    Charming place, well furnished and decorated. You can feel the time, effort, pride and love the couple running the place put in to make it truly special. Innovative and personalized breakfasts with lots of options. Short walk to anywhere you would want to be. Not specifically setup for Children, but accommodated a 7 & 8 yr old just fine. Highly recommended.

    What a beautiful and luxurious place to start our Scotland vacation. Owners onsite are so delightful and attentive to every need. Large, comfortable bed. Lovely artwork and decorations, and a wonderful club room with honesty bar. The homemade breakfast is top rate--you will be hard pressed to find anything so fine in a fancy restaurant. Perfect place to access the Royal Mile and other sights and adventures. We hope to return again.

    Bravo. I think my wife and I stumbled unto possibly the best place to stay in Edinburgh, hands down. This is a family-owned and run guesthouse in a fully renovated Victorian-era house, but it's not just that, it's truly a home-away-from-home kinda place that blows away any posh corporate 5-star hotel. Ross and Kathleen have really poured their heart and soul into every detail, and it really shows. From the amazing decor, fabulous breakfasts, and super fast wifi, the genuine care and attention they give each of their guests, they're truly a lovely family and do a phenomenal job. I can't wait come back to Edinburgh and stay here again.

    Everything about 23 Mayfield is outstanding. The decor, the comfort of the rooms, the food and of course the exceptional welcome and service provided by Ross, Kathleen and the rest of the 23 Mayfield team. It can be a struggle to leave the place to explore Edinburgh. It's cozy, friendly and the attention to detail in all aspects of the decor and services is wonderful. I can't recommend this place highly enough.

    Oh my, what a treat. The ambiance and decor are perfect. The details are simply splendid, especially the club and dining rooms. Very comfortable accommodations. Excellent service and the breakfast was exceptional. Loved the location too; only a quick bus ride into town.

    Loved every aspect of 23 Mayfield! Ross and Kathleen are extremely gracious and knowledgeable hosts and helped us see incredible sights and eat at fantastic places. And their breakfasts…. Amazing!!!

    My wife and I stayed here in March 2023 on a trip with another couple on a vacation in Scotland. We started our vacation in Edinburgh and then ventured into other parts of Scotland. Our friends had stayed here at 23 Mayfield on their prior (and only other) trip to Edinburgh 12 years earlier, and they wanted to return to this specific place because they had so enjoyed the earlier stay. And it did not disappoint. Scottish hosts Ross and Kathleen were so warm and friendly and have done everything possible to make this place lovely and accommodating. We stayed in room 3 on the main level--nicely decorated with dark woods and beautifully framed historical prints, large and comfortable bed, great lighting, nice bathroom that has been recently updated. Good wi-fi. The breakfasts made by Ross are amazing--would be found in a first-class restaurant. Nice grounds, impressive club room (reading room/bar), and just everything needed for a perfect stay. Cannot recommend more highly.

    I had such a wonderful stay at 23 Mayfield Guest House! So friendly and welcoming, and they went out of their way to make me feel at home. The rooms were spacious and comfortable, and the breakfast was absolutely delicious. I would highly recommend this guest house to anyone taf looking for a great place to stay in Edinburgh. I will definitely be back!

    What a lovely place to stay for our weekend-visit to Edinburgh. Ross and Kathleen are such warm hosts! We enjoyed our room with canopy bed and whiskey-soap in the bathroom in this beautifully restored Victorian mansion, just a stone’s throw away from downtown. No worries about the busy street in front, it is quiet during the night. Ross is a great breakfast cook (try his McMuffin) and be sure to follow his advice on local restaurants (Haldi across the road is fabulous!). Arthur’s seat is a nice walk from the hotel and then down to Holyrood palace. Plenty of buses or a few mins Uber to downtown.

    Ross and Kathleen have created a masterpiece of a guesthouse! The attention to detail in the decor and exceptional service is rare to find today. Ross’s passion for service and food is evident in his daily breakfast special. As Canadian guests he created a breakfast special with Canadian back bacon a focal point! A must stay location in Edinburgh!!

    The best place to stay in Edinburgh, the owners are very friendly and accomodating. The house is beautiful with lots of nice details. We stayed at the atic family room. With views to Arthur’s seat. Super comfortable bed. The breakfast was delicious with wild Salmon ! Everything was so good and also the taxi butler and bus stops very close. We will be back. Loved it! Thank you so much

    Oh my goodness. This place is perfect. For the long time owners, this Guest house is their pride and joy. Attention has been paid to the smallest details, including the sights, sounds and yes, smells you experience throughout the building. And the breakfasts are prepared with a care and flare that makes for a perfect start to the day. Vegan supported. There is on site parking and a bus stop right outside. Very convenient indeed. With an ambience to die for, 23 Mayfield is a must for the discerning traveller.

    23 Mayfield House is a great place to stay when experiencing Edinburgh. Located about a mile from the city center, it is an easy walk, or quick bus or taxi ride, to the royal mile and other Edinburgh attractions. Having fewer than 10 rooms, with a sitting room and small self-serve bar, the house is very quaint. And the breakfasts are outstanding. By making your breakfast choices the night before, with specials everyday, Ross and Kathleen are ready to serve you a traditional Scottish breakfast or whatever you've chosen. But what makes 23 Mayfield stand out are the rooms. Our room was large, with a sitting area and a beautiful, comfortable 4-post king-size bed. The room gave us a great sense of being in a city with centuries of history. I highly recommend 23 Mayfield House.

    Above and beyond! The attention to detail and service was impeccable and the hosts were kind, inviting, and helpful. Rooms were very clean and cozy. The breakfast was outstanding - like really great! This B&B is worth every penny!

    We really enjoyed our stay! We have traveled all over the world and I must say this is one of our favorites so far. If you can, book directly with them though their website or by phone. The breakfast was lovely and the service was kind. There is a very convenient bus stop right outside or you can also walk to some great attractions! Highly recommend.

    Our stay at 23 Mayfield was fantastic. We loved everything about the place - can't recommend it highly enough: the bedroom was lovely with an extremely comfortable bed and the breakfast was superb. The secure parking is a definite bonus too. Only a short walk to the main city area. We'll definitely come back.

    This was our second time staying with Ross and Kathleen. The accommodations are excellent and the breakfast foods outstanding. It is easy to catch a bus into the city or, if brave, drive anywhere on Scotland’s highways. We can’t recommend staying here enough.

    We've been in Edinburgh several times before, but here we found our new place to stay in future visits. We had a fantastic stay with Ross and Kathleen. This is a beautiful place which is decorated with so much style and love to the smallest details. The room was spotless, very comfy, and quiet with a nice view of Arthur's Seat. Breakfast was beautifully done and very tasty. They have some quite good tips for local restaurants and things to do in the area. Even without a car, the pension can be reached easily by bus (station right in front) or even by foot (approx. 25-min walk from the Royal Mile). We will be happy to be back.

    An absolutely beautiful guest house with fabulous hosts. You have everything you need and more. Great location with excellent bus service into the city centre and further afield. The breakfasts are absolutely amazing and kept us going all day, thoroughly recommend the daily specials!! The hosts have put so much attention to detail into everything. If you're looking for something that is extra special then this is the place. We will be back! Thank you for a wonderful few days, we were sad to leave.
