    If you’re okay with spider infestations, moldy windows, and insufficient heating/air conditioning, this is your place! Also, don’t expect to get your full deposit back. I asked to have a walk through once we deep cleaned the apartment (cleaner than when we moved in), but was told “they forgot”, but we would get everything back because it was so spotless (other than the mandatory carpet cleaning, which was already discussed). However, we were still charged a cleaning fee and then told it was required for every unit, even though we were told the only charge would be for carpet cleaning. Matty was great until one of the times I spoke to her about the insect issue and she opened up Snapchat while I spoke and said “were by the river. There will be bugs”. The location is beautiful, and they did spray our apartment after I found sacks of spider eggs under all my cabinets, so I do have to give kudos to that! But the apartments are dreary and are not worth it, in my opinion.

    If I could rate these apartments and management any lower I would. I cannot believe after another resident threatened my family (also residents) with a gun and continue to harass us and come directly up to our door to steal packages the managers didn’t do a single thing. Rachel, Veronica in cooperate and the other 2 property managers they had in that spot in the 1.5 years we lived there have ZERO regard for safety matters and will not do their everything to help you. Disgusting grounds, trash fun’s gets overflowing, cops there consistently. All around a trashy apartment and we couldn’t get out fast enough. Would pay MAYBE $25 a month to live here not $1350.

    Negative score if I could. Been a tenant here going on my 3rd and what will be my final lease with this place. Ever since Aaron and Tony were relocated this place has gone down hill between renting to anyone and everyone and the property manager sharing my confidential information with the maintenance guy who proceeds to pass comments which is highly unprofessional, disrespectful and immature about my situation he knew nothing about. They both lie about things, stories are never straight, and the new manager doesn't care and does nothing to help this place either of them. These two are highly unprofessional and childish when confronting them about these things. I am already taking legal action for breaching my privacy. THESE 2 NEED TO GO, they clearly aren't professional to be doing this type of job. Save yourself the frustration and headache in dealing with this place.

    Aria On The River has so far been an excellent experience for my girlfriend and myself to date. After many extremely complicated near nightmares with other apartments locally as far as unit availability and poor communication went, Aria On The River truly sets the standard with amazing service and fast responses.They immediately contacted us after submitting our application, even with a delay in communication due to transition of managers, Kyle and Rachel picked up right where we had left off with the previous management! They have truly been amazing and a blessing with fast communication when it came to any information either we or they needed. We look forward to moving in this week and beginning our new journey in Boise with Aria On The River! Again we truly cannot thank them enough for making the move in process so easy and enjoyable.

    I lived in the Aria Apartments for about two years, and I honestly would have resided there longer, however life happens and I had to move. The property manager there was amazing! Her name is Maddy and she was always very professional, communicative, and honest! Brian, who was in charge of maintenance would always get things fixed as soon as he could. While living at Aria I was always able to pay rent and make maintenance requests online which made it easy and convenient for me. It’s a great location very close to the river and greenbelt. It’s easy to get to the freeway, boise mall, downtown, veterans and white water park. I did discover there is a water treatment plant not too far away and the area does smell like sewer on occasion, which is the only downside of being close to the river. They did allow most pets unlike many other rentals, a huge plus for animal lovers like myself. The garages were small but I could easily park my 4 door Jetta in. The parking lot was also small, but you receive a parking pass and can usually find a spot. *Don’t ever forget your pass or else your vehicle will be booted and you will be charged around $90 to get it taken off!* It happened to me when I was using a loaner car when mine was in the shop. *Even if you are a resident they will still charge you!* I lived in the only 3 bedroom 2 bathroom unit in the complex. The bedrooms and bathrooms were upstairs, the living room and kitchen were downstairs. The unit had electric heating which worked well but would get expensive in the winter months. As for air conditioning there was one wall unit downstairs and one upstairs. They both worked well but the unit upstairs was in the master bedroom, therefore the master bedroom would be very cold even though the other bedrooms would remain very hot. An additional unit upstairs would have been nice. The downstairs stayed fairly cool for the most part. There was onsite coin-operated laundry. The washers and dryers were high quality, and faster than most of the others I’ve used in the past. There was also a small gym on site nothing fancy but not a lot of people seemed to use it. Everytime I went to work out it was empty and I could use any machine or any of the weights that I liked. The apartments were painted grey blue with yellow trim, not very attractive colors but more modern compared to the previous olive brown which had looked a little more natural next to the trees, which are mature and beautiful and provided nice shade in the summer and bright colors in the fall. Overall I would recommend Aria! No rental is perfect, but the people who work there will do their best to make you happy and comfortable!

    Ok, right off the bat, when owned by park river is when I moved in. I told my mother this is not where I want to call home. The living room design was and is bad. No water pressure. The canal in back stinks to high heaven. You can't even enjoy being out back., there is problems with high traffic volume & homlessness., not enough parking. Garages are too small. There is no traffic light at end of stilton and vetrens, memorial parkway, very hard to get in & out. They raise rent every year. Now let's talk about since the new owners, from California have taken over. Yes they are remodeling inside& out and it cheap shoddy work in my opinion, inside & out but looks nicer looking only. It's a very old buildings. They nickel & dime you to death. They won't allow for any personal decor outside. No hanging of plants, Etc. They not only keep raising rent, even before renovations but are now raising it by at least another 150. I believe. Being by greenbelt & river is nice and even location is very convenient and close to many things. Great place for mth. to mth. But I've never felt like this place was friendly nor does it have any kind of home like feeling. This is like living with cold, corporations like people; just my opinion. Also there are Google errors because there is more than one stilson and it has been big stressor, explianing to everyone, where you are. The gym, last I looked was small and old. Prior to take over, the other owners made it feel more home like. The toilets are low to ground. It's very inconvenient for disabled people. Ive been here 3 yrs because I am disabled and they didn't care to help make things easier for me at all. Now I'm be forced out because I'm on Hud and they just won't get the money they want. Even though I've been a very reliable Tenney. I recently was in battle for life. They sent me 2 notices, while in hospital, very decievingly saying they'd like for me to stay however when I got out of hospital and talked to Maddy in charge of management, she said sorry but you really don't have a choice. The man who lives above me, has been here somewhere between 15 to 20 yrs. He's on Hud and is also being forced out. Plus an elderly woman on Hud. Very sad and wrong, it's like discrimination against the poor and dosabled, period in my book. I had to put now large down payment and they'll find a way to keep all of it I'm sure. When I first moved in, it was ok to smoke but I must not have read last lease agreement well. My place hasn't even been renovated yet, but they are going to make me pay for smoking anyway; even though kiltz paint is not more expensive, than reg. Paint. This is not personal, manager told me me and she's right, at least not to them.also I noticed the floor wet in hall, it was an old water heater that quit working. I called right away and a new one was installed. Then I volunteered to rent shampooed but Maddy insisted on paying for it. Then old toilet came off and leaked and it took alot of work but they worked till it was done. This is still not set up for disabled and everything I've said is true to best of my knowledge.save. oh yea and I paid 50 towards the shampooing of living room hall and bedroom. One time i messed up a money order and had to mail off for new one and because of my innocent mistake got charged 25.00 late fee. Every since I wrote this review management made sure my boyfriend got a ticket. I don't have proof but I know they did. Also I just about died in hospital and have records, I told Matty that in the future I wanted to get married to boyfriend and move into place together. I'm still very I'll & my mother, daughter and boyfriend are trying to help me get well. Yes in the future we'll get married and move . Right now he, is trying to help me and save money by signing his trialer over to friends to save money. I wouldn't be alive if it weren't for him. Matty said this wasn't personal, but that clearly was a lie. And he has proof of his residence. I had nothing personal anything against matty or brian. Maddie is the best manager you could ask for. 5 stars to them.

    My family and I have lived here about 6 months and have, overall, been really happy with our choice to move in here. The location is great for my kids who LOVE to walk to Veterans and Esther Simplot park to play. Online rent payments make paying rent convenient, the gym is always clean and I've never had to share it. Laundry machines all work well and are economical. It would be nice to have a change machine in there, but that's the only negative, and the manager did note that that is something she has looked into improving. Our unit itself was immaculately clean when we moved in. We've had a few minor ssmaintenance concerns, and Maddie and Brian are always SUPER on top of getting things taken care of. They are always kind and professional. Something to keep in mind is that the road noise from VMP is constant if you're on that side of the complex, which is a bummer if you like to have windows open, but the windows are high quality and keep most of the noise out when they are shut. The grounds are always well-maintained and are really beautifully landscaped. If we weren't being relocated for work, we'd happily be staying.

    I didn't end up signing with Aria, but I was able to tour it and apply all from across the country. Matty Hancock went out to the specific unit I was looking at and took thorough photos for me, and I was able to make an informed decision without even being there (I chose an apartment at a better location -- it wasn't because of the specific apartment, which looked great!). Big shout-out to how attentive Matty was during the whole process -- trust them to help if you're coming from out of the state.
