My girlfriend and I have lived here since November 2022. I have yet to meet this mythical figure named Precious. Apparently she is the property manager. I’ve only talked to her when she urgently got us to move in over the phone: I hadn’t even seen the space but she pretty much forced us into paperwork for the apartment before ever seeing it. Talk about ghetto!!!! Non upgraded apartment straight from the 70’s. Since then though, I have yet to see her so I don’t even know what this lady looks like. There is so many open parking spaces but they decided to give me the one right next to the dumpster…where a bunch of broken glass always seem to gather. On top of that we’ve been out of hot water for almost three days with no word back from maintenance. We pay $2100 monthly for a 450 sq ft. studio. Seems like highway robbery comapared to other apartments around the LA area. I’ve lived in quite a few apartment complexes and have gotten to know those “property managers” but this is the first where it seems like a real living ghost runs the place. It would nice if you opened up your blinds and came out of your office and actually inspected the property, Precious.

They said contact us and we'll decide. I wrote them, and they ignore! Don't read their comments, it's empty words! 2.5 years ago it was a good and safe place. Since then, 3 or 4 management teams have changed. Every time he got worse. It's not safe anymore. Parcels steal every day, the office does nothing, even puts cameras in this place. In many apartments and public places people smoke, smoke marijuanna. Smoking is prohibited on site. And again, nothing is done with people who smoke, they do not Dodge, they continue smoking in their apartments. And that's not all. The apartment that is rented over me in airbnb, reservation. It's certainly forbidden in the contract. In 3 months my family suffered from constantly changing people. These people are having parties. Running among the night, constantly wake my baby. Smoking marijuanna on the balcony and the smell goes into my apartment, and my baby must feel it all. This morning, my patio was in Ashes and the remnants of cigarettes. There was my clean clothes, which dried after washing, baby things too. I don't like writing like that, but they don't do anything! We're rewriting for 3 months. Once I met Gerad who told me, just wait, I had bad neighbors too." Seriously? How can it calm me down? They refuse to give me another apartment on the same conditions. Say give a bail, pay it and we will consider as usual for a new price and with a new contract! Why would I? I want to run as soon as possible! They refuse to terminate my contract, I offered them 30 or 60 days for notification. They say I have to pay them extra for 2 months so I can leave this hell! 2 months? Joke like that? Is that what you're doing nothing and my family is suffering? Or they said just wait, we don't know how much, just wait…How can I wait not knowing what? Why do I need it?! Get out of here, don't look at the low price. And if you rented an apartment on the 1st floor, check under the bottom drawer in the kitchen and where there is a water heater, a rat buds! Yeah, my apartment was a rat. Because in furniture holes, through which rats come. You can see a photo, ash and rat naves. One star is dedicated to Janice. Only she tried to help at least. She goes and asks people not to noise. When she's not in the office, Gerad ignores my messages!

YOU WON’T GET YOUR DEPOSIT BACK! The apartment building is charging me for the carpet replacement with the following reasoning “the area circled in the photo was beyond normal wear and tear and required us to replace the carpet”. I do not see any visible damages to the carpet beyond normal wear and tear that would require carpet replacement. I had no pets, no kids, never walked on the carpet in outdoor footwear. Be aware of this before putting a deposit at this place. You most likely won’t get it back.

I only had a weekend to find a place to live in Burbank and I stopped by 1200 Riverside as one of my last options. Jeffrey was very friendly and accommodating in giving me a tour, even though I had not scheduled one in advance. He was also a great help while I was applying to live here. The location is in a quieter neighborhood and near the major film studios. Access to the 5 and Ventura Freeway is pretty quick and straightforward. I found my studio apartment to be plenty spacious for my needs.

Having lived here for 5 years, we are fortunate to finally have a friendly and responsive management team, Jazmin and Jeffrey, working together for our community’s needs. It’s definitely different from the previous management style, one business manager over quickly rotating staff who hadn’t much chance to get familiarized with our apartments and therefore were often unhelpful. This helped our decision to continue leasing our apartment after some uncertainty, even with its historical issues needing to be addressed by maintenance, as now we believe in the improvement))

This place is tops. Great area, lovely building. When choosing a place to live #1 on my check list is the on-site staff. This place tic's all the boxes. The open door attitude with this leasing office is priceless. Precious, is a whole vibe unto herself-friendly-welcoming-efficient. I travel a lot and its great to know I can count on her and her team to keep my home safe and sound for my return.

I have been a resident at 1200 Riverside since August of 2021. I absolutely love all of the amenities. Precious the business manager is amazing and so so helpful! Whenever I have a maintenance request, the maintenance team is very prompt in answering and fixing anything in my apartment. I love all of the beautiful amenities especially the hot tub and both sets of gyms. I highly recommend this apartment complex located in a beautiful area in Burbank California.

I recently inquired about an apartment at 1200 Riverside. And most know how difficult the moving process can be on such short notice. Precious and her team were so welcoming and helpful and made the whole process seamless and stress free. I can really appreciate their office structure and organization. And not to mention how clean and well kept the property is. I had a few outrageous requests that Precious was more than willing to accommodate. You can really see she actually CARES for this property and wants the best for the residents. After my visit, it was a no brainer, that I would be choosing 1200 riverside as my new home. I’ve never received such excellent customer service in the housing industry. Thank you Precious and staff!
