Booked the Andy Suite. It was large and easy to access via the email info shared the day of check in. Had to contact the manager Andy for help checking in and he responded quickly and was helpful. Location was also great. The area is quiet, and there were plenty of parking and food options. I am taking off a star for lack of cleanliness. The sheets and couch we stained in one of the rooms. The floor was also dirty throughout the suite, and needs a good sweep/mop. Overall, good for a short stay.

Good value for the price. The location was okay but not amazing, and the bedrooms and bathroom were comfortable and well appointed. It could have been a little cleaner, but my experience wasn't nearly as bad as some of the 1-star reviewers. The air conditioning was either not working or non-existent, so it was hot and there was a lot of noise from the street/bars if you kept the windows open. I booked very last minute so hadn't received my check-in code by the time I arrived, but got in touch with the manager and they helped me get in very quickly.

Attempted to place a room reservation for March 5th on February 26th. Immediately, as in less than 5 minutes, after placing the reservation, it was realized that a booking date error was made. The hotel was called to cancel. They refused, and subsequently lost future business. Very disappointing.

For the most part, this was a civilized sleeping experience. Room was fine, passable. Bed was fine. Instructions for getting there and into the room, fairly clear. My poor review is based on the complete and utter lack of follow up communication with the management/owner Andy. I have asked 4 times, via email, and one failed phone call(no humans answering the phone) to obtain a receipt(anything proving I spent money on that specific date) for my stay. To have 4 emails go unanswered over a 1 month period seems unreasonable, at best. I am now out the money, as I was staying over for work. The black hole my receipt request email requests collapsed into suggest, perhaps, some potentially illegitimate business practices here. To be fair, that is an extrapolation, not an accusation. So, if you need any officially documentation of spending money or staying here, don't expect it and stay elsewhere.

We had 2 experiences with this location... we stayed in the Boujie suite - which on first glance was pretty cool - but then you started to see all the shortcomings... the only window looked out onto a common area patio - you get a couple of small towels, it was a 2 block walk to get ice, no parking, paper-thin walls, no service or ability to speak to anyone... And then it get's WORSE! We were going to stay another time, and we cancelled - well within the cancellation terms - but our CC was still charged over $700. Followed by many calls to the hotel from us and Expedia - no response of course... hours waiting on hold with bank to dispute the charge and weeks later still no refund! Be very very careful if you plan to stay at this place....

My stay at the Westlake was wonderful! Andy was super accommodating and helpful with my early check-in. The room was very clean, had lots of character and was cozy. Bed was very comfy. There were several great coffee shops within walking distance (Black Goat and Terminal 33 were 2 faves) as well as the city bike stations. It's such a great location to hit the bike trail that takes you along the lake into town. Also had a great meal a few blocks away at Bombay On the Lake. Enjoyed the Westlake rooftop patio for a glass of wine to end the day. Would definitely recommend staying here!

This place was amazingly fantastic. I was absolutely shocked on how stunning this air b&b hotel is. Located on the corner of Fourth and Lakeshore Blvd. When booking I suggest you book directly on there website. They have several different unique type of rooms to offer. We stayed in the Noire suite and it didn't disappoint. It was clean, bright, the temp was perfect for such a hot day. When you book. The hotel will send you an email on the hour before you get to check in providing you with 3 key codes. One for front entrance door, one at the lobby which gives you access to the rooms upstairs and one for your room. There are five parking spots at the back of the building and they are first come first serve. However there is parking available down fourth street. Which is something I didn't know when arriving. Some useful information we didn't know during our stay is what is available around the neighborhood. Three doors down towards Fifth Street is a wonderful little bookstore/cafe. There is a bakery, dollar store, fine dining restaurants, Dakota's Bar & Grill, Domino's pizza, McDonald's and so on. Right outside of the Westlake front door is the street car/bus stop. Lots of availability for uber's and taxis if needed. Wanted to mention that the Westlake has a beautiful roof top patio just down the hallway. Westlake provides you with Netflix and free wifi password. Also in the lobby is a free old school arcade machine with a variety of games you can choose from. Will definitely stay here again. One thing that stood out to my spouse and I was that it felt safe. Highly recommend if your Looking for something different from your standard hotel's. Such an amazing experience. Totally rate this place a 10 star! ⭐⭐⭐⭐⭐

I never leave poor reviews. However, this “hotel” is not what it seems. It’s a bunch of rooms with code locks. There is no staff on premises besides the cleaning crew. Someone just got into my room as I am in it! I am not even sure how that would be possible with these electronic locks. The door was locked from the outside. Not safe at all. As I yelled to get hold of the person, they disappeared down the hall way. I’ll be sleeping with one eye open tonight If Calling it a boutique hotel means no security, then it’s boutique alright…

The website was not reflective of the experience. I was grateful for the price, but we didn't get the experience we hoped for. First of all, when we walked in the place smelt like cigarette smoke and weed. We called them and they said that they will be sending someone over to investigate but no one came. For a place that advertises itself as smoke-free, this was extremely disappointing. Thankfully I looked through the reviews and noted that other guests mentioned that there were not enough towels. We brought our own, but had we not known we would have been short towels and washcloths. We didn't even want to eat from the dishes and utensils because of how dirty they were. There were other guests in the hallway that showed us pictures of the state of the room. It was a mess, the beds weren't made and there were flies, food and garbage everywhere. We felt so bad for them! The parking situation is crazy. Only 6 small spaces in the back, we were lucky we got parking. Not to mention there was no one at the site nor were they responsive to their phones during our stay. Thankfully we only stayed for one night. We definitely won't be staying at the Westlake again.

If you love the smell of an old ashtray, this is your place! The price was reasonable and the atmosphere was as advertised. We really wanted to love this hotel but two complaints. I wrote twice with an easy question that would have made planning our trip easier. I never received a response. It would have been so easy for the owners to send a quick email. And our room smelled like old cigarettes. It was so unpleasant we didn't want to spend any extra time there. We should have booked a place in the city.

The room style was pretty cool (stayed in the Noire Suite), but there were quite a few problems: - I was never sent the door code to get in and I didn't even know there was no reception. So when I arrived at 9pm, I had to wait 45 minutes for them to get back to me with my door code. The hotel had even confirmed my check-in time between 9-10pm. - there was no cold water from the shower, sink, or kitchenette. After a few seconds, the water was scalding hot and I tried turning the taps every way I could. So I couldn't even enjoy the beautiful shower or fill my waterbottle - the bathroom sink didn't drain and the water from brushing my teeth was still there the next morning (this also made my question the room cleanliness and how recently it had been cleaned/checked)

We are only half way through our 2 night stay, however so far the experience has been incredible! We booked the Netflix & Chill suite. The room itself was spotless, well kept and inviting. Check-in was easy, we appreciate the multiple locked door system for our security. Great area, not too rowdy (at least on a Wednesday/Thursday night) and found street parking no problem. Will definitely stay here again!

My stay was in Feb to visit a friend , who was playing in a band across the street . As a former resident of Toronto who now lives 6 hours away , I can tell you that is a awesome location . Transit right out side door so it easy to go into city if not wanting to drive. There is parking in back of hotel but only few spots . If you have a big vehicle like a truck , parking on side street , or across street in City lot would be best option . Be warned I got a parking ticket on the Sat as they are strict , so be vigilant of times , my fault not hotels . This is a Air BNB style hotel so no front desk . Need 3 codes to enter Street , Stair and Hotel room codes . There was a hiccup getting mine but was not a real problem . Contacted Andy the hotel manager was easy enough for me and within 15 minutes all was good and I was in my room . Room I was in was Forest room . Room was spotless , There are no closets for hanging clothes up . Did not bother me , but can see from other post s how some people might not like this . I was traveling by myself and this room was perfect for me . Would repeat visit again in a heart beat . Oh and I should mention as i was leaving the hotel for my night out , that there was security guard posted in lobby . So you can rest assured all would be well in the evening . Thanks to Andy and all staff for a wonder night stay .

I loved the concept of this hotel, it was refreshing to see something different and never done before. I had no issues with my check in process as the instructions are very detailed and concise. Great experience and customer service overall. I am surprised by some of the reviews because I had an amazing stay. I would definitely recommend and will 100% be coming back.

Location was nice, lots of shops and places to eat within walking distance. Beds were extremely comfortable! Could do with more seating, a not so low/saggy couch, and tables for the main area. A few broken items needing maintenance, but overall was a great value and met our needs. A bit of confusion finding the entry door as the names of the surrounding stores had changed, but we managed :D

Great place, great price, great location. Stayed here for a night and we very much enjoyed our stay. Andy was very nice and gave us towels. We stayed at The Beach suite. Nice room, cute bathroom. Pillows were harder than we expected so they were not super pleasant to lie directly on, but overall very nice. This might be our permanent temporary accommodations in Toronto.

The Noir suite is nice but, not one place to store clothing. Also the only towel rack was broken off the wall. My boyfriend & I both tried to reach the mgr Andy by email, by text, & left two messages with the answering service. We only had two towels & no washcloths for our entire stay. I had to use a throw pillow off the couch to sleep with. Also, the rooms are only cleaned after you ck out. No daily cleaning. Which wouldn't be terrible if you were told up front. The location is great & I love the concept but at the end of the day not the best place to stay for our anniversary.

Me and my family are at the hotel right now at the "Bye Felicia Suite". The suite is very well designed, but is not as clean as is supposed to be. The floor was sticky, and also the shower looked dirty. On expedia website, it says "DAILY HOUSEKEEPING"which is not true. We were short of towels, I have called 2 times today and still waiting on that. Also, I reported that the AC in the last room is not working, and nobody has showed up to fix it. When we got here tonight after been out all day, the door was opened. After seeing so many bad reviews, I regret that I did not check these before. Hopefully someone will read this before I leave, and will be able to help us. Also the kitchen is too basic, they don't offer not even a toaster!

We had stayed at the Bye, Felicia Suite over New Years. It was located in a nice location, very close to shops and restaurants. The interior design was very interesting. Their bathroom is gorgeous, amazing showers. The beds provided were really comfortable, if you are sleeping in the 2 primary bedrooms. The suite indicates that it sleeps 8, and technically that is true, but the room with what appears to have 2 murphy beds, when the beds are open, the are so close to the wall, that people will have to step over each other to exit the room, overnight if they have to go to the washroom. The window in the murphy bed room, was off its hinges, so it could not stay open. There is an door that leads to the fire escape in the back, that was completely locked key locked so if there was an emergency there was no way to have an emergency exit. It smelled like cigarettes when we came in and although they had a purifier because of the windows, we could air out the location For a place that is supposed to sleep 8, the accommodations inside did not really support that as much, There is only one small coffee table, and one 2-person couch in the living room, and the additional seating from the primary bedroom, does not always support more then 1 person as it was wobbly. There not enough glasses ,mugs or cutlery to support 6 people. There wasn't really anybody on sight at all, but that may be because of the date, but there were some board games provided, although no space to play.

My husband and I are headed to Toronto in September to meet family. We have a brand new baby with us that our family will be meeting for the first time. I paid $1200 for 3 nights. However, I did not look closely at reviews and did not realize this hotel is above a male strip club. Normally not a big deal but certainly not the vibe we are wanting with a baby, especially since we would be staying over the weekend when noise will be loud. The hotel is refusing to refund us for the stay, even though our stay isn’t for 9 months. I know they can for sure re-book but this is insane! Not the family trip with our baby we were hoping for at all and so disappointed in the hotels refusal to refund us our money :(

The Westlake is a gem in it's neighborhood. You can tell that the area is up & coming with lots of local shops. Originally stay for 4 nights but extended to 2 more as it was a great value. Each suite is very well layout and design. Love that each has it's own personality and fun names. My first suite had a full kitchen and my second suite only had a kitchenette. All had new, stainless steel appliances, coffee machine, plates, cups, etc... Beds very comfy and cozy. The showers have double rainfall shower heads! Loved that they have a vintage arcade machine loaded up with all the classic games from the 80s & 90s. As a seasoned traveller, I appreciated that check-in was all done online. I received my confirmation and entry codes promptly, so everything was seamless. This may not work for everyone. My only reservation I have is that there is club right downstairs that is only open Fridays & Saturdays. They did a very good job sound proofing the suites but once the patrons left and were on the streets. You can hear EVERYTHING! Lucky for me I always bring earplugs when I travel.

We stayed for two nights over Thanksgiving and were very happy with the accommodation. The room was nicely appointed, inviting, and very clean. The self checkin service worked very well, and the hotel was fairly quiet, even over the Saturday night. The beds were very comfortable and the pillows and bedding were of high quality. Would definitely recommend staying here instead of a conventional hotel room, for about the same price.

We had a great time at this adorable, clean and very comfortable hotel! We stayed in the Can’t Even suite, the shower was amazing, the beds super comfy and the kitchen had everything you need. We arrived much earlier than expected and they even accommodated us storing our luggage. My husband and son loved the arcade game in the lobby. We had a great time as a family and would stay there again.

The room itself is great and the customer service has been very helpful. You also have many food choice around here. But there is a big issue: You can hear clearly the sound of the room next you. I can even hear the phone vibration and alarm of the next room, let alone other sound.

Stayed here for 5 nights in the Bad and Boujee. Good value for price, especially if you're okay with staying a bit outside the downtown core of Toronto. Yes, it is connected to a strip club, but didn't affect us at all and the neighbourhood felt pretty safe, imo. If anything, the strip club gives a certain charm to the whole endeavour. Pros easily outweigh the cons for this spot and we would stay here again. Pros: - easy, private check-in. emailed a series of key codes day of, could check in anytime after 4pm. - amazing rooftop patio (perfect for 420 friends) - security guard on the weekend + cameras = a feeling of safety - beautifully designed, spacious rooms - competitive pricing - great food nearby - on a bus route, or 10 minute walk to bike rental stand and a trail that goes to downtown Toronto. - shower was nice (but hard to figure out, haha) Cons: - rooms felt a little form over function at times (plus tiny cosmetic issues ranging from chips/cracks to price tags left on things) Example: no kitchen garbage (that we could find). had to put food waste in a bag we had and leave it outside the door for cleaners. (cleaners seemed very kind, btw. and the bag was gone within a few hours) - no concierge which means difficulty in fixing issues (fresh towels, garbage, etc) immediately. Bigger issue came with a family that tried EXTREMELY hard to get into our room. It was an honest mistake on their part, but a concierge to guide them could have avoided it. - noise. It wasn't a huge issue for me, but noise certainly travels easily in the place. - it's not far from Toronto, but at peak traffic times it sure feels like it. Public transport was an hour long bus and train ride while we stayed there. - bathroom sink struggled to drain - one fancy chair was on its way out and not safe to sit in Overall? Really quite a lovely spot, especially if you're someone with a laidback disposition. For the more pernickety among us, you may be happier in a more traditional hotel setting. Definitely good value for money. A safe and pleasant experience.

Do you like the sounds of a gyrating men's strip club until 2am in the morning? Well, this is the perfect place for you! The hotel is NOT wheelchair accessible at all. No lobby staff, just a phone number and a late night security guard, nice guy very friendly. No room service, but if you happen to catch the cleaners when they are doing another room, you can get new towels. I found $1.45 in the chair when I fluffed up the cushion. Rooms are spacious and mood lit with only one window facing a communal roof patio that exposed our bedroom to other guests. Some maintenance is needed... one egg chair felt like it was coming off its swivel, mirror lights in the bathroom didn't turn on. The bed fell during the night. Apparently, the mattress was on sideways, and several of the support slats were not latched in. I fixed it. Room has a convenient full kitchenette, two tv's with Netflix, retro industrial appeal. Access to transit is great, and many stores and restaurants are in the neighbourhood. Overall, the stay was pretty good with the exception of having to haul wheelchair up the stairs and listening to the strip club till 2am.

Loveeeeeeee the place, beautiful place to stay. There’s little stores around you that are a walking distance. Little cafes and corner stores. Shops that sell fresh fruit. It was 11/10 best experience. BUT, the only complaint I have was the instructions they gave me. There was multiple black doors so I called to see which door it was and the lady kept repeating there was only 1 black door..there isn’t but anyways she said she couldn’t do anything about it because she wasn’t on sight, makes no sense you should know how the hotel you work for looks like, was rude the whole time and said that the manager would call me back. Never did but I assume it’s because they probably saw that we entered the hotel. Wasn’t a big deal, didn’t affect our stay but I was a little upset that I never got a call back 🙃. Was a beautiful experience though and will be booking again now that I know the entrance 😆.

I had room 1. It was okay. I will say that the bed was extremely comfortable. The place was kind of dirty. The counters, the table, the floors were not really cleaned very well with crumbs and food in the carpet. It was very disappointing that the room had no closet.

Overall, this wasn’t what I was expecting but it was a good experience for us. We stayed in the Netflix and chill suit because it looked the coolest. I loved the design and the history of the building is neat, but if it wasn’t for the girls outside letting me know about the code - I would have been so lost. I feel like more communication about that would have been better. Our check-in got delayed, but the hotel room was really clean when we got in there. I was able to get a parking space, but this is really tight and not a lot of spaces (I think there were 5). It turned out to be a fun and enjoyable experience - would recommend the Kitchen on Sixth if you stay here! I just personally wouldn’t go by yourself.

Absolutely beautiful hotel! It is quite small and we could hear others in their room on occasion but it was still an awesome stay just something to note! The rooms are all designed by a certain theme and there’s a back patio that’s very nice. Checking in was difficult as you need internet to access the email containing all passcodes and I had no service while in Canada but it did not take long to figure it all and that was my own issue. Would absolutely stay here again I can’t wait to try different themed rooms in the future!!Located in a nice area with restaurants and small shops right across the road- 😍 10/10

When attending a concert at Budweiser stage this was the most reasonably priced, safe, and comfortable looking hotels I had found online. Upon arrival it exceeded my expectations in every way. The hotel manager Andy was very pleasant. The hotel smells so good and was very clean. Bed super comfy. Towels were not very plush but hey that's my only negative here. The parking situation was not bad at all. There are five free parking spaces out behind the building down a narrow alley and it would be a very tight parking for anything over an average size car (I did see mini vans and a truck back there but I don't know if I could've squeezed my mini van in there). I parked on the side street as I arrived back at the hotel that night after midnight so parking was free until 9 am. It was $1 Canadian per hour to pay on the streets between 9am and i believe 6pm. The rooms and the decor throughout the halls were fabulous! Photo worthy for sure. I did not see an elevator so if a flight or so of stairs are an issue keep that in mind booking this location. I felt very secure and so so comfortable here. I'm now looking for a reason to come back to Toronto!

The room itself was nice. The bathroom was not the one advertised but still beautiful. The place smelt like strong perfume. The parking spaces were VERY small and tight. We drove a palisade and the vehicle was almost touching both yellow lines on each side of the vehicle . I had to get out by the trunk as I couldn't even open my side doors. I went to use a knife to cut my food and I realized after cutting that someone's old GUM was stuck on the handle of the knife 🤢. Very very disappointed in the cleanliness. No rags or dish soap was left either, just hand soap. We were 4 people and there were only 2 towels so that was just wonderful. Great price, comfy beds but not too happy with the rest.

This is our second time booking this hotel. What we really enjoy is the location- west Toronto, about a 10 min drive max to the center of the city. Also it is a quick walk to Lake Ontario which is lovely. Tons of places to eat and shop around the area. The public transit system is right out the front door- and the GO train is also close by. Great location! This is a small boutique hotel and the rooms look exactly like the pictures. We find that unlike larger hotels downtown, this small hotel feels more like an apt-hotel where you can actually meet others staying there. Great for long term stays cause of all the amenities in the suite we booked. Also contrary to other reviews, we found the owner Andy extremely available to us- emails returned promptly, but also very nice to deal with- sent reminder emails, emails about where to eat/things to do in area. We will definitely book this hotel again!! Thanks Andy for another great stay!

Loved everything about this place. The location is great, just outside the city, yet quite close to all local amenities. Had no trouble with checking in. All went really smoothly. Arrived and was definitely pleasantly surprised. Booked the 3 bedroom and it was so spacious, bright and modern. The place was perfect for our group size of 6. A spacious dining/kitchen area, which was nice for lazy days. Really clean apartments. Overall a lovely quirky, fresh and spacious stay!

We stayed 2 nights in the Bye Felicia suite. The place was very nice 3 bedrooms lots of space and clean. Great location close to downtown Toronto. We had an issue with the AC and Andy was great at responding and helping get the issue resolved right away . Would recommend staying here, the only complaint (and not really one) is it would be easier to enter and exit from the back door of the suite by the parking with luggage etc. overall we had a great stay and would definitely stay again

Had an amazing time, the space and area is perfect for staying at. This hotel was super clean and decorated beautifully. Security is very alert so try and be understanding if they come to your door. They provide many appliances but some areas of the house were dirty eg. underneath the couch. Overall I really recommend for your stay. I had an amazing experience at this location. The Adams suite was beautiful

We enjoyed staying at this hotel. It was very clean and loved the room. Bed was comfy. Shower was huge. A bit more seating would be nice, but we didn't plan on staying too long in the room. There is a small "lobby", but not like a typical hotel. We called the number listed and asked for more towels and some wine glasses, and they were brought up rather quickly, considering there doesn't appear to be anyone around. The area itself is a bit sketchy, but we didn't feel unsafe and it was a quick Uber downtown. It's very quiet and there is no restaurant or any amenities, but the rooms were well-equipped. Rooms show just like the photos. Would recommend.

An interesting night! My partner and I had stayed at The Westlake for a night as it was an option for me as a compensated hotel from my airline for a cancelled flight. *A disclaimer that we should have done a little more digging into where we were staying before we decided to stay. The hotel itself is a very great concept however a few details could have been tweaked in order to make us feel 100% comfortable staying or even recommending to another guest. While decorated beautifully the uncleanliness of the rooms is incredibly unfortunate. Our room unfortunately had carpet that was heavily soiled (stained, dirty and burnt - it needs to be replaced), hairs all throughout (bedding and shower), stained bedding, unclean fridge and literal food and garbage under and around the bed. Blinds were clearly burnt and you could see drug paraphernalia/garbage on the fire escape. In terms of safety there is no door person which is what it is. All of the multiple doors you have to go through are locked with codes and we felt comfortable with that. However we discovered that our room door did not automatically lock once unlocked with the code. Most digital locks automatically lock after a few seconds of being opened so we were a little wary about that and really made sure to double check the doors once we had left our room etc. I felt like there could have been a disclaimer in the email sent out with door codes that doors should be manually locked and checked as a safety precaution. Lastly the location for us wasn’t grand. Again we could have definitely done more research on the location, but if you are looking at reviews for a place to stay - this is a quick way of letting you know that this hotel is above a male strip club. Which if that’s your thing this is the perfect location for you! If not then maybe look elsewhere. We were lucky enough to stay on a off night for the club so we did not have a disturbance of noise but had it been open we definitely would have been able to hear the lovely club noise. Overall our stay was mid and we probably won’t be back. A recommendation for the operational team - get a new housekeeper :-) - that clearly seems to be a struggle for you as I’ve seen in more reviews.
