This is by far the worst place and management I have ever delt with .. if you are smart you will not rent here. Raise rent every year and office staff is unprofessional.. Do NOT RENT HERE.

Do not under any circumstances move here, if you value the things you own or want a safe space to live with good storm shelters, at a park that keeps their promise then stay away. When we originally moved here lot rent was $250 a month with trash service included and recycling carts at the front of the park.It wasn't perfect because the roads were a little rough. A new owner took over and raised the rent by $100 but repaved the roads and driveways. As well as taking over the mowing responsibility, they also promised a path around the lake, horseshoe pits and cleaning up of the lake. They moved in a bunch of rentals and crime increased , people started speeding through the park putting kids and pets in danger. Then before they finished the plans it was sold again and the rent was raised once more. Again they promised a path around the lake and other improvements. Never happened, they took away the mowing and started charging extra for trash , and you have to use their trash company. Since then the rent has yet again been raised. For the first part of the year they didn't even mow the vacant lots until mid June. The grass was over 2 feet tall. Now that they mowed they have decided it's time to start charging the tenants a fee if they don't mow and another fee if the park has to mow it. Due to the fair housing laws they can't make an accommodation for disabled residents. On anything,their office is not handicap accessible. The only storm shelter is over a half a mile away from the lots in the back of the park. Our street light has been out for over a year and our neighbors had their catalytic converter stolen while in their driveway. There's a literal scrapper in the park taking cars apart and selling stuff. Again I say, do not move here, they even tried to charge us a pet deposit on our lot for an indoor cat in the house we own. I have personally witnessed a pickup truck speeding down our street narrowly missing a 4 year old kid that was outside playing. And now guys on 4 wheelers and dirt bikes zooming up and down the road. Stay away, do not recommend. 0 stars

I been living here for almost a year, and I can tell you that this place is horrible, if you need something major fix it takes them for ever to fix. Not to mention is like pulling teeth trying to get an answer about anything the response is alway that they are slammed with work. These new trailers are junk and falling apart they are very poorly designed, the trims are falling off the walls, the ceiling is coming unglued and sagging. And for the money you pay here is definitely not worth it. When it comes to renting a place definitely go as far as possible from this place.

Please Do Not Move Here. The neighbors are great and the park is very quiet for the most part . But the management is horrible they are nice until they get you in. They don't fix things, Never have Staff I mean NEVER turnover is so high. They don't work with Tenants at all it's all about money to them the will give you a 3 day notice even if you make arrangements with them . Since I been here three of my neighbors have moved . Two of the trailers are still nasty and dirty. The one across the street they just cleaned it up because someone just bought it. You can't have nothing in your yard no play places for kids, no pools,and there lake is dangerous and your can't swim in it because you will be sick but they let ppl fish in there that is so disgusting if you have a right mind and common sense that will tell you if you can't swim in it you shouldn't be eating out of it. This place is horrible and everybody is not rich we're trying to be able to live somewhere comfortable somewhere affordable somewhere where we know that we can set roots. Please if you have a chance go somewhere different do not waste your money here because it's not worth it, it will bring you more problems than peace.

This place went to court for refusing to give a urn with my grandmother's ashes and then basically claimed to know nothing of the sorts. I'm putting this right here because of the crooked people that run the community.. if you could help me out with spreading this news it would be appreciated. thanks..

Took my great grandkids to the play park. There was a lot of damaged equipment. Broken picnic tables. There were broken limbs all over. The fence was open to the street behind(south) the play area. Seems like they could afford to take better care of the place. Especially since new trailers are going in. A lot of new kids to be playing. Need good safe places to be.

They will rip you off every chance they get. Not a safe community at all. Their maintenance staff came into my home and stole a 55 in tv. Caught them on camera.

Nice place to call home. Lots are clean and large. The management is friendly and makes sure to help whenever needed. Linda and Megan are working hard to help make sure the residents enjoy the community. The lake is stocked with fish. The community is nice and centrally located to all the major highways.

A slum of a place!! They can't fix things around there for anyone's safety!! Have a 92 yr.old mom that live there n they can't do any safety work around there!!!!!!

I lived here for two year with my parents then started having my own trailer. no one care to slow down at all . there is always people fly down the road not that long ago my neighbor right next to us hit our lab puppy ,we have a gate on our porch but it was open that day and his owner was at his parents across the street the lady hit the dog going pretty fast he got like that he wasn’t very bad injured . The office never told us that people can swim in the lake have seen so many families go with their babies and kids down and swim. The office just need speed bumps this wasn’t the first time that a animal got hit by our trailer.the office just needs to do better it’s a nice place to live but needs more improvements and a lot more communication from the office.

Update 12-23-2022 renting a one bedroom four your old mobile home here and electric bill in summer averages 140 and in the winter time over 250 neighbors with the three bedrooms have average electric bill in the summer over 300 and over 500 in the winter with these poorly insulated and all electric homes. Also pipes are not heat wrapped and freeze which should be standard mandatory for any mobile home community. Also too many people just leaving their dogs either chained up or in some fences enclosure outside all day and night barking non stop. Even new neighbors who moved in after the first of the year trashing the front of the complex with dollar general shopping carts and junk lying all around their house. Hit and miss on the neighborhood. Depending of course on who your neighbor is or isn't. Some are just down right trash (very back of the trailer park in a lot of the older homes) so it's no surprise when those people have unsupervised young children who cuss out adults, or decide they'll never cut their grass, leave their yard wrecked with junk/trash strewn all about. Definitely needs better enforcement of keeping up the place vs the mobile home communities that actually care in town and haul out these last junk homes which make the place look like your typical trailer park.

This park has been home for us for 32 years . We know that if we need anything we have friends willing to help when we need it. There are honest hardworking people here, some friendly, some keep to themselves. But usually quiet in here.

I'm not a resident here however I do most of the plumbing for the entire community when issues come up. When they do have issues they are very prompt at getting them handled and everything getting done the right way. Most establishments like this one usually go for whoever can do the work the cheapest even if that means cutting corners to get the job done, but that is not the case with them. I'm not a cutting corners to get the job done kind of company nor am I the cheapest. I am a do whatever it takes to get the job done correctly in a timely matter but always done right kind of company and they see every job through to ensure their residents are being taken care of. Not only are they persistent on the job being done right, they are one of the easiest to work with companies I've came across in a while. Very nice and polite, which these days unfortunately is hard to come by. I just wanted to give them praise for being excellent in my opinion. Thank you

I have a friend who lives here. She likes it alright, and it's pretty decently kept when seen just briefly driving through to hey place!

My family lives here. It's always clean when I visit. Very quiet community where they live, up front. Can't really tell you about the other parts. The lake looks really relaxing

Great community manager. Goes up and beyond. Her staff is fantastic.

I recently bought a mobile home here. Ms. Linda was more than accommodating to help me with the process. She was honest and upfront and made the process so much easier, less stressful and in turn made it a great experience! The area is quiet and well kept. The lake is such a treat to swim, kayak or fish! I LOVE IT HERE! Thank you Ms. Linda for your efforts!
