We are from Southern California and booked this hotel for 3 nights in mid-December 2023. This was not what I expected! Pros: Great location. Close to public transportation and lots of famous attractions. The staff are nice and friendly. They have nice decorations and great wall art. We booked a suite and it was a decent size. Exactly like what we saw in the photos. They have a washer and a dryer on site that you can use for €4.50 per load. They have complimentary coffee and water available in the lobby. You can store your luggage after you check out. Cons: This hotel is super old!!! Our room floor would shake every time we were walking!! Their elevator is tiny, we couldn't even fit our 2 pieces of luggage and the two of us in the elevator! There is no restaurant or room service. Water would leak from the shower and make everywhere wet. I told them about the issue, they tried to fix it. It got better, but it was still leaking. They advertise having a "free mini bar", but there is no such a thing! Their definition of a "free mini bar" is 2 free bottles of sparkling water and 2 free bottles of beer every day. That's it! Completely different than the U.S. In conclusion, for this price, you can find better places. If you do end up booking at this hotel, lower your expectations.

Very happy American here. Stayed in room 605 (top floor) for a month, June/July 2023. Great location: subway and street car right outside the door. Grocery store across the street. Drug store around the corner. Laundry room in basement. AC blasts cool air for those hot summer days. Dining room, bath, kitchen, living room, bedroom. Shower in the bathtub. Kitchen is small but very, very handy. Pots, pans, silverware, etc. Staff is very kind and speaks English. A bit busy but that made it fun. I've been to Vienna six times and this was the best deal for a long stay. Made me feel like a local.

It was perfect. The lobby for check-in was pretty small but there was another lobby for visitors and they’re serving lemon water and coffee for free. After trip, we have comforted in here. And the room was really big, which was the biggest room in Europe countries that I’ve visited. Breakfast was perfect too. Staffs were very nice and the place was really clean too.

Their staff are extremely nice and helpful. The room we first got was quite spacious but we were very disappointed that it was worn out and outdated. Nothing like what we saw online when we booked this hotel. The worst part was it felt really claustrophobic with the windows looking into the inner hall. It was dark and dingy. We’ve stayed at hotels and airbnbs with courtyard views. It was nothing like that. Felt like I was in a large prison cell. I booked months in advance so I am not sure why we were given this room instead of one with a city view when we checked in. We asked the staff to move us to a room with a city view but this was only possible after the weekend. The new room we moved to is much better. Better renovated with the city view so it no longer feels like a large prison cell. We flew half way across the world from San Francisco to see the Christmas market and spent half of our stay in a room that I feel like didn’t meet what we expected from their website.

To those for whom it matters, the high speed Internet is WiFi 6! The room was quiet. Street traffic never disturbed us. Our room, though well furnished, is dated. TV in livingroom is small for the apartment size. Housekeeping was okay. Location is perfect. Transportation is just steps from the hotel (only 2 stops from the main train station on the UBahn; U4). Adult ticket is 2.40€ and 1.50€ 65+ Senior. Spar grocery across store the street. BILBA grocery store, which has everything, is 5 minutes away. Beer and water in the room, and water and coffee service in the lobby is delightful. Vienna is beautiful, clean, well maintained and organised, very walkable; amost all impressive buildings within and around Ringstrasse. We were there mid November. All the main shopping streets were putting on Christmas displays and most large stores and hotels, too. Wish we could have stayed until the start of Advent. It must be enchanting. Enjoy!

We had a fantastic stay at this small boutique-style hotel. It is ideally located one block from the State Opera House. Access to the U1 and U4 underground lines as well as surface trams is under a 2 minute walk. The hotel itself was very beautiful, clean and comfortable. There is complimentary coffee and water in the lobby sitting area. The staff was extremely friendly, polite and helpful. The room was well appointed, very clean and comfortable. We had no issues whatsoever during our 1 week stay. We would highly recommend this hotel to anyone visiting this beautiful city.

Great service team and wonderful location. WiFi was incredibly slow / almost unusable.

One of the best hotels among the European cities where we had to stay, located in the very center of the city and in terms of price, comfort, staff, and convenient location.

Excellent location, good rooms, attractive lobby. Not a full service hotel, but if you want a comfortable and reasonably priced place to stay in the centre of Vienna, this does the job nicely.

I was surprised by this hotel. Yes, a few awkward things because of the nature of old buildings (had to go through a few steps to use an elevator). But you get to stay in a 19th century (or maybe earlier) building. The room has a very high ceiling, chandelier, and antique furniture. The bathroom is nice. Water from a top Austrian brand is free and complementary (same one I paid 20-30 Euros for in a Michelin star restaurant). Overall, what I liked is that I will remember this hotel.

Very rude and impolite lady who introduced her as a manager. My family come to this hotel every year. I just wanted to use the toilet and the lady stopped me very impolitely. How dare she talk to the customers like this? I’ll complain to the higher level. I’m her colleague. Why the CEO and the HR do not check what kind of employee as a manager they have recruited? Shameful. Don’t go to this hotel. The service was also too poor and our room was too dirty. No customer relationship. My family was also not happy with the check in. The receptionist was too rude to them as well. Shame! I give 0 to this hotel and we will never come back anymore.

Check in was easy, the room was clean and the perfect size for our family of 4. Location is perfect making Vienna easily accessible by foot or public transit. I wouldn't only recommend this hotel to a friend I'd absolutely stay here again. Thank you !

Great hotel. The apartment was very nice, spacious and comfortable. The furniture is a bit outdated but the suite was very clean an well maintained. Thanks for the coffee machine/water bottles in the lobby. Very useful.

Dear Sirs, I would like to to express my great appreciation to all stuff of the hotel. Me and my grandson greatly enjoyed to stay at Living Hotel An der Oper. We visited many hotels all over the world, but yours impressed us with kind and attentive personnel. Especially I loved the way the stuff upgraded our rooms and placed my room next to my grandson's room. I was also very touched with the special attention and birthday greeting provided by hotel. I will definitely recommend your place as a great hotel to stay to all of my relatives and friends. Thank you for pleasant impressions and made wonderful attention.

Wonderful location right on the Karlplatz with immediate metro access as well. The hotel itself is beautiful, the staff are friendly and helpful, and the room was comfortable. Will absolutely be staying here again the next time I'm in Vienna!

The first day arrival we have noticed bed smell from our bathroom. It didn’t go away either with turning fan on. On the third day we woke up in midnight with fire alarm on. The “laundry” room located in basement. Washer and dryer small and old, for everybody. Room is small and instead of Coffee table you have small lamp table, which you can’t use if you decided to grab food from outside .

The hotel is well located. It is very convenient to go to the Staatsoper and the Musikverein. The room is comfortable and is aesthetically pleasingly decorated. Beautiful views of the street outside the window. Staffs were very helpful. The breakfast was very tasty.

Rooms are spacious but furnishings are rather worn out and dated. The staff were extra friendly and helpful. Hotel location is excellent for tourism and access to metro area mass transit.

Lovely hotel, wonderfully kind staff. Centrally located elegance enjoyable at affordable prices. The food is excellent, and again, I cannot say enough good things about the staff. They are very hospitable and caring. I look forward to returning when I am able to. I highly recommend this place!

Excellent location for the opera. Just a few minutes walk to the state opera which we attended three times during our three night stay. The hotel room we had was exceptionally quiet, clean, and comfortable. Our room had a small functional kitchenette. Staff were helpful and friendly. The hotel is steps from the metro station which was two stops from our train station when we arrived from Budapest and other public transportation to visit popular sights in Vienna. I would definitely stay here again for future visits to Vienna.

Stayed 4 nights in a 1 Bedroom apartment unit . The double sofa bed, kitchenette, dining area made it a very comfortable stay for us (2 adults+ 1 teen). The unit is spacious. Location is very convenient for short walk to the Opera House and Musikverein. Also walkable to most main attractions. Transit stops are also close by. Staffs are courteous and helpful. Overall a very pleasant and enjoyable stay.

Excellent location near public transportation, museums and opera. Front desk staff, especially Edward, were consistently helpful, patient and pleasant. The hotel itself is a little dated and could use some renovations. My husband and I upgraded our room into a larger suite and there was ample space. Very handy to have kitchenette with basics. Spar across the street was also handy. I would certainly recommend this hotel.

Every aspect of our stay was fantastic. The location is perfect: within the inner ring and steps from a major U-Bahn station (Karsplatz) as well as the opera house. Plenty of restaurants and attractions nearby. Our room (205) was the size of a studio apartment and nicely furnished. Peter and others at the front desk were very helpful and professional (English fluency of course). Free espresso and bottled water in the lobby. Building is a nice mix of historical and modern. We'll definitely stay here again on our next trip to Vienna.

We enjoyed our stay. The good: very central location! - 3 min. from the opera, 2 min. from the subway, 10 min. from the natural/art history museum; friendly and accommodating staff; very pretty rooms/halls with lots of art. The bad: small room and small bed. Often missing cups for the coffee machine, which needed cleaning. But all-in-all a reasonably priced central hotel.

Not the grandest of hotel frontages; especially when you look at some of the surrounding hotels. But look by that and there's a gem behind the unassuming doorway. Plenty of space, well equipped, and friendly staff made our stay very enjoyable.
