Really good price for the 4 stars hotel, very clean and renovated, intelligent rooms. Had a room with balcony and kitchinette and a king size bed - incredibly quiet at night. Also, it is nearby the tramway station so in 15 minutes you can be in the heart of Vienna. It has private parking and also you can park freely on the street. The breakfast is okay but I recommend the restaurant and the bars neaeby.

The hotel is lovely . Perfectly situated. However some of the information on the website and in the guest info is not correct and when you approach the reception staff regarding your query they are very rude and abrupt. The room was lovely the location was perfect for access to anywhere you wanted to go. breakfast was lovely the bar was comfortable and staff lovely but the later reception staff need some customer service training

The room is very spacious, clean and it has a kitchenette well equipped; the hotel is situated in a very quiet area. The public transport is very close, good connection with the airport. There is a sauna available. The hotel offers, on the house, 2 bottles of beer and 2 of water, but the tap water is more than drinkable - it has a ph above 8 and very good taste! Very close to the hotel you may find a Billa and a Spar supermarket, plus a DM drug store. It is the second time I stay here.

It was a pleasant stay at the hotel with family,on a holiday. The rooms are comfortable and good breakfast made available for all the guests. Well connected to airport and other places of interest in the city.A good place for the tourists to stay.

The overall stay has been very good. The breakfast spread and arrangements were really good. The lift inside the hotel, door locks seems to be old and guess needs a change. While some of front desk were helpful and polite in providing information, some were not. I guess they need to be trained to smile and serve. Being a tourist in a new location that makes the stay more complete. But given a chance I would definitely stay again or recommend to others.

We arrived intending to stay for 4 weeks and ended up having to stay for nearly 3 months. The staff were so wonderful and friendly to my daughter and me, it really started to feel like home. I am so grateful for the kindness of the front desk team in particular. Aside from this, the facilities and accommodations were excellent. The location of the hotel is wonderful, in a great, well-connected neighborhood. Highly recommend.

Rooms are too loud, one can easily hear people speaking in the other room. The receptionist didn't want to provide me an extra pillow when I asked them, since the pillows in the room are too thin. The whole hotel is just too old and it requires some renovation. The location is amazing

We booked a business trip, especially for the ability to work inside the hotel room. The Internet connection is terrible. No ability to do a business call and WiFi is falling our all the time. If I asked for it at the reception, they told me they could not do anything about it. Do not book here for a business trip.

They decided to turn off the AC without prior notice and the staff was extremely, extremely rude as I was trying to understand the sudden decision. Also, I was surprised by their unannounced policy of longer-stay rooms being cleaned once a week. So, in my 2-week stay, the room was cleaned once. Not to mention that the pictures are overpromising.

One of the worst experience in this hotel. I have stayed here for 2 months and I feel that the staff is not very friendly. It feels like they are doing a favour for me. I’ve had multiple unfriendly experiences with the people at the reception. Also the wifi speed is very slow usually it’s less than 1mbps. Can’t work or even browse.

The Hotel itself is very well-placed, it has stores nearby, bus stations and other stores. The rooms are very comfortable, decently spaced and simple. The bathroom is small, but very elegant. The main lobby and waiting area is a very nice touch to the Hotel looks. The only problem I've had so far is the expensive morning restaurant. For my standards it's pretty expensive, considering there are really good alternatives not even 200 meters away from the Hotel, at a much cheaper price. Overall, I'd definitely recommend this Hotel if you want to stay in Vienna for a long-term visit.

Had a reservation for 3 nights at this hotel all payed. I wasn’t able to make it for check in at the first day, i came to check in at the 3rd night and here is the surprise the told me since you didn’t show up the first night we cancelled your reservation and we rented the room out for a different people which I already payed for it and they refused to refund my money back. They make me pay for it again. I will not let this pass. Worst experience ever. ** update for the hotel response to the review ** I already contacted my booking portal that i booked through directly and they said our hands are short we cannot do anything and you have to contact the hotel management to fix that matter. So it is the hotel decision.

The staffs were friendly, the room was so comfortable, i took the one with the kitchen inside so i could cook for breakfast and dinner😍 i hope i get another chance to stay there again😇

Had two nights here. Large apartment and well equipped. A decent bed but pillows were poor. Very good shower. I was not happy with lighting though, lots of spotlights but not to light up the room completely. There was a balcony for another apt just outside the window of mine with full view into my room. Very noisy hotel with people on the move early. The location was further from the city center than I would have liked. I considered breakfast expensive for what was on offer. I did look at but was not happy to have breakfast.

The hotel is very nice, really good positioning, with good connection to the city centre. Staff helpfulness on the highest level.

+: First of all, i want to thank the hotel for the great service of changing a non-refundable reservation. The service is great, that's why I am giving 5 stars. Also, the price was very good and the room was clean. They also provide 2 free beers and 2 free sparkling waters. The tram takes you to the city centre in 25 min. The S-Bahn takes you to Hbf in 30 mins. -: But for the rest of the hotel, it desperately needs a renovation. The interior feels 80s/90s chic, but very worn out. It's in the details, the lifts are old and noisy. No keycards, still keys. In the room, half of it was modernized but some things weren't. The hotel feels like a hotel stuck in time, with no money to properly renovate. We did book an economy room, so we weren't suprised it was smaller. But on the evacuation map it appeared all rooms were the same size on that floor. There was no kitchenette, even though they advertise it everywhere. Warning: they advertise the economy room as a twin room, they do have seperate beds but the night stands can't be moved so the beds can't be fully detached.

Seems like a great place to stay so far (day 2).

We booked a superior maisonette at the Derag from 25/5-28/5 May for a family of 2+2. We arrived late night and to our surprise we had been upgraded to a family maisonette which had 2 bedrooms and a lounge area, a study area and ofcourse a kitchenette. The kitchen was fully equipped with the required bits and was a life saver with 2 infants. We had breakfast and take away dinner at the maisonette. WiFi was great in the room and parking is free on some parts of the street if you are lucky to get one, else the hotel parking is not too expensive (€13) for a 24hr period. Location was great and a straight tram (38) takes u to the center of Vienna. All in all a great property. Only thing missing was a safe in the room.

I visited Living hotel Kaiser Franz last spring. The personnel was very professional and helpful. Even when I had problems with a parking spot, they handeled it well. The rooms are very nice, have everything one needs for a stay and the balcony gave an extra value to the place. I enjoyed my stay there.

Rooms are fine but not very clean they could do better and the lobby smells horrible because of the resturant and while i was sitting at the lobby at night a drunk guy came out of the bar and started harrassing me and my friends and i went to the reception and they told me they can’t do anything about it !!

Small but comfy rooms. A great advantage with our room was the balcony. Gives a better space and ability to enjoy the warm nights of Vienna. Good location near to tram, busses and train. A lot of winefarmers in the area makes the location even better.

Nice clean hotel a bit outside city but close to tram and buses. Good choice of buffet breakfast, had patio but next door rooms had access so not private but no issues on my trip. Lovely coffee in cafe next door and lovely tempting pastries. Room was ok, bed comfy and enough room for 2. Good size shower though bathroom only fit one at a time. Staff very pleasant and friendly. Would come back.

We spent an unforgettable week at the Hotel Kaiser Frantz Joseph overlooking the Carinthean millstarter lake. It is an idyllic location from which we enjoyed clear views of the surrounding snow capped mountains. The attentiveness of the staff to our every need helped us to enjoy our stay immensely. Me and my wife, have registered at this hotel the 14 th of March 2020, upon a 10 days reservation. Even from the beginning, we noticed the reception that in case of emergency measures due to the corona-virus spreading, we could be forced to leave the hotel prior to the 10 days staying period. We were answered that we have to pay for the whole reservation and if we will leave earlier we will get a partial refund of our payment. The situation deteriorated rapidly in the next days, and starting from the 15 th of March the hotel could no more provide the specific services (breakfast, restaurant, daily cleaning), so by the 17 th of March, we were forced to leave the hotel, being also in danger not to be able to return to our country. By the check-out time, even if we stayed in the hotel only for 3 days, we were promised that a solution of partial refund will be negotiated with the hotel management, but until today we did not get any answer about it. Later we repeatedly addressed by e-mail, the hotel management, the request of a reasonable solution to our problem, but neither this time we did not get any answer. Therefore we think that this is not a normal solution to a problem and a situation that occurred independent of our will and for which we are not to be responsible.

The hotel is beautiful and very well placed, the room was very nice, with a pleasant view, with everthing we needed and comfortably warm. The bed was extremely comfortable. The personal is very polite and attentiff with the guests' s needs and requests. Thank you for beeing an important part in such a beatiful holiday!

I was very happy with my stay here. All the amenities were on-spot and the staff was very helpful. I was very happy with the location, plenty of public transportation options right outside the hotel. Great restaurants and cafe nearby. I wouldn't hesitate to stay here again.

Absolutely loved our stay at the hotel. Clean rooms and common areas. As for the staff everyone was very friendly and helpful . Being very close to public transportation made exploring the city very easy. Highly recommend it and I’ll definitely choose it next time in Vienna!!
