The room was very clean, awesome renovations. The hot tub was amazing. Such a quite upscale bnb. I've never stayed at a bed and breakfast. This was a perfect first time Valentine's night getaway. Also the breakfast was amazing. We will definitely be back!!

Had a cozy and comfy stay here! The location is great, the staff were friendly, and we really enjoyed the room - the jacuzzi and fireplace were clutch for a winter visit. Everything was clean and comfy, and breakfast was very tasty. Great find!

What a beautiful inn. We stayed in a king size room with a jacuzzi tub. Fantastic!! The breakfast was delicious and served either in the dining room or in your bedroom. Everything was immaculate. On the third floor was a coffee maker and full size refrigerator that was for the guests. Very nice for chilling our beer and wine. I will definitely stay here again.

My husband and I had a wonderful experience at this B&B. The self check in was super easy and the communication was top notch. We stayed in the room with fireplace jacuzzi and private deck and it was perfect. Everything was very clean, the bed was so comfortable, and the jacuzzi was a nice touch. Breakfast was also amazing and we had it in our room on our private deck every morning. I loved the property and all the small touches they had to make it feel comfortable. I would 100 percent recommend staying here over the bigger hotels.

We visited Newport for the first time this past weekend and stayed here. Awesome and beautiful cottage. We would prefer to stay at the main house which is gorgeous, but it was to late, everything was booked. Cassandra and Ezra her son are very cool and friendly . Made us feel like home even when it’s theirs. Breakfast is good, served hot and fresh. Excellent service. Very good location close to everything and convenient on site parking lot. Rooms are impeccably clean and beds very comfortable. We love it!!! We already want to go back.

Had a really great stay! Large clean rooms, very comfortable beds. Tasty breakfast 🍳 Room temp was a bit warm and no thermostat in the room so had to open windows and use fan.

We had a wonderful 2 night stay here. When entering you can see it's well kept. Very clean. We made it to our room and which right in front of the stairs. These type of rooms in my opinion should be discounted since you're dealing with most noise all hours of the day when being that close to an entrance/exit area. We did deal with some noise but it was mainly from the people above us. They never seemed to stop moving, but we didn't complain nor am I taking any stars away. Our room was extremely clean and prefect. The bed was very comfy as well. The bathroom was so clean, I never seen a hotel with such a clean area. The only thing I wish the room had some type of desk and chair. Breakfast comes with your stay and you get a small menu to pick from. I did the cheese omelette with bacon. The bacon tasted microwave bacon. Extremely thin too. I made toast with butter that is at their very small breakfast bar which contains 3 different cereals, oatmeal, bread for toast, butter, jam I believe, and some homemade treats. So I would recommend ordering the breakfast. All in all we had a wonderful stay here and will return with more of my family members. A plus as well your near the center of town.

This is our go-to place for a night away. The rooms are comfortable, hot tubs are clean and spacious, and the breakfast is amazing! We will continue to visit whenever possible. Thank you for great service and wonderful stays!

The managers are incompetent Russians. They not only are ignorant of ADA LAW, but are rude and condescending. After providing my registration and paperwork for my our service dogswe were finally allowed(thanks) to stay there last year. I called to book.the jacuzzi room, and when I gave my name, she said oh no, we won't rent to u, u have a dog. I told her (after 20 min educational talk last year) she CAN NOT DENY ME THE ROOM BECAUSE OF MY SERVICE DOG. she did deny, and Hung up. I called back and he threatened me and called the police. If you have a pet, yr better off in a tent

Clean, quiet, well-maintained inside and out, prompt and full breakfast. Highly recommend for a visit to Newport. Central location. A few blocks away from upper cliff walk entrance. Will return for future stay or travel layover.

What a delightful spot for a Newport getaway. The accommodations are immaculate and tastefully decorated. The public areas are welcoming with a colorful,hip vibe. The cooked to order hot breakfast, accompanied by delicious homemade treats , really hit the spot. We loved the location,a quiet side street within walking distance of all the shops and restaurants on Broadway. Staff was very friendly and helpful. We'll definitely return.

Our stay at Beech Tree Inn was "something to write home about". We were in main bldg and our unit was beautiful, clean and spacious. And so is rest of the house. and the neighborhood! Most places( resturants, cafes, stores etc) were w in walking distance. A big plus. Breakfast was delicious n served timely. The only negative thing for me were stairs (due to my ankle injury) and I realized each house in the vicinity had stairs.... My heart totally melted when our gracious host helped me w bringing one of my suitcases down. We are delighted to recommend this place and hope to come back soon.

This weekend was the second time we stayed at the BTI with our Labrador retriever. It was excellent, as always! Morgan & Cassandra go out of their way to make sure every detail is thought of (dog sheet, towel, treats and extra potty bags). Love the gluten free pancakes at breakfast, too! Thank you Morgan, Cassandra & Zoya for a wonderful stay! We can’t wait to come back!

Beech Tree Inn and Cottage, Newport RI I chose this Inn as a surprise getaway for my wife and myself for our 14th Wedding Anniversary Getaway Wow ! I must say this was the most wonderful and joyful lodging we have ever experienced! Our room was regal and comforting, the Jacuzzi was exhilarating and soothing. The service and homemade breakfast was very warm, accomodating for all of our wishes and more, just like a dream home. Thank you for welcoming us into your home! It was perfection ! From our cozy inviting.toom, the customer service and hominess of being in a bed and breakfast in a regular quiet neghborhood with fireplace, super comfy bed that felt like we were sleeping on a cloud, a large bathroom with his and hers vanity sinks, a with dual shower heads and even a boudet and the crowning reason for my choice, a full sized personal jacuzzi, plus the bonus of home made breakfast every morning. Delicious! It was a simple yet very delicious choices, Served to order in the general dining room. You could choose a set range of time between 8am to 10:30am The Inn has a warm and homey sitting room to read or chat with other guests. The room and common areas are tastefully and beautifully decorated, with a beach theme, also had off street parking space for each room The Inn also sent a welcome letter link that welcomed us, explained house rules, checkin in and parking but also listed recommendations for local actvities and restaurants! Thebinn is close to the beach and within minutes of most Newport Attactions! I advise anyone who is traveling to Newport RI and loves romantic, bed and breakfast lodging and want a greater lodging experience that any hotel could ever facilitate, I highly tecckmeny you biik a room the Beech Tree Inn and Cottage, it is no wonder is why they book so quickly ! We loved that the Inn now has contactless check in... You just book the room, and when you park, u send pic of your driver's license and license plate, then they send you the code to get in the house and your room code.... In our case our room was ready at 2pm, but we were still site seeing unti about 3:30pm so the manager Irena had texted our house and room codes ahead of time. She was very caring and kept her word to accomdaye my room requests because I called a few times to make sure what type of room we were getting. Thank you and your wonderful staff! My fiance & I stayed here as a last minute spur of the moment trip. We were looking for a nice quiet place with a jacuzzi tub in the room and that's exactly what we got! We stayed in the king size room with a jacuzzi tub & fireplace. The rooms are SO clean, the beds are incredibly comfortable, service was great and staff is beyond polite!! We stayed for 2 nights, both mornings we ordered breakfast from their menu which was absolutely delicious. They are pet friendly which I love as well as very family/kid friendly. It felt so homey!! The location is great, 5-10 minutes from the water, if that. Great sit down restaurants around, pizza places, fast food. We also went to the movie theater 5 minutes from the Inn which was also great! This was the first B&B experience we've had and I'm so glad we found this hidden gem of a place! We'll absolutely be back ☺️

Beech Tree Inn is incredible! The rooms are cozy with very comfortable beds. We brought our 7 month old and had a king room which had plenty of room for his pack n play. The breakfast was delicious and the staff are very nice and accommodating. We loved the location - a close walk to the downtown area for restaurants, a very short (5 min) drive to Easton Beach and Aquarium (you could probably walk!) and a quick drive to most everywhere else. We hope to be back for another trip!

Such a great place to stay! Every night you could fill out breakfast orders and the time you wanted to eat the next day for your room and leave on your door. The staff was very friendly and our experience was great!

They kept our money when we canceled due to Covid. We never got to stay here because my husband came down with Covid. Instead of going to the Inn, and infecting other guests and staff, we did the right thing and called the day before our visit to cancel, stating that we had Covid in the house. What did the Inn do in kind? They kept almost $500 of my deposit and would not give me a credit for another night. I pleaded with the woman on the phone, and she said, callously, "Do you have any friends that can use the reservation?" So while I was helping my husband who had a fever and cough, I was supposed to call everyone I knew to see if they could jump in the car and go to Newport for the weekend?! I thought this place looked upscale and guess I assumed it would be run professionally, and with class. Instead I found the owners are unethical and frankly distasteful. I was willing to provide a doctor's note, test results, whatever. I was told, sorry it's your problem. Since August is peak season in Newport, I wouldn't be surprised if they ended up renting the room out after all, even though they kept my money. Yuck.

The Beech Tree Inn is a nice place and I am sure most guests will have a different opinion than my wife and I. The breakfasts, parking, and location are just as the other reviews state. I would not deter anyone from using this inn, just be aware that there are rules, and you may not have the experience promoted. Read the fine print before booking. My wife and I were put in a dog room. The carpet was stained and the whirlpool tub left a dusty film on the water so bad a ring formed around the tub. When I finished my soak, I actually took a shower to clean myself. We ran out of soap and toilet paper, which is always odd in a highly rated inn. The pillows were like sand bags. To be honest, all this would not warrant a poor review, perhaps average, but most certainly not excellent. It was the second day of our stay that earned the Beech Tree Inn a poor rating. My wife and I were having a wonderful day and I received a text from the management that we had stained a towel and wash cloth, if she could not get the stains out, we would be charged. I knew this was a possibility, as we read that policy when booking, I even pretty much told my wife, they will find a way to add some extra charge. She was even pompous enough to send pictures of the towel and washcloth, and when I saw the pictures, I truly could not imagine how they got as stained as they did. All I can figure is I must have been sleep walking and changed the oil in our car and used the stiff old towels to clean up with. Needless to say, my wife was so mortified and embarrassed, we decided to go to Walmart and purchase towels of our own to use, instead of risking further stains on her towels. In the end we were charged $30 for a towel and washcloth. I would not necessarily say it was an awful experience, it was just uncomfortable. The Beech Tree Inn is about the same quality of establishment as an average Hampton Inn. It has mostly what they say it has, but with the added bonus of little signs posted everywhere reminding you that you really are not so much a guest as just a money maker for the inn keeper.

best bed and breakfast my girlfriend and i ever stayed at. staff are all extremely friendly. rooms extremely spacious with big bathroom. breakfast choices were amazing we didn’t even have to eat breakfast anywhere else. i would highly recommend staying here. we will definitely be returning!

I stayed at the Beech Tree Inn with my husband and 1-year-old daughter. This was our first time staying in a B&B and we had a wonderful stay! We were so pleased with everything, the second we walked into the room. I’ve never stayed in a room that was so clean. It was spotless! The room and bathroom were very spacious. The bed was so comfortable. We appreciated the ceiling fan and the AC unit in the room so we could keep the room at our preferred temperature. The breakfast was delicious too! We enjoyed the location, as well. We walked everywhere besides the beach (which is within walking distance too). The house is surrounded by other beautiful homes and B&B’s. We really hope that we get the chance to come back here in the future!!

We loved this inn! Everything (room and public spaces) was spotlessly clean--and I mean CLEAN; we're very particular about that. All the staff were super friendly and helpful. The breakfast was very nice; not phenomenal, but very nice (we wouldn't go back if it was a restaurant, but as a free inn breakfast, we enjoyed it). And the location was great for walking: we didn't drive our car the whole time we were in Newport, and we loved it. The trolley (free during summer) also stops a few blocks away, if you need to not walk. I highly recommend the Beech Tree Inn!

This was the best part of our trip by far! The management was amazing, rooms were spotless, location was prime! The breakfast? One of the best meals on vacation. Honestly cannot recommend this place more. It was the perfect distant from restaurants! Truly loved this place!

Amazing Inn! The room was perfect (the couch was iffy, cushions kept falling off but that was more an annoyance than anything), fire place in the bedroom, tub was amazing (quiet hours 11 pm to 8 am so you can't use the jets between those hours but still worth it), and the breakfast they serve is awesome! Was an amazing two days there for part of my honeymoon trip. Will absolutely recommend to anyone looking for a cozy bed and breakfast!

Upon arrival we could see that the Beech Tree Inn was a special place and we were excited to spend our honeymoon there. Morgan was very welcoming when we checked in, and the great hospitality continued throughout our 4 night stay. The breakfasts were always delicious and a highlight of our days. Our room was sparkling clean and literally minty (smelling) fresh when we arrived. It continued to be cleaned in an excellent way during our stay. We stayed in the room with the jacuzzi, which was very enjoyable throughout our stay. We were surprised how quiet the room was, we really couldn’t hear other people in their rooms much during our time. We always had a parking spot even when the parking lot seemed to fill up. The other guests were all very nice to us and conversational. We are already planning on coming back to the Beech Tree Inn during the winter months to enjoy its intrigue and hospitality in a whole other season!

My husband and I just stayed here this weekend and had a wonderful experience. Contactless check in made it super easy especially since we came in later than the check in hours. Room was clean and cozy! The jacuzzi was a great addition as well. Also the breakfast in the morning was a nice touch and very delicious. Would highly recommend.

Great overnight stay in the area. Buildings need to be better marked, as I didn't know where to go to get breakfast in the morning. A "main building/kitchen" sign would go a long way. Check-in experience was downright amazing. Whomever was on the other end of that check-in text message thread, keep doing what you're doing. 💯

We stayed in October 2023 and had a room in the main house. This is a beautiful home located within a short distance of just about all places of interest in Newport. The room was maintained spotlessly. The breakfast was delicious and prepared promptly for our selected time each morning. The staff was polite and attentive, and they provided every little extra touch to make the experience as good as it could be. Even if you stroll in at midnight, there's still snacks, spirits and coffee available. I've stayed at a bunch of B&Bs, and this one rates right up there with the best. Great value for the money, too!
