to call which I did and they couldn’t help me whatsoever. At this point it is very frustrating it shouldn’t be that hard to get ahold of a hotel so I emailed them and still no answer, so I gave them one last call the 13 call of the day and they finally answered and canceled my reservation. Moral of the story do not book this hotel their customer service is the worst!!!!!

    Rooms were clean but very small. Hotel had an awful smell that literally gave me a headache. Would not use shower had an old dirty rubber mat on floor. No parking except on the sidewalk on side of building which they charged you $16 ridiculous. Did not feel like it was a safe neighborhood.

    This place was great! I needed a place to sleep while I attended a wedding. The location was perfect, the bed was comfortable and the shower had excellent pressure. Don’t judge a book by its cover; my room was updated and the light breakfast served in the morning was perfect to get the day started. It is evident that there is plenty of hard work that goes into the guest services at the Royal Oak. Thank-you!

    Decently renovated but not too well upkept. Rooms leak sound and have not much privacy. Rooms are quite small. Decent value for the money however. One of the better budget hotels around town. It's a two star hotel earning three stars with me so draw your own conclusions.

    Still renovating but our room was decent (if a bit noisy in the afternoon due to renovations next door). The front desk was AMAZING so polite and helpful. Parking cheapest in the city though only four spots on site so, good luck.. . (Lots very close by). Overall clean, simple, comfortable, no frills. Exactly what you pay for :)

    In my opinion better than the reviews. Rooms were clean and it was quiet at night. Breakfast could be better - yes. Parking fee is CAD17 per night - okay because its in Downtown. Neighborhood is a bit shabby but in ten minutes your in the deepest city centre and I think it's not expensive for an hotel in Toronto.

    You most certainly get what you pay for, which, is not that great. The bad: -Cockroaches, I found some crawling about our room. -Strangers knocking on our windows from outside -Thin walls, inside and out. You can hear everything in the building and outside of it, not great for light sleepers. -The area in general doesn't really feel too safe, so be aware. -Rooms aren't amazing, small, cold, peeling wallpaper, rotting wood, water damage mostly all in the bathroom. They do clean your room though and the bed is okay. The good: - Friendly staff - Pretty good walkability, subway station not a far walk, streetcar stop right outside the building. Close to Dundas square. - Cheap price for a place near downtown, but there's a tradeoff for that. - Smart TV in the room, wireless charging lamp. Shower. Kitchenette in the lobby.

    I stayed at this hotel for 2 nights. When I entered the clerk named Rahaman welcomed me with warm greetings, even though I arrived earlier than normal check-in time. He checked whether my room is ready, and guided me. He is very gentle, nice and professional. As I do not have a car, I do not worry about parking, however, I considered the distance to the center. It takes about 10 minutes walking to the Yonge-Dundas Square. The building itself is old, but classic. I have stayed at some hotels in Europe, which were similar, but I prefer staying in a historic building. It must have been renovated several times. The room is very nice, and the bed is really comfortable. The bedding is clean, and aromatic smelly. There is a TV, Air conditioner, refrigerator and microwave. I used only the refrigerator to have water. The bathroom is also convenient and easy to use. Overall, I am very satisfied with staying at this hotel. I have nothing to complain. It is never easy to get a hotel with this price I paid, especially in the downtown Toronto.
