    For the most part, I've really enjoyed living at The Groves. My apartment is beautiful and very quiet. The residents are all respectful and friendly. The management and maintenance team are great. I love the location. I've never had an issue with uncleanliness, and i've literally never even seen a bug in my apartment (I'm also on the top floor.) The cons are the elevators are broken pretty frequently (like once a month for weeks at a time.) The callbox has been broken for about a month with no timetable on repair. Doors/door handles are randomly broken. Fire alarms will randomly go off. The gym is small, outdated and just not good. The pros outweigh the cons and I'll likely renew my lease :)

    I recently had the misfortune of dealing with the leasing team at The Groves South Lamar, and I must say, it was a dreadful experience. The level of communication displayed by the leasing team was shockingly inadequate, leaving me frustrated and dissatisfied. From the beginning, it was evident that effective communication was not a priority for this luxury apartment complex. Emails went unanswered for days, and phone calls were met with voicemails, with no callbacks. It felt like I was talking to a brick wall. For a place that claims to offer luxurious living, the complete lack of responsiveness was beyond disappointing. To make matters worse, the leasing agent I interacted with was unbelievably rude and unprofessional. Their tone was condescending, and it was clear that they had no interest in assisting me. Basic questions were met with sighs and eye rolls, making me feel like a burden rather than a potential tenant. I expected a certain level of courtesy and respect, especially considering the upscale nature of this apartment complex, but I was sorely disappointed. I believe that a luxury living experience should not only encompass beautiful amenities and well-designed spaces but also exceptional customer service. Unfortunately, The Groves South Lamar failed miserably in this regard. The leasing team's lack of communication and the leasing agent's rudeness have left a lasting negative impression. I would strongly caution anyone considering this complex to think twice before making the decision to live here. There are plenty of other options in the area where you can expect to be treated with respect and professionalism, which sadly, seems to be sorely lacking at The Groves South Lamar.

    Leasing office is professional, kind, and reasonably responsive. Maintenance is generally quick as can be and polite as well. The location is minutes from downtown, great restaurants, the greenbelt and a variety of shops. I love the location and accessibility. The grounds are reasonably well kept. I have had issues with misdelivery of packages, but no theft. There is plenty of visitor parking and various nice common areas to WFH in. Plenty of storage in unit and lots of EV parking. I do wish the coffee machine was in the lobby by the pool or sky lounge (instead of the narrow hallway by the leasing office), giving residents an opportunity to share morning coffee and company. Cons: I have noticed a musty/mildew-like smell coming out of my vents that has not resolved since I moved in in March. If the plug-in is off, I can smell it in the sky lounge too. My neighbor plays the electric guitar and piano. The sound travels and rattles my *entire* apartment, making it often unbearable to be in the living room or impossible to get sound sleep. I can hear it in my closet two walls over. The walls really are thinner than the usual apartments. This is coming from someone who previously lived off IH-35 close to downtown with ambulances and cars revving at all hours. I am on the S Lamar/In-N-Out side -- the noise from the lawn mowing early mornings, the 3/4am restock truck backing up, and engines & music from the drive-thru lines are painful. Prepare to sleep with ear plugs. These issues combined will force me to shop around nearby properties come end of lease. The elevators are tiny, slow, often out of service, and so is the callbox. On move-in day two out of three elevators were out, my heater/hot water didn't work, then the AC. They forgot to give me the valet trash cans and updated info on community passwords etc. I later got an 88" deep seat crate & barrel couch. It didn't fit into the freight elevator so we carried it up the stairs. Every time I blowdry or curl my hair with my dyson, the breaker trips. It is pay to print after the first 10 pages per month. For how much I am paying, I wish it were included in my amenity fee. There are some doors in the garage by the freight elevator which sound off an awful alarm while waiting for the elevator -- makes me jump every time.

    I had a pretty good experience renting here. The office and maintenance were incredibly responsive. The location was solid, and the apartment was fairly high quality, with a good view. The downsides are that the apartments are a bit cramped, the amenities are just ok (the pool is very small), and some rooms are much better positioned than others.

    This place sucks! Good luck trying to guess which floor, this is the kind of place that designers say... Let's just be ourselves the best we can be and make the difference.... ...and make everyone else's life miserable! If you are doing grocery delivery, leave stuff in the lobby. Finding the apartment may take you 3hrs

    I've enjoyed my two years at Groves. Although I never had a concern with the previous management as mentioned in other comments, I know I do like the current management team. Great location near coffee shops, a local grocer, Target, and quick access to several highways. Check out the amenities showcased by the property website. If you're a dog owner the property has great opportunities for a happy pet. The construction of my unit is solid. Although my unit overlooks Lamar Street, the quality of the windows and balcony doors insulate my unit from most of the standard street noise. Check it out. I've renewed my lease twice.

    I have lived at Groves for 2 years now and have loved it. It is perfect proximity to local restaurants/bars, a target, different grocery stores, and also gyms. It is quiet even though it’s next to a bigger highway and a little bit low key. ***The maintenance staff is one of the best I’ve worked with***. They are responsive, knowledgeable, and always willing to help. We had issues with our washer/dryer a few times and they were always willing to swing by and help resolving the issue in a timely manner. Great place to live.

    Couldn't ask for a better leasing staff, Kelley and her team are the best apartment management I've ever dealt it. Maintenance was quick and extremely helpful. Complex is in a great location with incredible downtown views. Having to move for work but wish I could stay.
