We booked and prepaid for 2 adjoining suite rooms months in advance four our family trip. When we arrived, they had none of these rooms available. They claimed to not be able to find our reservation until we gave them the numbers. They said they had no suites open and just 2 basic rooms. We ordered the suites as we have a large family and needed all the beds. To top that off the rooms they wanted to give us were on different floors. We were not willing to be on separate floors than our children. With much attitude from them when bringing that up, we were told we could take the rooms or go elsewhere. It was late at night and we had been driving most of the day. When asking if there was anything else they could do, they put us all on 1 floor and reluctantly gave us one of their "jacuzzi" rooms. We never got the type of rooms I paid for. To top this off, the place and rooms were in great disrepair. You can clearly tell that the owners only value getting every dollar out of the place and not keeping up with any maintenance. I highly recommend you go elsewhere.

The people were friendly but the hotel is undergoing a remodel and some of the rooms that have been remodeled were cheaply done and reused the beds. The bed we had was not comfortable, I think I would have had a better night sleep on rocks than the beds. The room we had was pretty small for the price we paid too. I've been in other red roofs and had better rooms than this one

Came here for nostalgia as my husband pretty much grew up in this hotel. It is a bit aged and could use some cleaning and refresh of some things such as paint. Towels still say Holiday Inn on them but it hasn't been a Holiday Inn for many years. They used to own this place but built a new hotel down the street. Apparently, they sold the towels with the hotel. It has a bland free breakfast with the basics. There is a decent indoor pool with a small water fall. The kids enjoyed this a lot and is the reason we came to a hotel. There is a hot tub, but it seems the type one buys for their house, so not big. There was a lot of noise from the highway, but that is to be expected given the location and not much to be done about it. We were on the 4th floor facing the highway. Edit: Appreciate feedback of hotel response. We would stay here again. Also forgot to mention they do require a deposit plus room cost. For us, that deposit was $100, which is not available to us for the rest of our trip until it comes back later on. This may he important to someone as not all hotels do this.

I found a great rate online and for the price the room was the very basic and perfect for our one night. The room was clean just dated. Loved the pet stay for free. Incidental fee was $100 which can take 3 to 7 day to go back into my bank account but understandable it's so high. The pool was warm and nice and big. The evening security guard (Leland want to be) takes his job way to serious. Would stay again.

I’d like to start by saying, we stayed as a group with family and booked two “premium upgraded” rooms. The ONLY reason it gets 2 stars is because it does have a nice pool. But our stay was anything but nice as far as our rooms go. The beds (double bed rooms) are TINY and uncomfortable unless you’re just 1 person sleeping on the bed. I’ve never seen such tiny beds in a hotel. They were smaller than my daughters full size bed at home. There were blood smears (disgusting) on the inside of our bathroom door. (I have pics) and the staff was AWFUL. This hotel needs serious upgrading. You can see where they just painted over some of the plants when painting the floor around the pool. It was really sloppy. More than a fresh coat of paint is needed for this hotel. They need new fixtures new bathrooms new beds the entire thing needs updating. We stayed 06/24-6/26 and had 4 people in our room (2 kids/2adults) By the second evening, we were out of towels obviously (they put 4 in our room and we had 4 people and never refreshed out “premium” room) and when I went to the desk to get more towels I was rudely told “I’m not giving you any towels until you bring your dirties to me” I was shocked, and disgusted. Why did I pay for a hotel room when they are making ME do their job and carry our dirty laundry through the hotel to get clean ones 🤨 I’m supposed to be on vacation NOT working as a hotel housekeeper. I’ve stayed at hundreds if not thousands of hotels all over in many different states. And I have never experienced this in my life. One of us went to get everyone “breakfast” small muffins, granola bars and sunny d (pathetic but better than nothing) and were told “ONE PER PERSON” so each person had to go get something if they wanted it even though they could look and see our room has 4 guests. We also noticed that the back entrance is a hot spot of “illegal” activity after seeing “deals” occurring both Friday and Saturday nights. The pool hours are kinda lame too, it doesn’t open until 9 and closes so early. There aren’t many hotel w/ pool options in Wichita, but I’d never stay here again and don’t recommend this hotel.

BEWARE!! The photos of this property make it appear to be a "decent" hotel. It is anything but!! Within 10 minutes of checking in I checked out! The upgraded room I reserved was not the same room depicted in the photos. Just getting off the elevator onto the third floor made you feel like you were in some sleazy hotel you would see in a movie. The room was extremely hot and although the AC was running, it was either not working properly or did not have the capacity to cool the room. The TV was tilted to the side and appeared to be ready to fall off the wall. When I sat on the bed I sank into it 4-6 inches. While I did not do a full inspection of the room I saw enough to know it was not a place I was willing to spend the night in. The entire property appears old, run down and extremely outdated and in dire need of maintenance, repair, renovation and upgrades. After reading some of the other reviews (after the fact - that's on me) I would agree that safety in and around this property is questionable as well as a concern. To the owner of this property - no need to respond. I am sure the property I am describing is your property.

My son took his family. Said the pool was too cold to be comfortable, but worse, when they were sitting in room, heard / saw water coming from ceiling over shower. Gave deposit back, but should've added some discount. They didn't want to get in shower, hesitant to be in bathroom. The company should give them discount, and hope to all, that it's repaired properly.

Pet friendly with nice first floor rooms opening onto the "tropical" pool area - large pool, hot tub, saunas and warm, romantic lighting over all in the evening. Large breakfast room with hot items. Some, but not all, front desk staff were friendly. We would stay again.

Room and stay was excellent, but the reason for my 5 🌟 review is for the hotel clerk, Elmer. I had lost my glasses and he took the time, not once, but twice in finding them & even netted them out of the pool 🤽‍♀️ ; they had fallen out of my towel on the way out earlier in the evening. So, many thanks Elmer, you're definitely my hero! 🦸‍♂️

Rooms were fine, pool was fine, location is fine, but probably wouldn't stay again. Generally lacking in upkeep and we didn't eat continental breakfast the second day because none of us enjoyed it the first day. Hot tub wasn't open on Sunday during posted hours. Original check in staff was kind and did a good job juggling the multiple needs of guests at midnight when we arrived, but front desk staff other parts of the weekend seemed dismissive.

We are thankful for this room since we were denied at another hotel for having a pitbull. However, our room was REEKING of cigarettes and did feel or smell very clean. It was 5 AM and we had drove for 16 hours and just wanted somewhere to rest. We did not use the covers or the bathroom due to the cleanliness not being up to par and I didn’t ask for a new room because we were exhausted and just didn’t feel like moving our stuff and two dogs and the hassle of trying to get a new room. The staff was nice. Would not stay here again.

I rented room for 2 nights 10/20 and 10 /21. At first I was pleased with staff and cleanliness of rooms but the night before departure I was a wake and felt something crawling on me .Much surprised it turned out to be a bed big I don't know if anyone's ever had bed bugs but they are a serious problem and can cost thousands of dollars intecieved no help from the staff or non existent management I laundry my own clothes before and am still scratching myself from the bites I received during my stay one would think management would try to compensate me in some way for my discomfort and price I paid staying there .I feel they owe me my two nights of comfort in a room without bugs Dennis r fox I did catch the one crawling on me took it to the front desk so they know room 104 is infested but have done nothing to compensate me for my time missed sleep or discomfort so if you want to sleep with bugs stay here.

We have stayed at this location multiple times over the last several years, this will be our last time. They no longer serve breakfast, there were several individuals in the pool area swimming well after curfew smoking marijuana and being loud, our "Premium" room that was supposed to include pillow top mattress were not (they were hard non-pillow top mattress), and worst of all to top it off around 2am there was a gunshot in the pool area causing a family member to become so scared they were not able to sleep the rest of the night.

I liked the hotel, the first room had a bad air conditioner and they said they would upgrade us I actually liked the first room better than the second room it had more problems and altogether it took 6 hours just to get settled. we were going to stay another day but I can book it on their own website cheaper than the 20% off they want to give me for all the problems, there was no incentive to stay another night and pay full price for a room that still had problems. There have been improvements done to parts of the hotel and it's looking better, very disappointed about the breakfast it ended 2 days before we stayed we used to enjoy that staying there.

The hotel was in a great location and the pool was very nice. The kids loved it. And breakfast was really good with a nice selection. BUT... there were a lot of issues. 1) the breakfast room ac was broken so we had to eat in our room. 2) I got a poolside room and the poolside doors don't open from the pool area making the point of the extra charge pointless. When i mentioned it, they said it was for security, however it created a bigger security issue because i saw several people propping their doors open while at the pool. 3) the hot tub water was yellow and smelled like cheese. 4) no pool towels were available and the staff was rude when I asked for some. 5) there were bugs in my room and in my friends room as well 🤢. 6) I had a room with 2 queens (sleeps 4) but the room only had 2 towels. Same with my friends room. 7) the TV remote in my friends room didn't work and it was obvious that a sticky liquid was spilled on it previously. 8) the doors to our rooms were hard to open/close and wouldn't latch on their own causing a HUGE security issue. Which is ironic considering they cited security as the reason the poolside door locks didn't work. 9) the hair drier in my room didn't work at all and the one in my friends room sparked when she started it. The staff said "It probably got wet. Let it dry out." That is a fire hazard and unacceptable. I didn't bring most of this up to the staff because they were so rude with the 2 things I did mention. I knew it wouldn't make a difference. I will never stay there again which sucks because the pool and breakfast are among the better ones in the area for that price.

The staff was friendly and the dogs were free. Bathroom repairs looked like an amateur did them. The breakfast room was trashed. The wait staff put out breakfast and quit. I really didn't blame her because the guest acted like animals. The breakfast room was also very hot. They never offered a discount. We had to eat out. The rooms themselves were clean. We had 3 airplanes fly low over us. I'm glad it didn't happen all night. I would say it was decent for the price but could use some improvements. I'm not sure why none of the management or other staff didn't step up? When you lose staff sometimes the owners/managers need to step up. I'm guessing no one checked on the breakfast room or the staff.

In accurate room, description on website, advised it was a double room, but was charged for one room, had to purchase a additional room, and that room was not adequate for stay so they moved us to another room, and the air condition was not working properly. TVs are small, did not have sufficient amount of towels and beds were thin and hard. Comforters need to be replaced, will not recommend or come back as I do not feel like I got the best service for what I paid. $250 for two rounds. I could’ve stayed downtown at the Hyatt for that amount of. The only thing good out of the whole deal was the pool side was decent however, water was cloudy. Chlorine level was extremely high and there were no towels for customers to utilize after getting out of the pool. Elevators are definitely not up to code and lots of homeless people hanging out and around the property. And lastly, their smoking policy is a joke. As I was coming up to my floor, there was a gentleman hanging out in the lobby, smoking a cigarette like it was the thing to do. Rooms were smelly as clearly. People are not adhering to the smoking policy. Also, the staff never offered a discount or inconvenience fee for any of their mistakes as we moved rooms several times and called with several complaints. And on top of that they’re false advertisement cost me a additional $130. I believe this is the main reason why I will not recommend them or ever come back. I haven’t had the breakfast yet, but will post update after checking out tomorrow on that experience.

Last three visits, I checked in to find the room dirty.... unmade bed, used towels... not cleaned. Called front desk the last time and was told I'd have to pay more to get another room and that the manager would reach out. Have called back several times over the course of a month and he's never there and does not call back. I'm hearing theres a bed bug problem like the west location. They lost my business for good.

Lovely pool, hot tub, sauna, area with 6.6 ft deep end which is rare for pricing range. Staff was helpful. Commodities where low end, hated the soap and shampoo. Guest for our 3 day visit were on the loud and rowdy variety. I.E party. 2 am coming and going. Mid aged teens pushing all the elevator buttons. And empty 12 pack beer package sticking up out of trash can by elevator for almost 30 hours.

The rooms could be updated, but they are nice.the staff is great, very helpful. The breakfast was awesome, not a huge variety, but good. The pool was cold but awesome. Espically at dark, so neat, such a great vibe. We loved our stay!!! They have a hot tub as well. It was so great for the price.

Moderately clean. Looked like a nice pool but it closed to early. VERY disappointed because shortly after arrival I asked the desk worker if I could get a 12 pm checkout because I knew my room mate would need to sleep in. He said that was fine but to tell the desk worker in the morning also. So now I am told that I must be out by 11:30 and my room mate is disappointed in me due to your lack of communication within the staff. Please help me here as she is being rushed now and I am being blamed for your poor service. I'll get it in writing next time, if there is a next time.

My daughter I checked in at 4pm and went to a show. We arrived back around 10:30pm. I was awoken to my daughter's distress of finding bed bugs in her bed. We checked both beds and they both had them. We took pictures and asked the front clerk to come to the room. She refused and offered us another room. We checked out at 1:30am and drove the 5 hours home. I sent emails and left messages for the GM which were never returned. I'm very disappointed in the lack of communication and customer service. We had to deal with bug bites for the next 2 weeks.

We selected this location for convenience on a long road trip. Our Shepard mix dog stayed free and was welcomed. It was New Years Eve as evidenced by the broken glass, party favors, spent fireworks and discarded weaves in the parking lot. The parking lot area seemed very sketchy, but the rooms were quiet and clean enough to get a comfortable night's sleep. Pool area looked great, we didn't get a chance to use it. Staff was friendly.

Nice hotel and we almost made it the whole two days without anything odd happening. Spoke to an employee earlier in the morning about doing a late check out and they told us that would not be a problem. A while after they changed their mind, and we were allowed to remain in the lobby, they did apologize and explain they had more people than expected book.

Bad room. Dirty towel outside my window with no way to remove it. Scenic view of a gravel roof. Website said pool was open. It's not. 3rd floor reeks of marijuana. Refund would take a week to process. Offered and withdrew a discount. Super not pleased.

Wrong room was reserved for us eventhough it was made on the phone with the front desk. They said it's a common occurrence. The correct room was sold out so my son slept on a cot. The first room bathroom would not stop flushing and the door hinge was broken and would only close when slammed. They put us in the room next to it but was only slightly better. The front desk girl had no idea if they offered breakfast in the morning. No they did not... attached photos are from our stay.

If I could leave zero stars I would. Cheap trashy hotel, but dogs stay free! The rooms are dirty. Stains on bedding and towels. hairs in the shower. Urine on the toilet. The pool was ok, but they never had clean towels. The key cards needed replaced multiple times each day and the staff seemed irritated and put out when asking for a replacement or for the issue to be fixed. Water constantly dripping from the ceiling in the hallway on the fifth floor to the point the ceiling caved in and smashed all over the floor. The maintenance crew left a bucket inside the ceiling to catch the water which was already overflowing ,but replaced it with more janky tiles without emptying it first. Then the ceiling fell onto the floor in the hallway again multiple times within a couple days outside my room. The buttons on the elevator sometimes spark it's probably fine though. 🙄 I booked my stay for a few weeks because I was in the middle of selling and buying houses. I was told I could only pay for one week at a time, and when I went to pay again for my next week was told they booked my room to someone else and I needed to be out in the morning because they had no more rooms available. They recognized the mistake but couldn't offer any solution just a whelp we messed up but don't really care. Terrible customer service. I don't smoke, but was contact high in my own room. Multiple times people in the parking lot or around the building try and scam you for money. This place could be nice unfortunately it's a six story pile of junk filled with even more garbage. The included breakfast is old coffee semi warm and expired cereal bars. Read the other reviews. spend the money to stay in a nicer hotel down the street. This is a nice stay for some and for everyone else with standards it's not acceptable.

The only thing I can say good about this place is that it was clean. Outside of that it was not worth the price I paid. Booked a pool side double deluxe room thought the beds was going to be bigger then what they where. So I went down to address our issue and to see if they had a roll away or cot we could use and was told they did not offer things like that. We couldn't even get to the pool from our deck, had to go outside and walk all the way back to the front of hotel just to get back inside to get to the pool. All the vending machines there did not work. Hotel had 2 elevators but only 1 elevator worked the whole time we was there.
