The manager of the property is helpful, give us many help when our facility is not working! For the apartment, no heating system, can u believe? In Chicago no heater! Cost us 300 USD per month to keep warm with AC in winter! Which is really noisy! And countless tours will come into your unit when u would like to move. They will come anytime just with a simple e-mail β€œwe will visit u tomorrow morning”! For one weekend, there maybe 4 group of people visit your unit!

I'm a former resident who lived in this apartment for two years. And I would NOT recommend to choose this apartment although it looks new and has acceptable amenities in a good location of Evanston. First of all, I could not imagine that this apartment has really POOR heating systems in a city like Chicago. The room was heated by AC and a space heater which does not face to the room. They are totally powered by electricity. Moreover, the windows are not well sealed. Be prepared for a $200 bill each month for electricity in winters or you have to tolerate the room temperature around 50 F!!! I have reported this issue to GroupFox several times without receiving any reply. Second, the wall is thin. You can even hear snoring from your neighbor. And the noise is really frustrating during party season at the end of each semester. Third, mold is easily accumulated in the bathroom due to the poor fan system. And there is also an unpleasant smell in the fitness room. You have to pay $1250/month for a studio. However, you can find a much better place with much lower rent than this in Evanston. BTW, George is really nice to residents and he is always ready to help. That's the only reason I give two stars.

Pros: Great windows, decent hardwood flooring, and renovated modern bathrooms. There is an elevator and parking garage. The kitchens are generally small but at least renovated. You rarely hear footsteps or upstairs neighbors. Clean hallways and lobby. There is also a gym which is clean and has only a few visitors. The staff is really responsive, especially George who manages maintenance. I'm not sure what other reviews are alluding to, but George will fix issues within 24 hours without complaint. You only pay for electric and some miscellaneous garbage/water monthly fee. Sidewalks are always shoveled and salted in the winter. Pet-friendly. Shared rooftop patio that has an amazing view, but people rarely use it. This location is also right across from a small field which is great for dogs, and the lake is a 5-10 minute walk down the road. Big closets too. Cons: Yes, the walls are thin. My unit isn't that noisy, but there are some noises that travel through the walls clearly. The biggest con is the AC and heating unit. There is no central heating, only an electrical unit. Does it heat/cool the rooms? Yes, absolutely. But it's not efficient, or maybe the insulation isn't strong enough. That's the trade-off for big windows. My electric bill never exceeded $80, but it absolutely will go over $100 and even $200 if you have your heating/AC running day and night. I personally only heat/cool the room I'm in, and I don't use heating at night. You can manage your costs better than central, but to each their own. The parking garage has an incredibly long wait list, but at least there's free parking everywhere in the area. You might need to walk a few minutes. Conclusion: These apartments are pretty nice. The windows are especially what attracted me, and it's generally comfortable to live here. If you're hung up on heating in the winter, then you definitely should look elsewhere. I wouldn't recommend this building to any families with children, but it's great for singles and couples.

Frequently see building management staff without masks on during their work hours when mask mandates are posted around the lobby. Residents are also a hit or miss with following elevator capacity (which are small to begin with) and at times, I have stepped off on earlier floors to wait for the next cart. In terms of non-covid issues, only half the washers and dryers work most week, one of the elevator is out every other week, and the fire alarms in all the units go off for the littlest things. The A/C unit runs the heat as well in the winter which is not cost efficient. The only pro to the place is its close proximity to restaurants.

Prime location. Very close to commute. Property is neat and maintenance people are really helpful at all times. Manager responds to emails and queries very nicely. Had beautiful view from terrace. There are few negatives - packages will be left at building entrance, few laundry machines and most of all, no heat. AC need to be used for heat. That can be real problem in winter. Parking is also compact.

I've lived here for more than two years and have had a very pleasant experience. The neighborhood is great; good restaurants, coffeeshops, bus stop, Northwestern shuttle, CTA, Metra, Trader Joes, Jewel Osco, Walgreens. Nice trails along the lake if you're into running/jogging. The property manager and maintennace guys are very propmpt in responding. My side neighbors have been very considerate. The property holds regular social events. The building is clean and you can benefit from a very nice rooftop in summer/fall. If you have issues with cold in winter, you might want to get a portable heater for your apartment. I personally never used any, as the wall-mounted unit worked just fine for me.
