    We had the most enjoyable stay at Franklin 38. Was so impressed with how wonderful the house felt, warm, quirky and super comfortable. Sandra could not have been more welcoming. I arrived some 2+ hours before husband had told her. No problems welcoming me in, even provided me with a superb Gin & Tonic. We had looked at other accommodation in the CBD, then my husband discovered and quickly booked Franklin 38. Such a delight! And as someone else has said “so much better than much more expensive rooms in the big hotels”. So nice to find outstanding 5-star accommodation and service in Auckland. Truly felt like we’d had a wonderful experience and break away from the hassle of real life. We have been telling our friends about this place and intend coming back again soon. Awesome hosts who really know how to make you feel welcomed and we left feeling pampered. Thanks for being such great hosts!

    A grand heritage home impeccably renovated by hosts Sandra and Doug Stockwell. Centrally located walking distance from an extensive range of bars and restaurants on Ponsoby Road. Large, finely appointed bathrooms leading onto a balcony overlooking the city. I stayed with my 13 year old son and parents. We had rooms joined by an external balcony. Highly recommend for families. Plenty of great hills and parks close by for morning exercise. Fresh and hearty breakfast prepared by trained chef Sandra each morning set us up for the day. This accomodation is far superior than any hotel. I would recommend getting in early as this unique accomodation will become booked out as international tourism opens.

    We stayed here last night after our wedding, and we are so glad we found Franklin38, it was absolutely perfect - so much better than much more expensive rooms in the big hotels in the city. The whole villa is stunning, and boasts luxury, private accommodation fit for a movie star. Sandra and Doug are such amazing, charming hosts who make you feel welcome and at home, but also completely respect your privacy. The breakfast is also amazing - cooked omelet with prosciutto, mushrooms, tomatoes on the side, fruit salad and Greek yogurt, orange juice- all delivered to the room on 2 trays. Outstanding, 5 star service. We can't wait to come back for another stay

    My husband and I stayed at Franklin38 for three nights and it was amazing -- we would definitely go back and recommend it anyone traveling to Auckland in a heart beat! It was by far the best place we stayed during our entire New Zealand trip. The B&B just recently opened so everything is brand new. And the decor is contemporary and just lovely -- I wish my own home was decorated the same way. The bed was extremely comfortable and room was spacious; there were also complimentary drinks and snacks available in the rooms. Every morning Sandra cooked us a wonderful breakfast -- fresh fruits, cereal, eggs, sausage, toast, and even fresh tomatoes from Sandra's own garden. Sandra is so sweet and extremely helpful with tips for our Auckland trip. Overall, loved everything at Franklin38!

    Stop reading reviews and book a room at Franklin38! It is simply better than ANY Auckland hotel. The house itself is beautifully restored and complimented by modern features everywhere, the history of the place is evident and Sandra filled us in on its past. The restoration has been done so well you would not change a thing, even the noise of the road outside is unnoticeable. The breakfast was just what we needed, some beautiful fruit, amazing Zeelong tea's, granola and some scrambled or fried eggs on toast! Its simple but delicious, as the quality of the ingredients is as high as the quality of everything else in the B&B. Sandra was fantastic and a great laugh, we really appreciated the check in and the fact we were left to our own devices to come and go as we please. Our city lights suite had everything we needed, amazing bed, walk in wardrobe, and stunning bathroom. The free parking is fantastic and the location is brilliant, about a 10min walk to the viaduct and 2 min walk to Ponsonby's shops and cafes. We live in the Far North and we are definitely coming back to stay when we are next in Auckland and without kids!

    Perfect. My partner and I had booked into what turned out to be a sad little studio in the CBD in New Year’s Eve. We did a quick search of nearby accommodation and Franklin38 appeared, and were able to fit us in at extremely short notice at 8pm. The house is incredible, with original fittings and modern updates merging naturally to give a feeling of warmth and style. The husband and wife team checked us in and provided us with a beautiful room and en-suite (an impressive array of complimentary drinks and snacks included), and fresh hot and cold breakfasts each morning. The bed is extremely comfortable, the room impeccably decorated, the bathroom fitted out wonderfully. The added bonus of little griffins Bella and Archie push Franklin38 to a 6-star rating. We are now sitting in their common room after checking out, waiting for our cab to the airport. It feels like we are leaving home, not accommodation. If you’re planning on staying in the area, I can’t recommend Franklin38 enough.

    The best place to stay in the wider Auckland area with great hosts. The rooms are very comfortable, spacious, clean, very stylish decorated and great to have a superb coffee machine in the room! The location is far better than the hotel we stayed at in central Auckland as 38 Franklin Road has all the right restaurants and boutique shopping right around the corner. Waiheke Island is only an hour away including ferry ride and is the perfect day trip. Thanks again for the wonderful experience! We stayed at FREEMANS SUITE which was fabulous!

    Without question one of the best places I have stayed at in Auckland for a very long time. Fabulously presented and stylish property with lovely rooms. Central enough to be walking distance to Ponsonby Rd or Wynyard Qtr but still very quiet. Wonderful hosts who take a lot of pride in their beautiful property and are very attentive to guests needs. I particularly enjoyed breakfast in the sun filled dining room. Well done Doug and Sandra and thank you again.

    The term "boutique hotel" is often mis-used by corporates in order to manipulate search results. I travel a lot and have had some very disappointing experiences in so-called boutique hotel. How refreshing, therefore to find the "real deal", nestled in the buzzing Ponsonby district of Auckland. Sandra and Doug have lovingly restored a beautiful heritage property and bring thoughtful touches wherever you look. They attend to guests personally and cook a fabulous breakfast to order, which is included. It is quiet, comfortable luxury with a personal touch. The only downside to real boutique is that they have very few rooms...so book early!

    Gorgeous little B&B in the perfect location! The room was so lovely, clean, and cozy. It was a super easy walk to all the Ponsonby shops and restaurants! Sandra and Doug were wonderful. They offered a lot of great recommendations and a beautiful breakfast. We only stayed for 1 night but will definitely be back on our next trip to NZ. This area and this b&b specifically is where you want to stay on your trip to Auckland.

    This is the perfect place to stay in Auckland. Many of the POIs are in walking distance and parking was easy. The villa is beautiful, comfortable, cozy and well equipped. Sandra and Dough are very friendly and welcoming hosts and created a perfect time for us. We really enjoyed staying at their place. We definitely recommend to stay here if you want to visit Auckland. Thank you again :)
