After 4 years on this campus I can safely say this place is horrid. I have kept my patience for years but have reached my limits. Now before anyone tries to blame the complex managers (which is well over a dozen in just my time alone), they aren’t the issue here. The issue here is the ownership, every complex they own has major issues (I know of three instances of rats in two different complexes). Since I have moved in, I have dealt with bad flooring, electrical issues, water heater issues, things not working correctly, plumbing issues, things missing and worse of all roaches. I’ve submitted hundreds of maintenance requests to fix stuff that goes nowhere because the ownership wants to move apartment managers every 6 months and nobody communicates. I have paid out of my own pocket for new blinds (None were here despite being told they were), drip pans for the stove, new shower head (broken when I moved in), and new outlet covers. All of that pails in comparison to the 200+ dollars I have spent to try to get rid of the roaches (Which I have to deal with another 2 weeks before they will even attempt to spray for them, something that is always conveniently never done) or almost $300 dollars of food I just bought that I had to throw out because the amount of roaches is ridiculous. My apartment has a busted screen, a window that won’t lock (which considering I live in the basement is just asking to get robbed), another window that won’t close properly. I have submitted, in the last four years on numerous occasions, requests for the roaches to be dealt with, new outlet covers, a new screen, the flooring to be fixed, my front door to be fixed, my water heater to be fixed, all of my outlets to work, my toilet not to rock and wobble to the point that kicking it might make it fall over, windows that work, a garbage disposal that works, a sink that doesn’t back up when I run the dishwasher, a bathroom facet that isn’t broken (which has been like that for a minute), a water heater that actually heats water on its own and doesn’t require you to turn it on every time you want hot water, decent water pressure, and a kitchen light that doesn’t require the light to be turned on and off forty times before it turns on. What’s shocking is I reported potential mold and it looks like their answers was to paint over it. If I knew anything more about Wichita I would move in a heartbeat, but I don’t and I’m frankly tired of both waiting for ownership to step up and take care of these issues and being essentially forced into paying to correct them myself. I know at least one other resident with just as many issues that has now changed apartments three times and have heard of another half-dozen that are all in the same boat.

This place is the definition of disgusting. I would put a maintenance order in, nothing would get done until weeks later. Let alone we would wait weeks for things to get fixed, then turns out they broke the stuff even more. When we moved in, they told us our unit got cleaned, clearly it did not. There were dead bugs on our window ledges, floors were disgusting, cobwebs in every corner, etc. Also when we moved in, our blinds were completely busted and some windows didn’t even have blinds. Almost every single door in the apartment was broken or wouldn’t shut properly. It took them weeks to fix a broken bedroom door, which should not take that long. We started to see bugs around the kitchen area, so I put in a request to get the apartment sprayed. It never happened. I’m not sure why they would want their paying residents to live in a place like that. We moved out asap, and I’m very glad we did. We are at a better place that cares about their residents. I will never recommend this place to anyone. It may be near the college campus, but you would be better off driving a little further to stay somewhere way better.

If zero stars were possible, that is what I would rate 21W. It is atrocious and disgusting. My door, my heating/ac, my tub, my sink didn't work. Nothing was clean. They never showed me my apartment until I moved in. And once I did. They only sent me $50 for my time. After chasing them down and talking up the ladder, they shorted me $100 and still have yet to cough it up.

DO NOT MOVE HERE! The leasing staff lies to tenants. I was told that my A/C would be fix multiple times, it took them 3 weeks in the hottest month of the year to fixed my A/C. 21w apartment complex has raised the price of rent but haven't updated their faulty equipment and appliances in apartments. STUDENTS AND LOW INCOME FAMILIES PLEASE DO NOT MOVE HERE!

THE ONLY REASON IM GIVING 5 STARS IS FOR THE NEW MAINTENANCE GUY. I've lived here for almost 2 years and maintenance has always been horrible!! But here recently they got a new maintenance guy (think his name is Cecil) He always comes right away and does his job effectively, you can tell he actually cares. The things I've needed fixed for months he got done in a day this is a HUGE improvement. I never write reviews but I feel like this is necessary. They go through a lot of different managers but caleb was the best yet. Its to bad he's no longer here. The people in the office always have an attitude and very rude. Other then that this place is decent.

Where do I begin. The leasing staff, are a bunch of crooks. Upon move-in, they lost my keys and refuse to show me the apartment. The apartment was trashy. The apartment had a very strong dog smell, dog feces on the carpets in all the rooms, dirty kitchen, dirty, bathroom, and trash in the apartment. I gave them my inspection sheet and took pictures. They refused to clean the apartment. I had to pay someone to shampoo the carpets and to deep clean the apartment before I moved in. I also shampooed the carpet several times while I lived there. Upon move out, the place was very clean. The leasing agent was surprised on the cleanliness of the apartment. I took a video of the apartment incase I need it. 2 1/2 months go by and still didn’t hear about my deposit. I went down to the leasing office and spoke to the manager and she said to me I should’ve received my deposit within 30 days. It didn’t happen. Then she mentioned that I should’ve clean the apartment and clean the carpet before I moving out. It was clean. I took a video upon moving out and showed it to her. She then mentioned that she had to talk to the management group and will let me know. A week goes by I check in with her and she says she hasn’t even spoken to them. Another month goes by and she says the same thing. The leasing office management are crooks. I moved out in September. It’s now March so six months later and I haven’t received my deposit. This place is a bunch of crooks and scam artists. Don’t live at 21W at Wichita State.

DO NOT RENT HERE. It is day 6 with no working AC and its been above 105 all week and its 95 degrees in my apartment as we speak. I am living in unacceptable and UNLIVABLE conditions. I have a baby on the way and my cat is PANTING and wont eat or drink because 21w REFUSES to give a care about their tenants. We were told HVAC will come but they dont even know when they are coming. I bet money they havent even called them. I have wrote 21w a letter on everything that needs fixed and have been very polite with them and all they have done is stepped on me. Ive been in the office and called them half a dozen times. Because of that, the ladies in the office glare at me every time i come in. They also havent offered us any portable AC unit or fan. In OUR LEASE it says multiple things like that this is AN EMERGENCY and IT MUST BE DONE WITHIN AND APPROPRIATE AMOUNT OF TIME. but of course it doesnt clearly state how many days they have to fix it so they love using that loophole to fix nothing. Get it together because if i lose my baby because of the stress you guys are putting me through i will get a lawyer. Update: it has hit 100 degrees and they REFUSED to give us a portable ac because “someone else is using it” ive already contacted an inspector and the legal services.

Nothing is perfect but I can't tell you that the new property manager they have are making things right! I will continue to update you but my experience here has been pleasant with the new management. I will tell you that they are working on putting this place up to date again. Generally I am happy with the response that I am getting from New Management I will keep you updated

I have lived in 21W for 1.5 years and initially when I moved in the management was a mess. However during the past 4 weeks, as there has been a change in leadership, the new manager: Hector P really cares about his tenants and went out of his way to ensure that the issues within my apartment were fixed. This week I had maintenance issues and within 1 day the manager was on it and got it taken care, he is really tuning 21W around to a great and well organised environment.

The timely response given by the management staff is highly appreciative, especially Hector did a wonderful job in helping us find the right accommodation for our stay even though we weren’t physically available there. He allotted a unit and the leasing process went smooth while we checked in. He’s a great man to have a conversation with. Thanks to 21W.

This place has it's issues. But honestly Ericka the new property manager is amazing. She is really doing a good job and she cares which a lot of the previous managers did not. I hope she stays.

I originally gave them five stars because I feel everyone needs a second chance I moved in and my town home I had a three bedroom two and a half bath finished basement was supposed to be turned key!! When I did my walkthrough I told him specifically and sent them an email of everything that was wrong they said that they would work on it they have changed management three times I was only there since May! I paid $1,000 for a town that was supposed to be turned key the washing machine and dryer hookups did not work the plumbing where you put the hoses did not fit a regular hose they were very narrow. Some of the molding especially around the door frame were dry rotted there was mold in the basement the kitchen was dirty when I got it the refrigerator and the stove are so old they didn't work properly at first refrigerator didn't freeze at all and then all it did was freeze the stove sometimes work I had to get a hot plate and a mini fridge the air conditioner and cooled the first two levels but the third level no it did not cool and it took forever for it to cool the two levels below it's an older air condition therefore my light bill was sky high I am a single person with an $600 electric bill.

Good and affordable apartment. If you are student of Wichita State University (WSU) definitely live here because there are many students living in this apartment from WSU. Although they are short of maintenance staff but they take care of request seriously and maintain it within time. I learned about the house stuff from this apartment.
