    I literally just moved here, it hasn’t even been a full month yet and these apartments have left the nastiest taste in my mouth. Starting from day 1 the management is terrible every one in the leasing office are lazy! I’ve walked in the office plenty of times and never seen any of the leasing agents smiling. I told the leasing agent my mail box key isn’t worked and we literally had a staring contest. Customer service is at an all time low here. I literally had to reach out to the corporate manager for the property. When I moved in they gave me the wrong keys to the apartment wrong as well as the wrong mail box key. Things in the apartment were broken or not there and it’s going on week 4 and they just now came to fix the refrigerator. The property in the back is disgusting so if you’re thinking about leasing here make sure to tour the property thoroughly. There’s trash everywhere, spider webs everywhere. Just nasty. Summer is past halfway over and the pool isn’t even open. I honestly can’t wait til my lease is up already & I HIGHLY wouldn’t recommend.

    I’m currently a resident here at Dryden. I moved in October 2021 and was highly pleased with the property and the property management. Unfortunately, this place has not been the best. Over six weeks ago we turned in our key fob to be updated, we were promised that it would be completed the next day but that did not come to be true. I came back the next day and they let us know that it would be the next week because their system was down. We traveled to Zimbabwe for two weeks got back and still no key fob. They keep saying the system was down and someone was coming to fix it. No one has ever contacted us to apologize about the fob or given it back to us. The gate never works. It’s always glitching. Out of the 9 months we’ve lived here every month there has been something wrong with the gate and two or three weeks can go by and nothing is done. At one point our garage was not working it took over 3 tries to get someone to come and help fix the garage. They would close out the work order and just close the garage. They added speed humps (which I’m all for) but the company that did them did not do a good job and all of them are already broken. They’ve changed management and have not been the same since the original a management was in place. We are leaving once our lease is up.

    Everything YOU DON'T want to live in you'll find it here. From roaches, insect droppings, corridors filled with trash and pet waste to smoked filled apartments. The level of filth and nastiness at this property is by far worse than anything I've experienced. For close to a year I've been reporting tenants that smoke so much in my building the air vents, walls & ceilings in my apt are brown from nicotine. "Wow, it's so strong you can smell it as soon as you walk through the door," were the words from the property manager as she entered my apartment, yet nothing has been done to stop this. Leasing agents avoid certain buildings when showing apts to prospective tenants for fear that the smoke & filth would deter them from renting here. The regional manager does not respond to emails, phone calls or certified letters sent to her office in regards to this property. Complaints are always given the generic response, " We're looking into it. " Instead of properly investigating and evicting the tenants who continually violate their lease, the resolution that management provides is to allow tenants who make complaints about smoke to terminate their lease and move without paying any fees or money owed for the remaining months left in your lease agreement. If this is a policy that your company has implemented and practices, why isn't this disclosed to future tenants before they sign a lease? Shouldn't they be told that although this is a non smoking property, tenants are still allowed to smoke here, but if the smoke becomes too much of a nuisance we'll allow you to terminate your lease and leave without paying any fees? When deciding on a place to live don't put this place at the top of your list especially if you have children, unless you're comfortable with inhaling strong smoke that permeates throughout your entire apt 24/7.

    READ BEFORE MOVING HERE ! These apartments are a SCAM! Dryden has been a very rough experience for me. Where should I start? - The staff has changed 3 simes since i moved in (October). The worst decision ever. - I have no issue with parking whatsoever. - Dryden must be paying maintenance and the valet trash team under the table . - The maintenance is extremely slow. You’ll be waiting a week or so for any issue to be fixed. - Valet trash team will grab the trash up at night and never leave notes for Nasty tenants that leave their trash on the ground. Disgusting! Which attracts bugs and unwanted animals (raccoons). We literally pay Pest control FOR NOTHING! - I’ve been complaining about the thousands of wasp nest before summer time ever started and nothing ever got done. You’ll be surprised at how many spiders , wasp, and other bugs will greet you when walking up the stairs. - I personally don’t smoke, but if your next door neighbor does, IT WILL SEEP THROUGH THE PIPES CRACKS AND IT WILL SMELL LIKE A SMOKE SESSION. - The pool was closed most of the summer because inspection protocols weren’t followed from the city of houston. - move to only building 1-3 if you want a good experience ! Building 3 on down… you’ll be fighting for your life for anything ! Overall, horrible apartments, horrible management, horrible maintenance, horrible tenants, no follow up protocols, no safety, and no luxury living experience here. There is no urgency when speaking to the front office staff/ manager . You’ll do better off moving under a tree.

    Been here for about 2 years. New management honestly isn’t good at getting anything done. New maintenance personnel seem lazy and don’t respond to maintenance requests. Halls are always full of bugs, webs and debris. Wasps nests are out of control EVERYWHERE. Gate is open about 70-80% of the time. My key fob doesn’t work and I’ve made numerous efforts for them to fix it. Incompetence at its finest. No one EVER answers the phone.

    Update: After living here for a couple of months I have noticed the same issues that sometimes get addressed when enough people complain. The breezeways are riddled with trash stains that won't come out, parking is ridiculous since there's no registration required for residents to park in the community. You can park anywhere at anytime. We had to get a reserved carport and even then, we didn't get a sticker to state that this is our assigned spot, just good faith that no one else will park there. Neighbors dogs do get loud from time to time; it was worse at the beginning of our lease. The gate has worked all of three weeks because our neighbors love to rush the gate and break it. Or there's a mechanical issue. The business center's printer works 50-60% of the time. Management has stated they are working on adding speed bumps in the community due to excessive speeding but that can be a long process as well. Original: My significant other and I love our new apartment. So happy to call this place our new home. Love the high ceilings, marble countertops and great storage space! When we first saw the apartment model, I was impressed with the space and affordable rates.

    There are many great things about this property and I do not often complain (or leave reviews). I will focus on two issues that will drive me to break my lease; unclean and smelly halls. If these halls are not maintained and trash not picked up, I will lose my mind. There is no way I am paying this much to live in filth. I expect better, fix it Dryden. When you do, I will return to leave a favorable review because you guys rock and are working with limited resources. I understand - However, should it be at my expense? This is affecting me mentally. I can overlook a lot of things, but I chose Dryden for many good reasons; dirt and grime aren't any of them. Respectfully Potential renters, if you pride yourself on cleanliness, I urge you to tour this property on your own accord before signing your lease. “Luxury living” photos attached

    Current resident only out of convenience Maintenance took 12 days to reply to my emergency maintenance request, no parking, rude leasing staff who honestly answer every question with I’ll ask my manager because they don’t know themselves. Finally spoke to a manager gave contradictory information about what I needed. Also took me 2 months to get emailed my lease renewal even after pestering them for weeks. Rent price is ok there are better options literally next door don’t get stuck like me.

    After reading the reviews and inquiring about a 2/2, I do understand why the tenants are saying the office staff are a bit rude. I called and whoever answered the phone was very unprofessional and came off a bit rude so that definitely was a warning. No Thanks Dryden, you won't trap me in a lease.

    This place is beautiful I love it here the community is very peaceful. Sameer and the staff have made my moving experience very swift and simple. I’m in love with the tub and most definitely the layout of the kitchen

    I initially was so excited to live here. The property is beautiful. I went to put in an application and paid all the fees. Due to not meeting the requirements I could not rent from this place, but I was still hopeful for the future. However, it's been a month since I head anything from this company. I have sent 3 emails about getting my refund on the application portion (the only fee they announce is refundable) and I still have not heard back from them. This is very unprofessional. It makes me extremely grateful I could not sign a lease with these people. Management is clearly lacking. Please do yourself a favor and do not sign a lease with people who cannot respond to emails. You never know when you will have an issue as a resident and will be ignored because they don't feel like dealing with your need.

    If I could give this property less than a star I totally would. Went on Wednesday at 11am and let me just say their office hours are from 9am-6pm. The office was CLOSED! Went back at 2pm Thursday and closed AGAIN locked office doors! Is the office not within business hours? I am just SUPER CONFUSED on when to be able to take a tour? This is So unprofessional on whomever they have here representing this management.

    I have lived at Dryden since October 2021 and this used to be a great place to live, at least for the first few days. We soon noticed the most unsightly trash heaps that built up every weekend. The trash compactor is located towards the back of the complex, right by Building 8 and you can see trash literally mounted up to 10 feet high. If that's not a red flag then, listen. My wife and I have been disputing unjustified charges for a month since we overturned a rent overpayment and only this morning were the charges taken off. We paid our June rent twice, my wife made one payment and I made the other and the management would not return the excess, so I went to the bank and had them reverse my payment. The management of Dryden responded by hitting us with late fees and NSF fees. For three weeks they would not correct this error. They proceeded to withdraw the bank account payment method from us and since my wife and I have tried eight times to pay our July rent with a WIPS reference, which has failed all eight times. The front office is incredibly rude, particularly the new manager who speaks with a condescending and dispassionate tone. She sat in front of me and made light and unwelcome remarks about the eviction notice that we had received even though they were well aware my wife and I had made multiple attempts to pay via WIPS. I cannot wait to move out of here. Look before you leap!

    I will be leaving Dryden shortly after a one year stint, only because I am relocating for work. If not I'd be renewing my lease. I have a one bedroom apartment that is 824 square feet. It is beautiful, updated and, large. The unit itself is in a great location, its in great condition and the price is right. The building I'm in is usually quiet and other tenants are respectful. Amenities are plentiful. Initial problems of entrance gate not operating, key fobs not working and hallway cleanup and maintenance have all appeared to be corrected. Management can be slow in responding. Any other issues I have encountered have come directly from other tenants (Speeding through the parking lot). I have 3 weeks remaining on my lease, not sure how checkout is going to be. All of this combined I found it to be the biggest bang for your buck and a great place to live.

    I moved in October 2021, and the experience has been great. Updates via email on anything going on. Facebook posts also for information. Neighbors are nice and friendly. Pet friendly environment. Any issues are resolved asap with updates if it takes longer than 24 hours. Overall I feel like this has been my best move yet. Edit 02/23 …. Moved out. Since I moved in there was 3 different management group. My move out was emailed and not inputted so I had to pay full month to avoid late fees and now have to wait 30-45 days for the reminder of my money. The further you live from the front the less basic cleaning is done to outside building. I do not blame maintenance crew as the ones that have been there from the beginning are also doing something. Hoping the best for the complex.

    I would really like to give 0 stars but it won't let me. My daughters truck was stolen this morning. The management is new, so she had to listen to me. So apparently the other manager quit, and she was the only one that had a password to the cameras? Now you tell me what is wrong with this picture. You have a manager and then someone over the manager and they have no idea what the password to the cameras are? How do you allow some this to happen? Two managers of a nice apartment complex but never think to write down a password to the camera system? From the reviews that I have read, it seems that this camera thing might be a problem and you might need to fix it ASAP. My daughter pays a lot of money to live there an I want her to be safe. I find it unsettling that you have a senior manager over the property manager that has no idea what the camera password is. Hey maybe try calling the person that left and ask what the password is? The good thing is that I personally called the company over the camera system and it wasn't ever even reported by the management. It is upsetting that management would allow this to happen. It feels like you are getting the run around from every level. I did call management back to let them know what the camera company said and honestly it was a waste of breath.

    I appreciate y’all hard work. Love my apartment unit. I wish hallways were cleaned up frequently. Also, it would be lovely to have sanitize wipes in the gym. I have a pool view and I am constantly reminded that it’s been out of service for about 2-3 months.

    The hallways are a mess!!! So dirty and Trash everywhere and the smell so bad, this been going on for month! Nobody cares! I’ve notified the office and they’ve done nothing! The pool hasn’t been working since I moved here in January. That’s 5 month without a working pool considering you pay for amenities that you can’t even use. They give you only one key fob per unit which doesn’t make any sense and if your roommate or family needs one they need to purchase one at 75 dollars!! Which is insane for a key fob that allows you to enter the place that you live in and pay rent. Also the gate system is too old fashioned. And the structure of the complex is so complicated you need to walk all the way around to go to the mail which is inconvenient.

    Honest review I love the apartments. What I don’t like is how the residents and or their guest don’t respect the property or their neighbors by throwing their trash out on the property instead of taking it inside their homes. Makes no sense at all because we faithfully have trash pickup from the door. As far as the staff goes they’re all super friendly ESPECIALLY NETTA. She is new to the property and has been NOTHING but pleasant, helpful and willing to go ABOVE and beyond our needs. No matter if I interacted with her via phone or physically went into the office she was ALWAYS willing to help with a smile on her face no matter what she was handling at the time. I think it’s pretty ridiculous how ANYONE could get on and leave her a bad review at all. Please don’t believe any of what anyone has said about NETTA because I can assure you it’s a LIE and it came from an angry tenant that didn’t hear what they wanted to hear. Other than that the property is fairly quiet, everyone stays to themselves and all in all beautiful. Just wish some would RESPECT it.

    I’m still in the process of hunting around however the experience at The Dryden was awesome. Specifically working with April. The Sarah next door is what drew me to this area but they had no availabilities. I looked at all the other properties on Lake Houston Parkway, this was my last stop for the day. I feel like the best was saved for last. The pictures do the property no justice. You have to see it for yourself. I love the fact that other properties invest so much into the amenities and clubhouse area. They understand that “Lifestyle” sells. And that’s important to me aswell. But the reality is 90% of my time on property will be spent in my unit and that needs to feel like a luxury within itself. Out of all the properties this property achieve that. Once I walked in and saw the white quartz countertops it was clear they invested in their units. Most properties do granite to save cost. You have to go to a high rise typically or $350k new construction to find these countertops. The apartment I toured felt light and airy. I don’t know why I got emotional but in cried. Lol. I’m hoping and praying the experience of living on this property is even better as a young mom with 2 kids. If it is not trust me, I will make it Crystal clear why you should or shouldn’t love here. Nonetheless April is an amazing leasing professional and if I were to be a resident here I would look forward to the events she puts together for community day. She was so loving and kind to my children and even gave them ice cream. Most places accommodate dogs very few it seems like prepare for children to walk through the door. This was one. I’ll keep you updated. Thank you again to April for her warmth and professionalism. She’s absolutely amazing.

    I would give this property 5 stars if they answered the phone more often but I do understand that they are busy, sometimes it’s just hard to get in contact with them. When you arrive in person their energy is great and they are very helpful. I am moving next week and so far getting in contact with someone has been my only issue. The place seems like they are very good at interacting with their community. Every time I speak to another resident they have no complaints. Larissa was very helpful during my most recent visit & just really friendly. I don’t see myself having any issues with this property & I would reccommend to others.

    We were warned from the very start not to move here but we decided to give it a try since it was EXTREMELY EASY to move in. Now I see why, the concern is to reduce the vacancy rate not the safety of the tenants or approve quality tenants. It felt like they were approving anyone that needed an apartment. After one month of living here we experienced life threatening situations, our vehicle was stolen, packages constantly lost or stolen and we had extremely loud neighbors. Spend the extra $100 monthly and move to the Sarah next door.

    This is quite literally the worst place I’ve ever lived. I regret moving to Dryden every. single. day. The issue is not fixed & it’s still costing me money. I will be contacting corporate asap to discuss every single issue since I moved because this is not the first one & knowing y’all, this won’t be the last. Do better. Edited to add- this the THIRD TIME they’ve marked my work order complete when they have not even entered my apartment (I have an apartment and can see).

    I am very pleased twitch the fast response from the office. They not only were efficient, they also follow up with me to check if the problem was resolved. I am so pleased with the office staff and their fast response. Maintainance cree was efficient and when they finished they left the area clean.

    I absolutely hate these apartments. From not being able to see the unit until two days before we were scheduled to move in. All the insects and ROACHES, the trash being left in the hallways for DAYS!!! From maintenance requests taking from weeks to months to be resolved. The management SUCKS! It’s like they blame you for all the screwing up they do. Not to mention someone has attempted to steal my husband’s truck TWICE in the past week. I normally don’t leave reviews but I have HAD it with this place. They have a 3 star rating for a reason, lease elsewhere!

    We toured and loved the place we we went home and applied. It has been a week now and I have called everyday and emailed everyday with no answer! Not even a we are working on it! So I come by on a Tuesday after work at 5:45 (they are open till 6) and the office is closed!!!! This management company really doesn’t want people to live here! Great property. Terrible staff/ management!

    I moved here about a year ago , and so far the apartment complex is great! Everytime i have a issue it is resolved quickly and always done right. Yvette is always on top of everything , shes very professional and actually cares about any concerns or questions i may have. Definitely renewing my lease ! 🙌🏻

    This place its beautiful. I mean it. Not all reviews are true i feel. Yes there was some issues with the gate before but, it was fixed and previous staff was rude. Came to meet Guillermo and his new crew and they are so nice and makes you feel like you belong. Nothing but smiling faces. I love Amber she helped me a lot with my questions. Guillermo i will be waiting for the resident events! Love the staff and how the property is being cleaned up.

    I seen these Beautiful apartments when driving by, so I wanted to stop by and check them out. The community is very well kept and very clean and peaceful. the office lady Yvette was very helpful and professional. She greeted me at the door as I was walking in, I was amazed by the outstanding hospitality. The units at Dryden are wonderful and very spacious, after walking the property and looking at 3 different units I feel like this might just be the one. Kudos to the whole Dryden team !!!

    Me and my fiancé have lived at Dryden for 6 months. I’m seeing all these terrible reviews and I’m wondering why I’ve never experienced these same issues? I believe Dryden is an amazing property. I see the maintenance people picking up trash all over the property everyday they are there, nothing but good things to say about the people in the office; they are always so very helpful and tentative. The dog waste was an issue for a while but since the mass email was sent out to every person it had changed DRASTICALLY. The only issue I have is parking.. we definitely could use more efficient parking and limiting how many cars per household. Also Parking passes. Amazing property overall though.

    I love living here! The floor plans are amazing and cost are great for the amount of space. The people in the community of Dryden Apartments are also super nice. The office staff is also extremely helpful and friendly, making this an even better place to live! My fiancé and I were set on this place as soon as we toured it, we love it here!

    Update March 2023: management has changed so much over the year we’ve been here. Communication is nonexistent at times and takes a while for things to get fixed. I liked the team that was here when we first moved in February of 2022 because they always communicated and fixed things in a timely manner and had no complaints. Once they left a little before summer last year things have not been the same at all. March 2022: We’ve been here about a month and I love my apartment so far. The community is nice and it’s very quiet here. Super great amenities. When I first applied Sameer was very helpful and also good about communication throughout the process. I’m so glad I chose Dryden. **Maintenance is super fast, nice, and efficient. They respond to request fast and make sure everything is taken care of per the maintenance request before they leave. They also explain what happened or why something wasn’t working. I really appreciate their help.
