Horrible online payment system big fees They make home ownership miserable. For many years I would defend HOA neighborhoods. Now I know better. I will join many wealthy professional people I know who would never move to a HOA neighborhood. Before this property Management company I happily lived in this HOA for around 10 years. Now enforcement of covenants has become a way to harass homeowners. They don't answer calls or emails make up covenant violations for things that have not changed for 10+ years

I'm real and understand an HOA company isn't always viewed in a positive light because their role is to enforce rules and make notifications when rules are broken. An HOA company however also is the hub of communication for homeowners to work on project approvals and other related activities. Personal experience over the many years with Rodney's company has shown very slow response times in questions and other requests. Dishonesty when it comes to those situations when questioned about them and pure arrogance from the top down. Unfortunately, HOA Management is good about criticizing others, and less about helping a community for the better. Recently a company purchased HOA Management and shifted Rodney to a contact of employment. My hope for HOA Management with a new owner is employee integrity and humility is improved as well as employee morale. Since 2014 our community has had 3 or 4 community managers. Making you wonder about the work environment displayed from the leadership team. Based on my interactions with Rodney Wright, he is arrogant and lacks humility. Beware of using this company. There are other options in Wichita that provide better customer service for lower cost. They are much easier to work with and more accommodating to customized plans for the end customer instead of a one fit all approach. If I could get negative stars I would.

ZERO COMMUNICATION SKILLS. Extremely hard to work with. Will not return phone calls or e-mails. COWARDS. I asked for my situation to be taken to the board before our move. Whatever the board decided, I would have gone with. The board met and I was never told their final decision. Instead a lien was put on my home. I called multiple times to ask why I wasn’t made aware of their decision. I was proactive from the start about this. Our home was built incorrectly and I had no choice but to leave our trash cans out while we problem solved. I had two kids in diapers and the time and a huge section of the drywall in our garage was torn out causing the smell to get in our home. I tried to solve this problem for a year. Asking for leniency during the pandemic since we couldn’t have contractors in our home. This company and the people they hire are unprofessional. Before you buy a home, make sure you read about who manages the HOA. If it’s this company, you’re better off buying a home somewhere else. And if any of you jokers from this company tires to respond and call me the difficult one, I’ve saved all my e-mails. I’ve recorded my phone conversations with you.

If I could give no stars I would. Over the last 10 Years in both neighborhoods I have lived in, I have had terrible customer service, lack of communication or rudeness. They do not respond to calls or emails. I’ve had to contact them multiple times to get someone to answer or call me back. They do not have enough staff to handle the neighborhoods they do. For paying hoa dues, I sure don’t feel like I’m the customer. Year after year I have had problems with my pool keys or they don’t work. They aren’t open on the weekend when the pool is in high demand so you are left with not getting to use a service you paid dues to use. If you are a neighborhood, I would not have them do your management. Kindness goes a long way with a homeowner and they do not treat them well.

We received a notice to 'please remove the 'dead' tree in our front yard'. the letter was dated 4-18-2022. It being very early Spring, the buds on the tree had not yet blossomed. I took a picture about a week later showing full leaves & the tree is full and gorgeous....really picky and I don't think they know what they are doing!!!

Absolutely horrible company. Sending threatening letters for NO reason! My trash comes FRIDAY AFTERNOON…. We work during the day. Why am I getting letters about my trash can on trash day? Letters to replace dead trees… during the fall / winter. Complaining that our cars are parked on the street even though they move every single day, and are rarely parked ON THE STREET! Obscure billing issues, admitting that they messed up the billing but refusing to fix it. Letters about painting trim while WAITING FOR THEM TO APPROVE PAINT COLORS FOR THE TRIM! Absolutely atrocious company and unwilling to fix mistakes or think about things before sending nasty letters.

The lady was arrogant and rude when I called in to discuss a non compliance letter I received about exterior paint of my house. Their practice of enforcement was shady, would not make it public information. A lot of neighbors I know have same problem with them being super picky and strict. Really make me regret buying my home in this neighborhood, and I can not recommend anyone to move to our neighborhood because the HOA situation. However, the male owner seemed much nicer and polite during the meeting with me.

Where do I even begin with the absolute disaster that is HOA Management Services? If I could give them zero stars, I would gladly do so. This so-called "management" company has single-handedly redefined incompetence and inefficiency. From day one, it was clear that professionalism and basic organizational skills were foreign concepts to this company. Communication? Forget about it. It's as if carrier pigeons would have been more reliable than their so-called "communication channels." I often found myself wondering if they were employing a team of well-trained crickets to manage their correspondence. Now, let's not forget the cherry on top of this incompetence sundae— their staff. It's baffling how such a collection of individuals lacking basic customer service skills and courtesy could find employment. It was as if they underwent special training to master the art of condescension and dismissiveness. In summary, if you're searching for a management company that excels at neglect, mismanagement, and an utter lack of professionalism, HOA Management Services is the perfect fit for you. I wouldn't wish this nightmare on my worst enemy. Save yourself the headache and steer clear of this abysmal excuse for an HOA management service.

Zero stars just like the majority of people on here. Horrible company that does absolutely nothing for your neighborhood except harass people and charge them an absurd amount of money to do so. I got a bill from them in the mail for my yearly dues that had 4 months of late fees tacked on to it. I went ahead and paid the yearly fee minus the late fees and I called them to let them know that this was the first bill I had received and they told me they had emailed me the other notices. When I told them I had never received those emails the lady acted like there was nothing that could be done. I asked her if she could show me proof that they had emailed me and she said no because they stopped using the company they were using to send those emails. I asked why they stopped using them and she says....(Wait for it)....."WE STOPPED USING THEM BECAUSE WE HAD SO MANY PEOPLE COMPLAINING THEY WEREN'T GETTING EMAILS FROM US". I can't make this stuff up. I told her that I would like to have them remove the late fees and she said the only way that could happen is if the board approves it. I said that that was the most absurd thing I've ever heard but go ahead and run it by them and let me know what they say. Never heard anything back until I got another bill that included ANOTHER late fee. I called to talk to the same person and left her a VM. She left me a VM saying "oh yeah I sent you an email earlier and then tried to call you but the call wouldn't go through, but the board denied your request". I don't believe she even did any of those things. These companies are an absolute sham and should be shut down. They don't do anyone any good at all. Will never live in another neighborhood that has anything to do with them again.

Today I had a very pleasant conversation with the young lady at the desk when I called in regarding why my RFID card was not working to access the pool. It was a simple fix that she took ownership of and now we can use our local pool! Thank you for your professionalism and overall courtesy as I know how difficult it can be when dealing with the general public.

To the community we need to start a petition to have HOAs removed from Sedgwick county due to racism bias and prejudice and for violating the United States constitution

Our Board hired HOA Management several years ago. It is the best move we could have made. Our neighborhood is desirable and affordable and homes move quickly once they come on the market. The main reason for this is that our covenants are regularly and fairly enforced thus preserving our property values. I notice the positive reviews here are mostly from current board members who have an understanding of the role HOA Management plays in carrying out the direction from the board. Do we have some occasional issues? Yes. Those are mostly about the failure of various vendors to live up to expectations. Those are not the fault of the management company and are addressed. I served on the board when we had full responsibility for billing, collecting and enforcing. That was a heavy load that should not fall to any residents of the neighborhood. Thank you Rodney and staff.

We were told there is $100K in the HOA fund to cover costs to maintain the property. My easement has been cut twice since February 2023. After calling 4 times in July. Just for contractors to come out and complain to my neighbor that someone complained so they were here now. I've been told by the manager that the contractors are not doing their jobs but nothing is happening. $284 a year for false promises and cheaper trash isn't worth it. We don't even have a community pool. It took them until the end of July just to clean up around the "lakes". After being told by the manager that the contractor said the job is much bigger than anticipated and a new deal will have to be worked. It was much bigger because they waited 4 months to work on it. I'd like to know how far that $100K goes and when will we actually have another meeting. Are there any attorneys here that can guide us on how to escape this poorly managed "HOA Management"??

They keep sending letters about the yard. We have WEED SERVICES every single day and they keep sending letters, now they are sending fines. I'm going to pay them a visit and hopefully figure this out for my dad, he works hard to keep the yard up and they have ZERO COMMUNICATION SKILLS ABOUT WHAT IS WRONG.

Zero stars. They do not maintain common grounds properly. Apparently they can't keep an employee for more than 2 months, so community managers are constantly changing with no new contact info relayed to residents.
