BE CAREFUL!! I finally moved out this place and The management and Alexis gave me hell trying to leave!! They are so unorganized!! They claimed I didn't give them notice which I did! They refused to give me a walk through twice after I requested it. They even charge me up to $900 of false damages!!! They said I didn't clean the apartment, I painted the walls, and I damaged the carpets. They are taking our money to prepare the apartment for the next client (new paint, new carpet, clean) which are things they are supposed to do!! Things that are normal wear and tear they are charging us for it!! I had cleaned ever inch of that apartment . BE READY for when you move out they will try to take your deposit. Now tell me if I didn't leave the apartment in move in ready condition!!

My experience hasn't been the best. The security gates are still not working. Prices have significantly gone up including amenity fee charges for amnenties you're not able to use. The website advertises that this property is the perfect blend of "luxury and location" however the grounds are unkept and it's embarrassing to bring my guests over as you can see by my photos. The grass was finally cut the other day but all the trash was left behind. I am so disappointed as the property has great potential. Update: I went to the office on Sat Oct 2, 2021 to speak with someone about the issues but again - no resolution. While I was there I mentioned needing to use the pool on Sun Oct 10 as my nephew wanted to celebrate his bday there. I was told the pool would be open on Sunday Oct 10 and that they would try to clean/service the pool on Fri Oct 8 so that it would be ready for Sunday. Well on Sun Oct 10 we went to the pool and it was closed/locked. My nephew was completely disappointed. I went back and searched my emails and there was no notification from the property management that the pool would be closed on Sunday Oct 10. This was disappointing to see especially since it's the 1st time since leasing that we decided to use the pool. The last communication I received re: Pool Rules Reminder was on Mon Sept 20 and there was no mention of the Pool being closed on Sundays. In fact, there is a bullet point that states " Pool hours are posted at the pool" and the sign at the pool says "Pool Area/Hours: Dawn to Dusk". Other residents were disappointed as well and they just jumped over the fence to access the pool. See my photos attached. Why am I paying amenity fees for amenities that we are not able to use? I've tried reaching the office several times and no one has taken the time to return my call or address this issue. The times I did speak to someone I finally spoke to Mariely in the office and unfortunately she was disrespectful and dissimive to my concerns and feedback. I'm disappointed with the Viva Apts for not looking into these matters that are taking place at the property especially when Response from Owner is to contact them to discuss these matters and when you do there is no resolution.

If I could give 0 stars I would do it to spare you all the bad living that I have had to go through. Please FOLLOW THE REVIEWS and do not move here if you are looking for a place to live in peace. ALL the buildings are full of garbage everywhere, discarded food and even diapers with excrement, plus there are flies and insects in the apartments as a consequence, and it is a problem that I was promised to solve almost a year ago that I moved here, and believe me, none of this is true! As if this were not enough, there are homeless wandering in the halls, there is always a police scandal because there is too much vandalism, crime and domestic violence fights. A week ago there was a man in my building outside my door with a machine gun and the management offers no response and no guarantee of security. Due to all these problems that I manifested to the office management in multiple occasions and not seeing any positive result, I decided to go to the office, I spoke with the Manager, we asked nicely to terminate our contract for the above mentioned arguments and she refused to do it, her only solution was that I pay the fine 2 months of rent or simply give 60 days notice of my intention to vacate, but I still had to pay the monthly rent until the contract expired, which is absolutely NONSENSE! Anyway, I hope this can help save someone from the hell of living in this disgusting place.

I’ve lived here for a year , worst mistakes of my life. We were paying almost $2000 for a one bedroom apartment which was unbelievable considering how dirty, and unsafe this place is. 2 people got shot and killed in different occasions while I was living there. They should be ashamed of themselves. I bought my own house so quick and break my contract and promise myself I would never live in an apartment again. These people make me hate living in apartments. Everybody here is so professional, very kind and attentive I walk in for an application and they did the tour for the apartment right away The property is absolutely gorgeous very clean and well maintained, agents answer all my questions and concerns. They will treat you like family meeting all your needs. Kemi was very friendly and professional i cant wait to call this place my new home soon

Do Not Move Here. Car got stolen, Gates never work. Someone car always getting broken into. High police activity. Only good for views/scenery.

The only good thing are the amenities. Other than that it’s a trash dump. Hallway smells like trash for days because Valet trash sucks and there are no dumpsters in the neighborhood. Very stupid.

I have lived here more than 2 years. The current property management has really been doing everything necessary to keep the community safe and an enjoyable ecosystem. I recently had maintenance issues with kitchen appliances and the property maintenance guy Hugo was a great help. He was able to fix both issues alleviating the money-stress of eating out. Hugo arrived very professionally, fixed the issues and made sure we test it out before leaving. I am very satisfied.
