me and my husband are just back from a wonderful weekend break. I want to go back already. From the moment we got there to the moment we left we were treated like family. we stayed in the family room. everything was pristine and bed super comfy. I felt very refreshed after my stay. we had breakfast on both days and nothing was too much bother for the wonderful lady that is Karen. she couldn't have been more acomodating if she tried there but not in your face. she was attentive kind warm and friendly. The bathroom was amazing with a extra large bath. I think her hotel is top notch. from the rooms to the location to host to the most friendly wee cats the food everything was fabulous. we will be back as soon as we possibly can. I highly recommend this little hidden gem to anyone visiting Ayr. see you soon Karen. love from Becky & James xx

Lovely accomodating host, great breakfast. Really good idea being able to select breakfast on an online form the night before. Karen kept our room topped up with fresh water, glasses, cups and yummy shortbread. Fresh jug of milk in the hall outside of the room each day. Bin emptied each day and the room was always nice and fresh. Spacious ensuite bathroom with lovely toiletries to use. Really appreciated the lovely garden and loved her cats.. gorgeous! Thanks again to Karen! ☺️

We liked everything the room was cosy and the breakfasts were fantastic. I loved that they were cats and we loved the location it was a nice getaway for a relaxing couple days away Karen was nice and welcoming and would definitely be back in the future

Our 3rd year coming and it’s just perfect for a doggy holiday ! Beach is 2 mins away , town centre 10 min walk and the enclosed garden is ideal ! Will be back next year ❤️

This is the second time we have stayed at Blackburn Villa as you will simply not find a better B&B anywhere in the area. Karen is the perfect host and makes a superb breakfast!

Superb place to stay for the night for a wedding in Ayr. Very comfortable and spacious double room with excellent breakfast. Karen was the perfect host and everything you could possibly need for your stay was available. Highly recommend this B&B.

Booked this place to stay on tues night and what a wonderful experience it was. Karen the host was very welcoming we felt at home right away. The room was spotless very big and every detail was catered for. The breakfast was second to none cooked fresh at the time scheduled and a great great selection. Karen the host was really obliging just a call away if needed and willing to help in any way she could. Overall a lovely stay in a nice area of Ayr just wished we had spent more time there hopefully we will be back soon.

Fabulous place! Karen was a wonderfully friendly host. Breakfast was amazing. We were in the area viewing a property to buy in a nearby town and wanted to stay in Ayr to get a feel for the wider area. The warm welcome definitely helped that. Great location too! We will be back 😊

Stayed here with my partner for a weekend up in Scotland and it was such a lovely stay. Karen was so lovely and made us feel really welcome, she cooked a delicious breakfast (I really recommend her homemade apple & Bramble jam). The bonus was when we arrived there was three lovely cats!

Karen is a very caring host, who wants you to enjoy your stay with her. Her rooms are clean and inviting. She even cooked us evening vegan meals on request. Delicious. Thank you.

You should absolutely book your stay here!! Karen shows incredible care for her guests! The room was excellent, very clean, and even included a tea/coffee bar with fresh milk available in the fridge just outside the room. Lots of breakfast options are offered, and everything tasted wonderful! Blackburn Villa is VERY close to the beach and I was able to walk into town as well.

The host Karen is incredibly welcoming and friendly. The place is very cosy and breakfast was delicious. Added bonus of some very cute and friendly cats roaming about

Superb. Our second stay and it was equally as good. Lovely rooms and a wonderful welcome for myself, my elderly father and my little dog. We ate gorgeous breakfasts and delicious dinners on 2 nights. Nothing is too much trouble for Karen who is a great host.

Amazing B&B, Really enjoyed my stay. Karen was fantastic, welcoming and informative of places in the area. The breakfast was excellent. Would totally recommend staying here. I hope to visit again soon.

Very well kept rooms with good space and ample coffee tea etc.. with a good bathroom..brilliant location and good for a getaway ...Karen was lovely and helped with anything needed ..can tell she values her work and home..Will stay again..

B@B in a beautiful house with a welcoming and dog-friendly host. Large attractive room with a big comfortable bed. Great breakfasts. Within a few hundred yards of the beach and walking distance of town centre. Would definitely return.
