I wish I could leave less than one star. 1. Our application took WEEKS to be approved and was not approved until our move in day (didn't know if we would even have a place to live). 2. Packages do not get placed into the lockers, a service that you pay for, and management does nothing about stolen packages despite there being a security camera. 3. Our fridge broke and we had to throw away a lot of food and this was not reimbursed even though it took days to replace. When it was replaced it was improperly installed and we were left cleaning up water leaking everywhere. 4. The one gym that isn't a complete joke has been closed for months for "renovations." Update - after talking to management they closed every other gym with no notification!! So I got to wake up at 5am just to see an "out of order" sign. Super convenient when I pay a not optional amenity fee!! I could go on and on. Save your time and money.

We lived at Palm Trace from June 2020-June 2022. Overall, it wasn't a bad place, but there were definitely issues that others might face. -The maintenance guys were super friendly, yes, but also reluctant to deal with certain issues, like a rusted water heater that looks like it's on the verge of collapse, or a dryer that needs 3 hours to dry a load of laundry. -Our electric bill was always insanely high. We were on the third floor, and for the first few months, our bill averaged around $400 a month. This was after living in a different complex for five years where the electric bill was never over $150. We finally got them to install a new AC unit, which helped, but our bill still stayed close to $300 a month in the hotter months, even with the thermostat set on 76. The apartment stayed around 78 for May-August. -One of the biggest issues is the smoking. They claim it's a no-smoking property, and the lease says that if you smoke in your unit, you can be evicted, but our neighbors smoked like a chimney in their apartment, and the smoke always came through our air vents and into our kitchen. When we told the office, we were greeted with "There's nothing we can do, unfortunately." Now that we've moved out, and there's no lingering cigarette smoke in our new place, our allergies are back to normal. -The biggest reason we left, though, was the rent increase. Yes, everyone is raising rents in 2022, but they raised our rent by $900, which is ridiculous. I will say that I really liked having the package lockers for our deliveries. That was very nice, even if the package room sometimes turns into a hot mess because people don't pick stuff up. When you first move there, it seems very nice, but all the little things add up and eventually get annoying. It was mostly quiet, with the exception of the neighbor downstairs revving his engine in his garage at the wee hours of the morning, or the new neighbors who drove through at 2 am with their bass booming. There are a lot of college students in this complex, which isn't necessarily an issue, but some of them seem to think it's party central.

So I came home to find a Congratulations letter explaining to me that my anniversary is coming up and that before 11/22/2021 I would have to sign my new lease. I don’t have a problem with rent increases but I am paying right now 1,500.00 rent only and for my new lease if I sign it beginning on January for 13 month my new rent will 2,035. I spoke to Emely and she explained that’s is the market right now but I went to their website and the same 1 bedroom 1 bath 800 square feet is going for 1,900 when I asked her if I can get that rate she said I will be breaking my lease yet 3 month ago I requested to transfer to a different apartment and she said I would be able to but I would have to pay more actually then when I moved in originally. My believe is that either I will be paying an increase for tenants that did not pay their rent due to evictions or I have been vocal about how rude and mean and terrible customer service they provide and they are looking for me to move out.

Really enjoyed living in this community however it is absolutely disgusting that they raised the rent over $600! I really thought this was a typo. I went to the office and apparently this is the “market value”. We have been renting for 3 years, never missed a payment and had no problem paying the $150 increase last year but $600 is outrageous. Our apartment is absolutely not worth $2500. & I’m sure next year they will be raising again. When Covid hit, we were paying for amenities that we couldn’t use. Way to show appreciation to your current rental owners.

The staff get changed constantly and they don't even bother to forward the emails to the new person or someone within the remaining staff... i have sent emails trying to solve issues and no-one reply ever. They towed my car, even though i was register, i had to pay $75 and i was never refunded for it, they blame the towing company, while the towing company said it was them - not sure if they didn't gave my car info or what but, I had to pay for their mistake. After moving out, they sent my moved out bill to collection without even informing me about the balance... (there were some adjustments they need it to make, we exchange emails, and they agreed to check and get back to me, never contact me back... I found out when i saw the collection bill on credit report.... after i was charged $625 on collection, reached out to them cause i paid... they said the balance wasn't $625 it was $233

I have been a resident for one year and I absolutely love living here with my family. The community itself is very beautiful with well maintained grounds and nice amenities. The maintenance team is phenomenal! They respond to requests quickly, efficiently, and always do a great job.

The Valentines event this evening at Palm Trace Landings for residents was beyond amazing from the wonderful interactions with residents to the delicious food served, live music and let’s not forget the amazing staff that delivered excellent attention to everyone. Thank you Palm Trace Landing staff for all that you do for your residents.

I recommend whoever goes to the office to speak with the leasing agent called Jarde. Her kindness and professionality are definetly unmatchable, if compared to her colleagues. If if wasn't for her, I wouldn't have left a positive review.

It's still a new experience so I can't quite give it a 4 or 5 (yet). My apts had alot of issues upon move in, as in not being properly cleaned and ready for me. There was a week to get everything taken care off from the time I applied until I moved in. I never had to clean my apt when I moved in or request service in the first 2 days. My stove, cabinets, oven, sinms, and toilets were filthy. I spent 5 days trying to clean my toilet. The leasing staff is very prompt with replies and calling me back. They are always nice. I like their positive attitude. The maintenance staff, on the other hand, is rude and not polite. They will come out within 2 days, but it's always unprofessional. I love the layout and the size of my apt. I wish all porches were screen, or I could at least screen my own porch because I saw a baby snake crawl past my grass a week after I moved in so now I dont want to be out there or let my son put there in case the mom is close. Overall I dont think the apt is a bit pricey, although nice and I would recommend to a friend, long as I know they can afford it.

The community is beautiful and the office staff are great. The maintenance staff are very nice and super quick to fix issues. As with most rental communities, there are always little problems here and there but the staff has always been courteous at resolving issues.

Spent my day by the pool for a community bbq! What a great way to engage residents. I love living here! I have absolutely no complaints as a resident of almost 2years. It’s very quiet, clean and perfect for my family. Staff are extremely nice and helpful with anything you need.

This condiminium has NO safety measures! My car was stolen off the property and the police that came by to take my incident report and write up my case mentioned how this community has one of the HIGHEST crime rates in the area which was never disclosed when we entered our initial lease. They put boots on cars that stay overnight but do not pay for any security to ensure the safety of the tenants and their property. They don't even have any cameras at the ONLY entrance to determine who comes in and who leaves.

Beautiful scenery with ponds and wildlife. Friendly people who have dogs and they keep the property grounds kept up. Great attraction is that the community is smoke free. There is a good sized gym and pools. Trash is collected daily and the maintenance team is always on the go. Grounds are key to the beauty of the community.

My stay at Palm Trace has been nothing but pleasant. The staff in the office is so welcoming and always listens to any and every concern. I worked with Deavion during the application process and she made it such a breeze.

Stopped by over the weekend to get a tour of the place, Gabriel Pratts from the leasing office was absolutely amazing. He was so thorough and detailed with every little piece of information I needed to know. I appreciated his honestly and willingness to assist and bring all the information to the table.

I recently moved into this apartment complex, and I couldn't be happier with my decision. The location is excellent, with easy access to shopping centers and public transportation. The staff is incredibly friendly and responsive, always ready to help with any questions or issues. They always have amazing events going on for the neighborhood to attend and get the community involved.

I like this community for many reasons. - Their maintenance team service is excellent. - Renewed Gym is more spacious. There is no need to join Planet Fitness or any other gym. - Location is convenient for Costco, Home Depot, Twin Peaks, Publics, CVS, schools, colleges, and FLL airport.

Recently moved into Palm Trace Landings Apartments, and I must say, my experience was nothing short of amazing. From the moment I walked in, I was impressed by the clean, modern design of the building and the friendly staff. The apartment itself was spacious and well-appointed, with all the amenities I could ask for. The kitchen was fully equipped with high-end appliances and plenty of counter space, making cooking and meal prep a breeze. The bedrooms were comfortable and quiet, with large windows that let in plenty of natural light. The bathrooms were well-designed, with sleek fixtures and plenty of storage space. The community amenities at Palm Trace Landings Apartments were also top-notch. There was a well-equipped gym, a sparkling pool, and a beautiful outdoor lounge area. Overall, my experience at Palm Trace Landings Apartments was exceptional. I would highly recommend this complex to anyone looking for a comfortable, convenient, and stylish place to call home.

We had roaches soon as I move in last September for 2 weeks they told us to go buy stuff for it, bc the pest control guy only comes Tuesday and Thursday! Over priced bad management but it’s ok to live not the worse not the best. High crime look at spot crime! Apartment is very, cheap but they trying to make it appear luxury people moved out every month! Like lots of people would move out

I love my apartment so far! So amazing, everything here is well maintained and clean. My Husband and children are also very happy with this place. I would recommend to everyone!

Nice place to live, a little pricey but great events and stuff it’s pretty fun. The amenities are great the gyms are also great with a stair master and all lol. A lot of aesthetics to take pictures honestly pretty lit.

Omg I absolutely love it here! September will make year 3 and we have been nothing but satisfied. The property manager Lisa is so amazing, sweet and kind! My family like many others hit a rough patch right after COVID and when I reached out, Lisa sprang into action and went above and beyond for us! She was so patient, kind and understanding. She did her job but handled us with so much respect and care we can’t do anything but love her. Ms. Ana Mary is just as amazing and sweet! Any time I needed something done, she got right on it and we appreciate her super bunches! I am so empress with the maintenance staff. Jose the Maintenance supervisor work on a work order he was organized and cleaned after he was done. Very polite and also explained what the issue was with the a/c. The maintenance team you see them cleaning the property every day and if I have any questions they are always helpful.

Our leasing specialist Keilia made our move in process very smooth. She explained everything thoroughly and gave us an informative tour. I recommend moving here and asking for Keilia specifically, she is amazing!!!

So far everything had been great living here. I’m hoping we continue to have a great time living here. The maintenance and office staff are wonderful.

I’ve lived here for almost 2 years and it’s a decent place to live. Maintenance team is very helpful and the smart technology upgrade they just added was really useful. I wish they didn’t tow or boot cars though.

I had a great experience moving into my new apartment. The staff at this community is wonderful! I have worked personally with Jarde and Gabriel. They both were extremely professional and helpful with any questions or concerns that I had.

I love the amenities here and the beautiful apartment I have. I would give this place 5 stars if it weren’t for the frustrating delivery system we have here. When you get packages delivered, 9/10 times they will be left on the floor in the “Parcel Locker Room” that is kept unlocked and not watched. You can leave the package in there for only an hour and it will get stolen every single time! I’ve lived here since March and most of my packages have been stolen or misplaced. It is so frustrating. I will not even be able to order Christmas gifts online this year because I already know it will ruin the holidays. If you decide to live here, GET A P.O BOX!

First I would like to say, this community is great. It's diverse, peaceful, family oriented and they have a range of events for the kids and families. Just recently had a Halloween event my daughter loved it. What got me the most, that gives this a 10 star in my opinion. Lisa Peterson! Yes the staff is great all around from the leasing team to maintenance. But Lisa has been beyond a superstar. I come from a heavy property management background as a regional manager overseeing 40+ properties. I wish Lisa would've been on my team! She's always here to help. She always replies to my emails and helps with any concerns I have. The size of this community I am surprised at how fast she replies. To ownership and her superiors. You have a superstar on your team. Do not let her go whatsoever! Thank you so much Lisa I just renewed my lease and plan on renewing again when the time comes. You're awesome!
