Great location, great host and great breakfast, BUT WAIT THERES MORE!!! Lovingly restored old world Victorian charm spread over three floors of cute rooms to choose from. You want more? Contact them directly and you'll avoid all the hassle of third party booking sites and commissions.

Beautiful B&B located in a historic building, close (5min walking distance) to Auckland's city centre. The rooms were carefully renovated a few years ago adn are themselves equipped with old and antique furniture and decoration. Forthcoming and interested host, and comes with a rich breakfast offering.

I phoned to confirm our booking and to ask some questions to clarify some concerns we had, as his website wasn't clear enough (it needs work to be more efficent, to avoid simple questions such as i had). The guy whom answered the phone (the owner), hung up on me whilst i was asking questions, i phoned back, informed him that he had hung up on me whilst i was asking questions. He was very rude, told me abruptly that i didnt listen, (was actually him that wasnt allowing me to speak, didnt allow me to ask the actual question i phoned for). Was very rude, i will never stay in any accommodation where treated so poorly. For the star rating - my rating is below zero.

Consider this a 4.5 review. The Braemar host, John, goes above and beyond for his guests. The breakfast was good (cereal, toast, spreads, yogurt, fruit and eggs to order) and John makes a terrific pot of coffee. The location is very convenient and the place certainly has a quaint charm. Some of the furnishings are a bit worn and towels are far from lush but the shower was nice and hot & the pressure was good. If you are looking for a homey, reasonably priced spot in CBD, it's a great option.

John and Mel are incredible hosts and I loved my stay in this beautiful house. A rare gem for its fantastic location and warm hospitality. Without question, this is The Place to stay when visiting Auckland. I felt so welcomed from the minute I stepped through the door, and my only regret is that I couldn’t stay longer.

Impossible not to give this five stars. The host John Sweetman is an exceptional gentleman. Not only that the position is right in the historic precinct of downtown Auckland moments away from motorway access if you’re travelling. A very easy walk to everything in the epicentre of the city. Free parking incredible breakfast drink on arrival. If you enjoy character homes with characters in them, you must stay here.

We had a great stay here! John was a great host. He met us on the curb and helped us get our luggage inside and up to our room! The place is in a very walkable location to resturants and such. The breakfast was amazing and we loved meeting the two dogs - Tiny Tina was very cute. The bed was cozy, and the house has so much history! John told us some of the great places to visit in Auckland. Thank you, John and Melaia, for hosting us other Sweets!

Gorgeous, historic house with the most warm & friendly couple running it. The rooms are so cool with the way they have a Victorian feel and so many charming little details. And of course: the fact that they’re welcoming to all kinds of dogs was a big plus for us!

I have stayed here multiple times over a period of fifteen years or so, both alone and with one of my children. I have stayed in just about all rooms ever used for guests. All of them are comfortable and oozing with Edwardian charm. Don't come here if you like minimalistic grey & black with white walls. This house has warm toned brown wood, vintage fittings, I had a pull for the ceiling light right by the bed! And there is a clawfoot bath in the shared upstairs bathroom. Yes, some rooms share a bathroom, which is normal for B&Bs. John and Mel are welcoming, gracious hosts who cater to all your needs (even popping down to the shops to get some biscuits to serve with a pot of tea outside breakfast time). They will go above and beyond to make you feel welcome and valued as guests. I will happily pay a premium to support locals like John & Mel in their business and keep this lovingly cared for home out of developers' claws. Did I mention the wine in the evening and the amazing breakfast in the morning? Can't wait to come back. One thing to know is that there are two dogs on the property (very friendly) so be aware if you have allergies.

Me and my partner went on a much needed weekend away in Auckland. We stayed at the Braemar Bed and Breakfast and it was the best experience we’ve had so far. John and his wife were so accommodating, chatty and went out of their way to make sure we were comfortable. We will definitely be using Braemar as our usual accomodation everytime were visiting Auckland!!!

We love Victorian houses and this hits the spot. Their advertising is out of date as we didn't get valet parking (though parking is available), we didn't get offered a glass of wine (we don't drink anyway) and there is no mention of the Victorian room in it. Sadly the house smelled strongly of spicy/pungent asian cooking which was pretty well inescapable. The first time we were there we gave Braemar House 5 stars but we really needed to revise that. Cheers... Clark

Hospitality superb. Tongan "embassey" reminds us of the GG bulter's 'ilolahia's Sandringham homestead.

Lovely B&B with very friendly and informative owners. 10 minute walk to the water, which means great proximity to lots of restaurants, cafes, etc. Not all rooms have a private bathroom, which is about the only drawback I can think of, but it's worth it for the fun historic Victorian feel. They also have tons (about 50?) of guidebooks for all parts of NZ, which can help you with trip planning.

Had a lovely stay at this place due to John's heart-warming hospitality. Place has been painstakingly restored and kept in a great condition. Highly recommended.

What a beautiful old home! The building has such character, and was a really great place to start our New Zealand vacation. John and Mel are lovely, and they really made us feel at home (we were even there for Christmas, which was well celebrated). The breakfast was also delicious. John knows a lot about his city and country and is a joy to listen to. I definitely recommend Braemar!

Excellent. A secret Gem in the wings of Auckland CBD. Our excellent hosts John & Mel made us feel like we in a home outside our home. Fully recommend.
