    I recently "stayed" at this hotel that I would not recommend to anyone. From the moment I arrived, the lady at the front desk was incredibly rude and unprofessional. She demanded a $50 cash deposit, which was not mentioned anywhere on their website or during the reservation process. The credit card machine was conveniently "out of order", which left me with no choice but to pay the cash deposit. Once I got to my room, the experience only got worse. The room reeked of smoke, despite being advertised as a non-smoking room. There was dirt on all the switches and the remote was missing a battery cover. But that wasn't even the worst part. The smoke detector was just sitting on the table, clearly not installed properly, and there were bugs everywhere! I'm not talking about a couple of ants here and there, I'm talking about a full-blown infestation. After less than 15 minutes in the room, I immediately checked out and requested a refund for the deposit. The lady at the front desk was clearly not pleased and even accused me of lying about the condition of the room. She begrudgingly gave me my deposit back, but the damage had already been done. Overall, I would highly recommend avoiding this hotel at all costs. Between the rude and unprofessional staff, the cash-only deposit, and the disgusting condition of the room, it was a complete nightmare. Save yourself the trouble and look for somewhere else to stay.

    Well, well, well, where do we begin with our stay at the OYO Hotel Waco University Area/I-35? Let's start with the receptionist who greeted us like we were enemies of the state. She demanded a cash deposit which came as a surprise since it wasn't mentioned in the booking process. Maybe she was trying to save up for a personality transplant? As if that wasn't enough, we were passed by someone who looked like the Tall Man from the movie Phantasm as we were walking to our room. We were half-expecting him to hand us a silver ball and say "game on," but no such luck. Once we got to our room, it was like we walked into a horror movie. Bugs were crawling everywhere - the walls, the floor, the sink, and even in the toilet. We tried to flush them away, but the toilet wouldn’t flush, so it was like they were training for the Bug Olympics in there. We didn't want to think about what was going to happen to the toilet paper, but we had a sinking feeling that it wouldn't last long. We only lasted 15 minutes at this hotel before throwing in the towel. The receptionist demanded an inspection before returning our deposit, which was no big deal since we had only been there for a bit. But she did insist that we were lying about the bugs, even though we saw them crawling everywhere. If you're looking for a unique, bug-themed hotel experience, then the OYO Hotel Waco University Area/I-35 is the perfect choice for you. But if you prefer to sleep without the company of creepy crawlies, then you might want to steer clear. And don't be fooled by the glowing five-star reviews - those must have been written by the bugs themselves.

    I had a reservation on 9/24 but when I arrived at the hotel they said they are full and cannot give me a room. Then I have to contact Priceline to cancel the room (they said I booked with Priceline so they cannot cancel and refund for me in their end). However when I called priceline, priceline said they needed to call this hotel to verify if they are truly overbooked but they never answered the call from priceline. When I went back to their hotel, they insisted their phone is working but priceline didn’t call them. The front desk and I both tested their landline phone and it obviously didn’t work. But the front desk lady insisted it is working. Then I asked her to talk to the priceline agent from my phone. Then she started to argue and even curse the priceline agent through my phone with very rude words. It took about 1 hour for her to argue with the priceline agent about the hotel landline phone problem through my cellphone before she wanted to confirm I didn’t get my room and was eligible for a refund. Very bad experience. I suggest all the travel platforms remove this hotel. Definitely no booking again.

    The place is a slump!!!! Housekeeper Maria disrespect, rude, and racist!!! I checked in my room smelled like urine and cigarettes. Walked in the bathroom roaches crawling everywhere. They don’t clean the rooms you have to make a complaint just to get your room serviced. They Will keep your deposit if you call corporate on them they will lie and say there was smoking in the room….DO NOT RECOMMENDED. I will NEVER return to this dump!!!!! I’m glad i took pictures of my stay.

    OH NO! NOT THE OYO!!! This is THE worst hotel in Waco! Absolutely horrid! Completely misguided pictures on the booking site. The place smelled like cigarettes and urine. If you're thinking about staying here, don't. Spend a few bucks more and stay next door at Red Roof. Stay anywhere but here for that matter. Nothing works except the hot water and even then, I had to fight the bugs for it. The WiFi went out the first day and when I called three times I was hung up on. This place is so bad that even Chip & Joanna won't buy it. This place is well on its way of becoming the "Delta Inn" of Waco. It doesn't even deserve the one star I gave it. I only gave it that so I could write this review. I will say only one thing that's good. Whoever they hired to photoshop those photos, did an excellent job.

    I will NEVER stay at OYO ever again. #1 I booked online to ensure that after a 15 hour drive my family and I would have somewhere to sleep, we arrived at 1030pm and the office was locked and the front desk personnel is standing outside telling us that there were no vacancies, I booked early and I paid for the room in advance. #2 the property does NOT look like the photos online. #3 the front desk need more training in how to speak to customers, they aren’t helpful and they speak to everyone with no respect or professionalism. #4 OYO WACO FIX YOUR OVER BOOKING ISSUE! It’s not hard to get that under control #5 OYO customer service is a waste of time, they hang up before you even speak to them. #6 All I see on these reviews is “Sorry for the inconvenience” but nobody is fixing anything so what’s the point of apologizing if you honestly don’t care?! Sincerely, An angry and sleep deprived individual who just wanted a shower and bed but OYO Waco lacked accountability and remorse for hard working people Thank you!

    Stay here over a month the family that manages it is ok daughter is kind but…….. beware. They overlook a lot of safety features. One the maintenance man slash so called security guy is a drunk does deals for drugs. Ask for money cigarettes etc then don’t take trash keep property clean or security to busy getting drunk or high second housekeeping is ok but if you stay longer than a week be prepared to clean your own room will only give towels complains if they have to do more than sweep the cleaning practices are not Covid safe. Children should not be here high rate of crime behind the motel tent city and etc next door people was breaking into storage units the night before we left police can’t do much. A man with mental health issues wanders the parking lot night and day cussing and begging for cigarettes money police can’t do anything so as woman I felt very unsafe going outside my room. I called manager they say he stays there and if I want I can call police but there is nothing than can do. Be prepared for roaches flys everywhere. Housekeeper has a can of raid but the roaches will outnumber the people who stay here. The morning I couldn’t take much more was the man trying to beat a woman up outside her so called room if she was supposed to be there I don’t know I seen him push her and cuss her into room and her pleading to be cool.. this property is a best for construction workers staying a few days and have only so much to spend on bed and place to stay. Not safe not family friendly and after hours office is total joke no keys no security no towels nothing much. If you make a reservation with a credit card, you have to call Bangladesh or if you have a prop problem with the property itself you have to call Bangladesh but they don’t do anything.

    THE ABSOLUTE WORST EXPERIENCE WITH A HOTEL EVER...I arrived at 9 to check in. A very rude African American lady came up to the window and told me the rooms were all full. I said "Okay, no problem...I have a reservation" and proceeded to tell her my booking number. She cut me off mid sentence and said "There was a system error" without looking at any computer or anything, just staring at me the whole time. They did nothing to help. Good thing we left though. The crack smoking people behind the building was proof we dodged a bullet! DO NOT STAY HERE...KEEP LOOKING...OYO HOTEL IS HORRIBLE

    I wish I could leave a more thorough detail about my experience. I had a room reserved for 4 days through booking.com almost a month prior. I should up to this. Very rough looking would be the best way to describe it. Not like the picture online at all. The lady at the reception informs me that they just gave the last room away and they're already overbooked and I'm basically out of luck. Thankfully the Red roof inn next door had accommodations that were worth paying a bit extra. A bit extra i Should have paid from the get-go. Oh, and then it automatically charged me for a cancellation, even though I didn't cancel it. Now I have to wait up to 7 to 14 days so get money back on a room I never canceled. OH NO! NOT THE OYO!

    I only give 1 star because it will not let me give negative stars or no stars at all. First of all, the room was not cheap like they advertised and they make you pay a $50 cash deposit and promise to give it back if you bring the yellow slip of paper back when you check out but IS A LIE. They have NO intentions on giving you your $50 cash deposit at ALL! They are rude, they steal, the rooms stink, the sheets were dirty and had bed bugs on them, and at night the roaches come out. I got accused of smoking in the room and I don't smoke. I rented a scooter and still had time and money on it and they took it and just shrugged her shoulders when I told her that I had it and had money still on it. There is NO breakfast, no laundry service, the chair in the room looked like someone just used it for a toilet and stunk. I was there for two nights because I needed a quiet place to relax and focus on my school work and couldn't even do that in peace. Dope dealers in the parking lot all night, dope fiends knocking on my door, roaches stealing my food and I had to sleep in the bathtub to feel any kind of safe from bugs but slept with one and a half eyes open and I am missing a $400 bottle of perfume.

    The cleaning ladies are rude. They get mad when you ask for new bedding and towels and never come to the room you have to walk around the hotel parking lot to search and find them just to get new bedding and towels. If a towel gets a speck of dirt or looks dirty she gets mad and says “Everytime I come to change the towels are garbage”.

    Only reason they got 1 star is because it wouldn’t allow me to post!!! Most disgusting place I’ve ever entered! They only show beds since that’s only decent thing. Roaches everywhere! Mildew everywhere! Men outside drinking & being inappropriate with me and my daughter! We ended leaving at 1:30 am because roaches were crawling up from the floors and walls! Knocked to complain and hand key and no one answered…also couldn’t get thru on phones!!! THIS IS A WASTE OF MONEY!!!!

    They stole my money!!!! I booked 2 rooms online, I showed up after 11pm to checkin with my wife and kids, they said the hotel is full and you cannot checkin after 11. The lady asked me to look for another hotel. They haven’t shown the policy while booking on other travel agencies website nor in the confirmation email, and worst part is that how come you can give the rooms to others when you took money from someone already. They refused to refund as well, worst customer satisfaction company……AVOID OYO

    Made reservations for two rooms two nights each. Arrived around 7:00pm, had to wake the receptionist up. She took my ID confirmed my reservation and then refused us rooms. Our room reservation was denied because we weren't there by 3:00pm. She was rude and unprofessional. Luckily the Red Roof Inn next door had empty rooms.

    Worst place ever. Looks nothing like the pictures. I was supposed to check out on a Sunday today but they weren’t even open, and nor did they tell me. I can’t stay so I’m leaving. I’ll leave the key in the hotel room but this place is unprofessional, dirty. I get that it’s cheap but now I can’t get my deposit back because it isn’t open. How utterly ridiculous. Don’t bother booking here

    Roaches in the room, the inside of my door was patched with duct tape. No smoke detector, rust marks everywhere.the air tased like dirt and a metallic taste,maybe a copper. Granted you can hear everything people cars train. And the price advertised wasn't the same when walked in. Don't go here this location in Waco is horrible. Pictures they have must be from another location....

    Dirty rooms, I killed 3-4 roaches every night. Room next door had a party two nights in a row and no one answered to help. Called their customer support and they were not able to reach the front desk also. DO NOT STAY HERE!! read all reviews and do not make the mistake i did.

    If I could give a negative star I would. I pre payed for a room for my 19 year old daughter and it route she was involved in an accident I asked for a refund and they refused even though nobody ever showed up to get access to the room especially it being an emergency they respond to bad this is such poor business practices beware of this hotel

    I would vote less than 1 star if I could and I’m a really nice person, but these crooks took my money twice. HEADS UP#1 their online site says check-in from 9-11 but that’s false. I recommend going to the place and checking first. After driving 10hrs and needing a place to rest in the am they informed me check in wasn’t until 2pm vs the 9am I thought I booked for. They don’t do refunds and good luck with trying to fix the issue online or by calling bc neither work.

    This place is horrible. Phone numbers are disconnected so you cannot reach the property. They completely close the office so if an emergency happens there is NO WAY to get ahold of anyone as their customer experience people are the ones who give you the disconnected phone numbers. Multiple drug users in parking lot at all hours, vagrants roaming property freely, and their so called security service is a JOKE, they will literally look at you while your waving honking and screaming at them too stop while you’re car alarm is going off AND KEEP DRIVING! Slow down but keep driving while you’re being victimized. My attorney told me not to post this but as school is about to start back and I know lots of parents who come to a support their kids, DO NOT STAY HERE IF YOU VALUE YOUR SAFETY AND WANT TO BE TREATED LIKE A HUMAN BEING! After all this I was unable to check in after trying to reach them on the phone for hours before my arrival (after being followed to the gas station by criminals after security drove right by me ) OYO STILL DENIED MY REQUEST TO REFUND MY MONEY! I never stepped foot in a room I tried to contact them but couldn’t and still they kept my hundreds of dollars as I was booked for multiple nights. I figure people should know no matter if this costs me money in the long run it’s worth it if it helps someone avoid this nightmare! Thank GOD for h0Tells .com (misspelled so they won’t be linked to the Bad review) but even though none of this was their fault they helped in every way including staying on the line with me until I was safe and away from there, after the OYO customer service mgr put me on hold and hung up, I will never book through anyone else again.

    I paid the OYO motel for 28 day stay. I informed the guy that took my reservation I had two 12 cert service dogs in crate with paperwork. Got to motel and was refused my room because the lady said owner said no pets. I had already paid them $1247 for the stay. I called the police for help and they responded. Lady still said no. I will in the tmro file a complaint with the ADA for refusing my little esa dogs. I will tmro file a claim in small claims court for my money refunded an fees time fuel the difference in cost for another motel STAY AS FAR AWAY FROM OYO MOTELS AS POSSIBLE OR THIS COULD HAPPEN TO YOU

    This place is absolutely disgusting. It's infested with every type of bug possible. The glass windows are broken and cracked. There is no secondary source of locking the doors. They didn't even have a key to give us for the room. We ended up leaving. There is no way I would want even my enemy to stay there.

    Booked a king and was given a room with 2 queens, room smelled horrible, bathroom was disgusting, no remote for the directv had to use the box. No one was in office when I left in the morning to get deposit back.

    Don't believe on their advertisement that they have room vacancy. I just have headache today, they'll take your money but then they'll tell you their been over book weeks ago. Don't fall on their soft tongue if you don't want your money gone. The place was not as nice and beautiful as what they've shown on the picture and their advertisement. Zero star if possible.

    Nobody in the office for checkout, people in and out thinking their car horn all night. Fridge door was open as freezer was being defrosted and ended up with water all over the floor. Will never book this hotel again, and will never recommend it to anyone either. Horrible customer service.

    okay I tried to give this place a chance, I mean its a cheaper hotel so I cant expect anything fancy, but I at LEAST expected to be able to sleep at night without worrying about bedbugs, but apparently I was wrong, and not only that but the mattress the bedbugs were found on had burn holes in it, for a supposedly non smoking hotel i find it weird that there are burn holes in the mattresses. All I can hope for now is that I get my deposit back once I get the hell outta here.
