The place is very old and needs many repairs, the apartment they rented us smelled bad, they told us that with the passage of time it would go away, but that did not happen despite the fact that we bought products to perfume the carpet. Another important point was that they charged us 385dls of extra money accusing that we left the walls dirty and my sister and I only lived in that apartment to sleep since we worked 12 hours a day and we had no furniture, only the essentials, they do not respect the deposit to use it and pay to clean the carpet with the deposit. Consider another better place with good reviews.

The whole Year and a half I lived here was an awful experience. Last summer, many residents including myself were without AC the entire summer. With inside temperatures being over 100 degrees, a few tenants had died inside their apartments. They also tried to charge me an extra months rent even after giving my 30 day notice, and charge me for "damages" that were left by their maintenance. That never re attached everything or re painted my bathroom after re doing it, also tried to charge me damages for the hvac system in my house leaking and flooding my hallway floor. This place is a Joke and could use better management.

Very expensive and the rent keeps getting higher and higher. They can't keep a manager and the apartments aren't worth the cost they are asking. It took 3 months of fighting to get what little deposit they owed me, they kept saying I owed them. They tried to charge me a whole months rent when I gave them a 30 day notice and was paid up to date. Brand new appliances break within a cpl months of moving into my new place and it took months to get a new one.

Lived here for approximately 3 years, never saw any real changes besides freshly paved roads. They lost my original lease and tried to put the blame on us. Roaches, bed bugs, wasps, and ants are a HUGE problem and they won't do anything to help that. I put in multiple requests for maintenance to come out and look at my balcony because its falling apart and GOT NOTHING BACK. Also maintenance will try and blame you for anything wrong with your apartment, and they knock 2 times and enter NO MATTER WHAT. Look around before you decide to pick this place because it will put you through your paces.

DO NOT LIVE OR APPLY AT THIS APARTMENT! THEY WILL STEAL YOUR MONEY! AND THEN ACT LIKE THEY DONT KNOW WHERE IT WENT. my spouse and i applied on their online system. HUGE MISTAKE . we paid over $150 for just the application process. they will keep a security deposit even after you said you didn’t want to live there and then not cancel your application until they can legally keep it so that way you still don’t get anything back AFTER STATING YOU DIDNT WANT TO LIVE THERE! their management is HORRIBLE. we asked for corporate number and they kept giving us a number that wasn’t active they don’t care they just want your money . DO NOT APPLY HERE !!!

Staff at this place are terribly rude especially Hailley. There was trash pouring out of containers like they have not paid the bill, environment very unkept. I would give a 0!!! This is the cleanliness of a/c units that I am sure the renters are paying enormous bills because of and will be going out soon because of the strain on unit. Unable to add new review so added to my previous review!!!! Maybe I have been blocked. Trash over flowing, didn't pay trash bill or needs to have picked up more frequently. Will not be long before rodents move into the trash lying around.

I have recently moved into magnolia lake and I will say the lake is beautiful and the apartments are spacious HOWEVER my ac only worked the first 2 days while I was moving in. I have now been waiting over a week for them to repair the ac. The office staff is extremely rude. I’ve had to pay for a hotel for my children and I to stay in and they are not taking any rent off due to this. They just tell me they have up to 2 weeks to get the unit repaired. They do not care about their residents. I’ve asked for phone numbers and emails about who else I can contact regarding this and they just say they don’t have one to give me.

Catalytic converters stolen constantly, cops always coming out to apartments, horrible condition apartments that stink, terrible ownership and management, as well as a complete lack of care or maintenance. Every sign you read driving in is an absolute joke. Slum Lake apartments should be their name. Don’t wast your time or money with these scummy excuses for apartments.

My dad put in several work orders that were canceled over the span of 5 days to fix their AC during June of 21'. These actions resulted my mother being killed. The apartment's thermostat was over in the 80's or 90's which exasperated my mom's medical conditions. I do hold the owners of the complex and that manager, Kim, responsible. I would advise strongly not to move here.

What type of place NEVER answers the phone, never returns phone calls and doesn’t respond to emergency messages? Magnolia Lake that is who. Bathroom has been flooded going on 3 weeks , multiple calls, multiple messages, emails. Nothing has been done! Better not miss that rent payment or be late because that’s the only way they will reach out! Ridiculous!

Those apartments are horrible mi sister susana ramirez was living there for only 6 months she left because of the pandemic but she pay the last month and she was good on making payment however. Nobody notice her that she own 380 dollars for being dirty her apartment she didn’t have anything. Now she can’t get an apartment for owing that money that’s crazy

I absolutely love living here. Things to do right outside my door! Canoes, fishing, paved trail, and sitting on my deck watching the sunset...

I have had multiple issues with AC, flooding, mold from the flooding, and appliance issues. They never fixed the mold. They never fixed the warped cabinets from the flooding, I was without hot water for over a week. And now the frig quit working last night and I left 2 messages for the emergency maintenance and did not get a call back. When I went into the office, and expressed my issue and as to why they did not contact me, this nobody Young woman told me to figure it out. I will be contacting the better business bureau and the news channel.

Rent is high, apartments are trashed. There's garbage in the streets and it smells like sewage. Good luck trying to get your deposit back. I'd recommend getting a lawyer the second you move in because this apartment complex will screw you at every corner possible. Or just don't come here at all!!!

The neighbors are great, nice view of the lake. Biggest downfall is that the office could care less for the residents. We moved from 1 apt to the a larger one, and cleaned it to the tee ( I've never left a dirty apt) was charged for a full clean AND paint. I know I should have taken pictures, but like a fool I trusted the office to be honest. NO ONE EVER GETS THEIR DEPOSIT BACK! I talked to many residents, and heard the same stories similar to mine. Forget about getting things fixed. You will wait months before that happens. Too bad the management wasn't better. Might get a 5⭐ review instead of having to bribe residents $20 off of the next months rent for it.

I cannot begin to explain to you how much I hate this place. Carpets smell of cat urine from the first day. First day I moved in, apartment was 82 degrees and when I tried to open the sliding glass door, it fell on me. I have been without a door for over a month and a half and was told it was "too expensive" to fix. 5 of my lights went out in 2 days and I was told to fix it myself. Tonight is my breaking point, I just bought $200 of groceries and I don't have a car and the fridge just went out. I paid extra for "new" appliances by the way. Avoid this place at all costs.

On our 3rd year at magnolia lake, have had minor plumbing issues due to the buildings being older. Maintenance & management always take maintenance requests seriously, have not had to wait longer than a day or so to get issues fixed. Never had any issues with bugs of any kind in my apartment. New owners have put in brand new washers & dryers with convienient online payment options, and are currently updating the property. Love the view & trail around the lake with plenty of hidden fishing spots, flowers & birds.

Edit: they don’t give deposits back either even if you do all the right things, have it professionally cleaned, carpets cleaned, etc. maintenance *purposefully* ruined my patio furniture, management did nothing to fix it, pay for repairs, nothing. $800 chairs. And I asked if I could just break my lease then cause f that, they said sure, now I owe for breaking the lease LMFAO If u already live here pls make sure to get EVERYTHING in writing, document everything, don’t think for a second that you’re above being f’d over by these people. Short- don’t move here if you value your money and time. Long- the price of rent isn’t the price you’ll pay monthly with loads of hidden fees. Ours added an additional $100+ a month than what we were told. Dog poop is EVERYWHERE. It smells like animal pee inside and outside of apartments. Pee all over stairwells. Maintenance will destroy your property and management will give you an attitude when you ask them to take care of it AND they won’t even do anything about it. Peoples animals use bathroom on balcony so if you’re under the balcony I hope you’re constantly wearing a hazmat suit. The carpets in every apartment are NASTYYYY. I just watched the hired “professionals” clean the carpet in a vacant unit and they were there for a total of 5 minutes and only spot cleaned. The lake is full of trash. The walls are so thin I can hear my upstairs neighbors phone vibrate and I think it’s mine EVERYTIME. I know their names, where they work, etc and I’ve never spoken to them. The walls are that thin. I Can hear people using the restroom in 2 other apartments. I Can hear them cough. I Can hear them walking. I Can hear the vacuum. Bugs EVERYWHERE. I’ve seen roaches, beetles, and lots of moths all over the inside & outside of apartments. Neighbors in another section said they have bed bugs now. It’s gross. And management DOES NOT CARE.

I don’t know what’s wrong with the leasing agents here but they didn’t even know my roommate lived here when his name was on my lease agreement, and he had met multiple of them and done a literal dog interview, the organization at this complex is non existent and I have had issues with the office the two years I’ve lived here so far, not to mention when I first moved in, in august 2021 they literally gave me and my old roommate the wrong apartment key and we were locked out for 8 hours. And then the maintenance had the audacity to yell at me when I called; and they still haven’t changed the doorknob, only one lock works with our key. and on top of all of that when they messed up and are trying to make me pay back pay for a cat they should have been charging me for this whole time and I asked for the owners number so I could actually have a conversation with someone who knows something the number they give me won’t even ring, the people that work here don’t know what’s going on and actually are terrible. Stay away from this place if you know what’s good for you, Frankly not worth what they consider “market value” because let’s be honest this place shouldn’t be on the market.

Not well kept up. Trash blows everywhere everyday all year long. Was a nice quiet neighborly place when we moved in, now it has homeless people hanging out and around and the people they are moving in have no respect for any of the neighbors.

ABSOLUTELY DO NOT RENT HERE!! Management does not fix anything in apartments, they keep changing the payment methods. Do not waste your money here.

0/5 STARS-VERY DISSAPPOINTED WITH THIS EXPERIENCE!! I was happy when I first moved here even when my AC was out for over 3 months. I had placed a maintenance order every other week and was living in 87-91 degree weather inside my apartment this past summer. I have reached my limit with this new property manager, Kim. She continues to disrespect and talk down to us as if we were less than her. She has regard to professionalism or even manners. I don't even know how she is working there because it seems as if she didn't even graduate high school. A fast food worker has more customer service and respect than this old woman. DO NOT RENT HERE!!

Served it's purpose, but thankful we've moved. Heat and AC leaves much to be desired, the units are old, even in the "renovated" units. The granite and new appliances are nice, but it's lipstick on an old pig. The office staff begun to get so lazy that they would allow anyone to "search" for their package of mail in the office by looking through the entire complexes deliveries. Now, the post office will no longer drop anything there larger than your PO style box due to theft and "no secure area to leave a package". To me, that is asinine. As other reviews have stated, the trash problem is insane. Trash outside the bins, blowing around and looking like they forgot to pay the bill. Pros: The walking trail is nice, and where I proposed to my fiancé. The pool is alright early in the year, but it's so small I can't help but wonder the ratio to water/debris after a few months of kids. Quiet enough for Wichita, and the walls are fairly thick between units. TLDR: HVAC sucks, if you can get a newer place for the same or slightly higher cost, do it. TAKE A WALKTHROUGH THE UNIT YOU'RE SIGNING FOR BEFORE AGREEING!

Chaquay, Hailey, and Liz are awesome people to speak with. When I have an issue with either noise, apartment, or parking, they take it seriously and take care of it quickly and efficiently. Whenever I need to visit the office, they try their best to be all smiles and fun, but they are professional about it.
