This use to be a GREAT place to live with lots of activities. Sadly the management of this mobile home park has made life for all of us miserable. Parental and with uneven application of the rules this park is reminiscent of junior high school with its cliques and favorite people. There is a clubhouse but you can not use it for any type of party and have any type of alcoholic beverage. We use to have Monday night potlucks with Happy Hour. Management put the kabosh on that because management thinks "happy hour" should be one hour. Its very sad....I miss our activities and it rankles me to have these folks act in a parental manner when we are all well over 55 here. They jack rents up every year but take away our amenities that we all pay for. Bar B ques? gone. Car wash? nope. RV parking? also gone. Biggest word Newport Management knows is "liability". Sad when so many older folks need socialization. Uneven application of the rules. No dogs over 30 lbs unless you are the managers friend. No guests living as roommates or in your home unless they are registered and over 55? Sure. Unless you are the managers friend. This is a good place to grow old if you never come out of your mobile home. Everything else is a liability to Newport Management Company. Shame on them.

Nice retirement community on the edge of Seal Beach. Walking distance to shops, restaurants, Marina Vista Park, Long Beach Marina and VA Hospital. The park is currently undergoing MAJOR renovations, so there's a lot of construction and it seems "disheveled" at the moment, but it will really be lovely once completed. Lots of community events, BEAUTIFUL pool & spa. Very friendly people and good management - ESPECIALLY Kathy Ferencik!

Love living here..minus a neighbor or two. You get them everywhere though. Kidding aside, we love living here. My hubby and I are both disabled. Close to everything. Park improvements going on to make this place even prettier! Management super friendly, clean, quiet, dog friendly, close-knit community, close to beach, shopping, entertainment, golf course. Great amenities like a pool, jacuzzi, on site gym, laundry room, library, club house, vending machines and walking paths. What more do you need! And no, I was not paid to write this. LOL

A hidden architectural gem inside the Belmont Shores Mobile Estates, the clubhouse designed by Roy Sealey.

My brother-in-law lived there many years and just loved it! It is a beautiful place to live. When we visited him we always enjoyed the lovely walks and scenery. So much to do in the area as well!

I love the people and listening to their experiences while bumping into them on a beautiful california coastal day. So far the residents ive met are very community motivated. Understandably so because it is an adult park it creates a very simple yet understandable diversity. Because residents that have no connection with family and like living alone want their domain to remain the same the opposition is the influx of new residents would like to at least have 3 days in the summer to invite their families to visit. At least minors so the senior population get what they express they need to spend time with their grandkids preventing the next generation of elders to end up simply diverse children

This is a safe 55+ mobile home park. Pathways and streets are easy to navigate with your dog and a walker. Glad to live here!

It's my 1st year in the BSME and there's no place I'd rather live! It's like we all died and went to heaven ... but no one told us

The ladies in the office are great. Really appreciate them I have sold homes here before and love the community. It's 55& older but feels fresh and the multi million dollar renovations have really spruced up this community. It's a jewel

I live here, of course I like it or I would not be here. But things are worse since new management arrived. They seem to be pushing a quirky place for old people into a South Orange County bland and regimented boring place.
