At any other apartment I’ve ever lived in, a 30 day notice was plenty enough time to give management. Here you HAVE to give 60 days. Because of that, we now have to pay rent at our new place and here. Oh did I include that we also have to maintain rental insurance on both properties until September? 2. Prepare yourself to deal with rude office staff, particularly Trina. She’s literally the worst. 3. Can you get through the gates to actually get out? Still haven’t figured that one out. Gates are always broken and propped open. 4. Happen to have a maintenance request before you move? Often times, we don’t even get a phone call. We just get a short notice visit and a haphazard fix. We asked management to spray our garage for pests as well (garage costs $175/month) management said they aren’t “liable” for that and that is the residents problem. Speaking of the garage, our door stays broken. Save your money and don’t get a garage. 4. Save your money and live literally anywhere else. So happy to finally be getting out of this place. The only perks of this community, is the community. We have so many nice neighbors and we love getting out and meeting all the neighborhood doggos. Literally 4-5 people are moving out of our building alone if that tells you anything.

    Do NOT rent here - I lived in this complex for two years under two different management companies. Folgeman is a complete joke along with the assistant manager of Lullwater. The assistant manager is unprofessional, unhelpful, and blatantly rude. She takes 0 responsibility for anything that goes on here and acts as if she doesn’t have the power to assist in any apartment related issues. This past summer not only did I experience extremely high and abnormal humidity levels INSIDE of the apartment around 85-92% at all times during the summer, this lead to mold growing on clothes and shoes in our closet. They didn’t care nor did they offer to clean our carpets which I’m sure had mold as well. The maintenance man told us these units were thrown together quickly and cheaply. He couldn’t speak on anything else. He ended up cutting 2 inches off of all the bedroom doors and closet doors in hopes of getting a better air flow. It never fixed the humidity levels so I purchased at $200 dehumidifier that filled up fully every 30 minutes. I threatened to bring this issue straight to Fogelman, but the assistant manager said it would be de-escalated back to her which result in NOTHING being done. Besides my health being compromised here, the pointless charges are ridiculous. Money is never refunded when they said it’s going to be. $12 a month on top of rent, trash fees, and pest control - to provide proof of renters insurance (which is a requirement upon signing a lease here???) so why proof is needed when it is submitted upon signing is beyond me. After being charged over $52 I never saw again. This is coming from a 24 year old living on her own. I have rented in many complex since the year of 2017. If only I could give 0 stars. Save your money and don’t throw away $1700 a month to live here. Not to mention I signed at $1350 in 2021. I feel for whoever now lives in unit 1123. This place is a joke and nothing will change unless management does again. Update - I had a package sent here and had a forwarding address provided but yet I have never received the package.     Despite repeated maintenance and pest control requests over an 8 week period, my apartment receives a multitude of creepy-crawlies daily, predominantly centipedes. It is beyond disgusting to wake up each morning to a variety of dead, half-dead, and living centipedes taking over. Coming home to the same situation at night is also extra fun. Management is rude and dismissive, and rather than be pro-active in handling the issue, they "invite you to look at your buy-out clause". I had high hopes for this complex as it looked so up-to-date, and the balconies, sidewalks, and quiet atmosphere gave the impression of a place that someone could call home in the truest sense. Not the case. No one wants to live with centipedes on the regular. I don't even go on my balcony anymore.

    Oh my god. Cockroach infestation, centipede infestation, other bug infestations during the summer that crawls out of walls, it's endless. The bugs in the pictures can't capture it all, it's way worse. People at the office are nice, but the bugs. The BUGS.

    Super excited to move to Lullwater! Miriam in the front office has been great. She gave us our tour and was extremely polite and helpful. She was also quick to respond and worked with us through the lease signing process.

    I love living here !! My neighbors are friendly and it’s pretty quiet . My only wish is that we had more things for families to enjoy . For example , a playground would be nice and being able to access to clubhouse after hours . We’re only allowed in there when the staff is working . Which I find silly because most working people don’t get off until the office closes . So you’d never be able to enjoy it . You also cant reserve the clubhouse for small gatherings . I think tenants should have this privilege . The Maintenance is amazing !!! They fix things quickly , never give up until it’s done , they smile and have great conversations . My favorite maintenance man would have to be Cody . He’s so kind and is very good at his job . I hope corporate sees this and somehow gives him some kind of recognition . You have a great man working for y’all .

    It's quiet, clean, and well managed- My wife and I have lived here since July of 2021, and whereas it hasn't always been perfect, I would definitely say things have settled to where I'd recommend any of my friends live here. Management listens and actively advocate for the residents here (quite a few examples I've seen), cares about how the property looks/feels, and is reasonable with general complaints. For us the location is perfect as it isn't too far from campus, while also being on the edge of Athens for trips to/from Atlanta. You're right by Costco, Publix, and Kroger, with constant new shops opening up. Overall would still look to renew for another year here.

    We love living at Lullwater! The apartments are beautiful and well taken care of. Maintenance is super nice and always great about getting back to us quickly. The office staff (especially Rosemarie) is great and more than happy to help you with anything. The complex also has great amenities, like the dog park, gym and pool. These are all well taken care of and up-to-date. We would recommend living here to anyone!
