PROS: living space is rlly nice and spacious, maintenance is quick w no problems CONS: security has always been an issue. i’ve lived here for two years and have witnessed shootings as well as two deaths. management never follows up on their promises. we were promised a renovated new property and when we moved in there was paint on the carpets and the laminated flooring has spaces in it with paint. the neighbors are loud and have parties almost every night. when we filed noise complaints nothing was done. people walk their dogs without leases almost all of the time. most recently the property manager yelled at one of my guests when she was the one driving recklessly. she yelled at my guest and proceeded to follow him in her vehicle making him feel uncomfortable. nikki (property manager) is often rude and unreceptive to any suggestions. the pool and hot tub are never maintained and often dirty.

Honestly for the most part it’s really great, neighbors are nice and friendly. The space it self is nice, but lately it’s been SO FRUSTRATING. The hot tub has been down for weeks (maintenance). People ALWAYS leave the gates (doors) open for like 20 people to just walk in. Apparently, People keep bringing glass to the pool, and now I’m prevented from using the amenities on my only 1 (if I’m lucky 2) days off of work.. There are cameras! Fine those people like the signs say you will.. it’s not fair to me, that OTHERS don’t follow the rules. Why am I paying extra to have these amenities, if I can’t use them? I can pay less for same size housing, but I specifically chose here and pay more for the outdoor amenities. It’s really annoying, especially when I want to relax on my very few days off. Besides recent events, Maintenance is usually quick and easy. Jenny is great, quick to respond, and super helpful. Hopefully people learn to respect the rules, or that rules become enforced. Overall I’d say I like the place, but wish there was a better system for going about these issues.

So, after a year of living at this complex, I have mixed feelings about it. Pros: For the cost of rent, you are not going to find much better living conditions in ABQ. It’s not cheap but for the space and room/bathrooms, it’s affordable and reasonable. Maintenance from our experience is pretty quick and well done, the head maintenance guy is super calm and very good at his job, we really appreciate him. The parking is decent and for the most part you don’t really have to worry about others in your space. It’s close to the university, a lot of places are within biking distance and a 5 minute drive to the airport. The pools are large, the gym is nice, and they have plenty of grass areas for dogs. The ability to use the clubhouse for events is also a very nice bonus. Cons: Due to some spaces being AirBnB/vacation renting, people come in at random and you don’t actually know who’s permanent or temporary. This causes some severe issues with security. It also makes it frustrating for long term renters due to random people doing really strange things, such as, looking in your windows or ding dong ditching. Security is none existent, I think we have gone through 4 different security companies since moving in and we haven’t had security in months, this lead to theft and attempted theft, also several times cops having to be called. Even though the amenities say things like “sauna, steam rooms, security, etc.” we don’t actually receive them. 11 months in and the sauna and steam rooms are still broken, with no clear intention on ever being fixed and as previously stated, no security. I don’t think the management mean to deceive anyone, however, it’s very very very frustrating to hear new residents being told about all this great amenities that they don’t actually have. Due to this, several times now, I personally as a resident have been asked on if the sauna and steam rooms work. It’s very upsetting to have to be the bad guy despite not working here, I shouldn’t have to be the one to tell people “no the hot tub is broken” “no the sauna has been broken since we moved in” “no only the women’s steam room works” “no we don’t actually have security…I’ve actually almost had stuff stolen because of it”. I have been yelled at twice now by residents, for informing them of this, despite the fact I DONT WORK HERE! Just wish management was a bit more forthcoming with that information. Update: they have since fixed the sauna, steam rooms. There is no security expect for “cameras” that don’t work. People have been reporting thefts all weekend and I feel like it has something to do with the gates being open all Saturday and the management has done nothing about it. The management won’t address issues that tenants have and instead blame said tenants for all the problems despite it being VRBO people who cause the issues. I am still being treated by guests like I am some type of employee. Got yelled at over the weekend by guests bc they asked me to help them with the sauna and then called me an idiot cause I couldn’t explain it well. There was a huge party for the manager this weekend and they broke so rules that they made and threatened eviction over. And now is acting like they didn’t have any part in it even though it was her wedding. Don’t move here. Unless you literally just want an overpriced roof over your heads, move anywhere else.

The new management is amazing, so greatful to have them, Jenny is always ready to help with a big smile. The maintenance crew are so friendly and helpful with all our needs. Maintenance is quick to manage any issues. It is a safe and quit place to live in

Maintenance definitely gets the job done! They do a lot around the area and are very friendly. The housing areas are very welcoming as well! There are multiple features that I and my family enjoy about living here! The living set up is terrific but what is my favorite highlight of this place is that you can make it feel like home in any area whether it’s the clubhouse, gym, poolside, balcony, etc.

We have not been given our deposit back since move out. We were quite tenants for the most part. I entrusted in this property but with the run around of us not receiving our deposit to being told many different things. To countless emails. To countless people. New people mixed with old people,the people that aren't wanting to handle with making things right. We left the house Immaculate! No damages what so ever. Rachel, zev Nicole aren't communicating with any of the 4 people that lived in this house and that are the lease.

The place is AMAZING 🤩 I love the cleaning. The pool was great and the Neighbors are super nice.The Cleaning staff are super nice and super helpful.We love jenny she helps you a lot.Over all this place is super great totally recommend.

This property has great amenities, managers, and residents! I’ve been here for several events and the facilities have proven to be amazing. Would recommend living here to anyone looking for a place to call home - great for a group of friends, or family!
