    I would not recommend this campground to anyone. Train goes by right beside the campground and 2 major roadways go by making the noise level very high with traffic noise and sirens most of the time. No campfires allowed at any time of any sort. Camp stalls are very small and staff will not let you change stalls even though there are lots of empty stalls available. Very expensive for what you actually get. I would recommend looking around as there are better campgrounds in the area. I shopped around and found a way better campground for less. Pictures are without slideouts out. Very tight fit. Must park your vehicle in the parking lot as there is no room near your camper. Staff somewhat sociable but are always making excuses everytime you ask for something.

    Let’s be honest, this “RV park” is really an over glorified parking lot. Having said that we stayed often as it is along a creek and a very convenient location. However, our recent experience was appalling. We returned day 2 to a post it on our door telling us to go to the office. We were told our nice straw mat on the grass “broke the rules”. When I asked if it was the mat or grass that was a problem I got yelled at and the staff person later identified as Ahmed just yelled the same thing over and over. When I laughed at the situation he lost his 💩and ran back and forth in the store, threatening to throw us out. I have never been treated so badly by a business owner. I assume he is related to Caleb mentioned in a similar previous review. And likely related to the owner, as that would be the only explanation for this employee still being there. Would not recommend this place. And for reference, below is a photo of a long term camper site few spots down, so obviously the mat rule does not apply to all. Messed up terrible business.

    Stayed 2 weeks while visiting family in Burnaby. Don’t listen to the naysayers! This is a beautifully maintained park right next to a long trail by the Brunette River. Perfect! Clean facilities throughout, and privacy hedges on every single site. The only downside would be that the sites are generally small, so hard to get into if you have a large rig. The other downside is parking for your vehicle (no parking at sites) can be a challenge if you come in late. Friendly, professional staff - definitely five stars to be able to park so close to all city activities! Try to find a park like this in any other urban center!

    tiny site no room to park vehicle indifferent staff neighbour sewage hookup on my site beside my picnic table site had no grass just dirt noisy wifi awful... slow and unstable. An atrocious facility.

    Sites are incredibly small. “Privacy” hedges have big holes for slide outs. Say hi to your neighbour's as their slide out enters your space. your neighbour’s are so close if they leave their external lights on at night it lights up your whole camper like the morning dawn. You are directly in the heart of the city and it is LOUD. if that’s your thing then good on ya. The male manager is so incredibly RUDE. Can confirm what other people have said below. Some of the other staff is nicer. Make sure you follow their managers idiotic rules closely or you will be publicly ridiculed by him. Here’s something fun! You can make it a game to see how many people he losing his peanuts on during your stay!! You’ll get apologetic looks from the locals if you’re one of them ;) Internet - it’s terrible. If you’re planning on working you’ll need to find somewhere else to go or tether to your phone. The free internet you can use in blocks of half hours or two hours for a total of six hours in a 24 hour period. That’s if it even works. Facilities seemed clean overall. Sites had cigarette butts everywhere though. Left this place early and found somewhere else to stay. Not enough redeeming qualities for an extended stay. So uncomfortable. Worst spot we’ve been to yet. No thanks. Would not recommend.

    Very nice owners/caretakers. Beautiful, tidy landscaping. Close to city yet secluded feel. Always felt very safe and secure. Coyotes, trains and pipeline are part of the ambiance too but we got used to coexisting together beside the beautiful Brunette River path.

    Called before we left Ontario to make sure we had a little security if we went to Vancouver after losing everything in Ontario. However after we went to check in, we were told we couldn’t detach because of city rules. I called the city they said this was not true. Later unreasonable excuses came by way of phone call insurance blah blah…. This misleading experience is frustrating. I could never create a unrealistic event and tell two visibly shaken people to go away. Shameful people hope you slept well last night. Because it’s 4:43 am and my wife is on the side of the road. #notgoodenoughtoosleep

    We stayed here this summer. Sites are very close together separated by a hedge. Our girls enjoyed the swimming pool. We did laundry here. While we appreciated that the laundry room is nice and clean and bright, you have to buy a card from a machine. You can't get any money back if you don't use it all :( The front office people just smile and don't offer any refund. They make a lot of money on people's cards that is not used for actual laundry... not good business. Our most expensive night in one month of camping.

    All the amenities in a quiet and friendly place. Loved the campsite, it was quiet and with full hook ups we had everything we could need. We didn’t really spend too much time there as we were busy exploring the city. The pool and other amenities were great and the staff was very friendly and helpful. This is our new favourite place when we visit the lower mainland… far better then any hotel.

    Camping RV = parking not a camping. Max 2 stars for the location. Just that. Pee of animals on the spot not even to breath.... asphalt on the spot not gravel. The train in the back ....boom...boom from stops and noise... airplaines....dogs....1 night just that.

    Very clean and well maintained. Close to Vancouver and public transit. There is some traffic notice as this is a city campground, but it's reasonable. The sites are small but are surrounded by privacy hedges. Very lush and green, and close to hiking trails.

    NOISY! This RV Park is located near.a highway and directly next to a train track. The train is extraordinarily loud and goes by repeatedly all night long. You will not be able to sleep here even with earplugs. Of it weren't for the noise, I'd give this place 4 stars. The spots are very tight with the hedges separating them and not angled, so difficult to get into.

    If you have a RV or a good quality tent, this place is great. The only downside is the ant problem. I will attach a photo here for reference. I imagine if your tent has even one hole in it, you would have some issues with these guys being everywhere while you’re trying to sleep. Other than that, the campground was fantastic. The staff were friendly, the restrooms were clean, and the picnic area was nice. No noisy neighbors. I honestly wish I could give this place five stars, but the ant problem was so bad that I can’t. I will definitely be back sometime, and I hope the ant situation will be dealt with by then.

    The campground is well maintained. The sites are all paved and sloped for good run off. To get level with our 37 foot we had the front wheels off the ground. They have an unusual set up for WI fi. It is fairly low bandwidth and a bit inconsistent. You can use it in 2 hour blocks with no wi fi for 4 hours in between or 30 minute blocks more frequently. You cannot beat the location in terms of access to Vancouver. It is a 10 min walk to the nearest skytrain and across the street from Burnaby lake with easy access to walking and biking trails. We always stay here when we are in the area.

    We stayed 5 nights in the tenting area and found it to be a well-shaded, large space. The amenities were clean and well-kept. The noise from the overpass and frequent trains was loud, but we got used to it after the first night (I also used earplugs). The location was great for where we needed to be for the week. Also, very much appreciate the little grocery store on site and the laundry. We really enjoyed the park with tetherball and I was able to charge my phone and laptop at the gazebo there, while my son played with some friends. The arcade was a nice touch, although $15 went pretty quick. The exercise room looked simple, but I didn't get a chance to use it. We went to the pool once during our visit and never went back. It was indoor and people just kept showing up. The many kids were extremely loud and the noise was overwhelming. Also, many of the campers did NOT rinse off before entering the water. Gross. Our last night, a drunk woman in the tent next to us disturbed our sleep multiple times up to 3:30am. There was another lady who chain-smoked at her tent site, despite my young son being nearby and the fire ban. The stay would've been MUCH better if there were signs in the tenting area telling campers to smoke only on gravel (parking lot) and if there was a max occupancy posted for the pool area. It would also be nice if there was the possibility of staying for more than 7 nights/year.

    Decent park. Kinda pricy and they charge per child though. Only 30 amps and the park is very tight. The hedges around the spaces do help a bit for the close quarters and limited privacy. The pool was nice and kept clean but the hot tub is WAY too hot to enjoy. It’s a nice area in relation to being not too far to explore the city.

    Nice place, we are close, but kind of private with the trees.. my husband fix your cedar tree hedge it got on its nerves.. it looks better now.. 😆 🤣 We are working in a Greenhouse.. Thanks for the stay

    The people who run this place are super friendly and helpful! We got a rental car and did all the spots around..came back and slept in the Rv. The pool and facilities are perfect for what was needed. The only part that wasn't so nice was the train..which is constantly running. I do think those spots should be disconnected in some way but if not look at the map and request for farther away.

    Don’t go to this park! The sites are tiny. Internet is not free and even when you pay for it, it cuts out within every hour. They rob you to use the laundry machines. Loud partying is permitted until 11 pm and staff don’t deal with guests partying late into the morning hours. The man who seemed to be the manager is rude. Don’t go to this RV park!

    Everything is very clean. The staff was excellent. We are were here for four days. Upon arrival, we did not like our assigned location and the desk was very kind in changing it. The next day different staff gave us recommendations on how to travel into town. Loved the location. Walking distance to Costco and walking distance to transit service. Yes, there is a very loud train and traffic. Suggestions to the owner: - Better internet is a must 🙏. We are still working on vacation. - Power wash your interlock once in awhile. It is moldy.

    This is a very nice RV park. We stated there five days. We where the first guest from the U S since covid and Canada opened the board. The park and all the facilities are very clean and new. Talked with the owner of the park very kind and helpfull. All of the staff are very helpful and kind. Its in a great location to do site seeing and exploring of BC . When ever we are back in Canada we will make sure to stay there

    If you're looking for city camping or doesn't get much better. This park is full of amenities and located just a short train ride from Vancouver. We brought our bikes on the train and toured the city. So easy! There's a nice river side path down into New Westminster as well. The only real drawback is the spots are small, not perfectly level, and if you're on the side next to the train track it can be noisy. Lucky for us we were on the river side. Pool and hot tub were nice and there's even an RV wash onsite. That's a first for us in our two years of RV life. Never had a wash at the park. Wifi is decent but has 2 hour limit every six hours. It was fast enough for us to stream a movie. Also junction box doesn't have an extra plug besides the 30amp. Generally we charge our bikes straight off the electrical box but had to plug them to RV instead which only allows us to charge on at a time. Overall we really enjoyed our stay and will be back.

    Nice well kept campground but with very small sites and situated in between a highway and the railroad. Good for one night at the beginning or the end of your trip but very noisy. They don't have free wifi, it's only free for a really short period and if you want more you have to pay $5. All in all I would not stay there again.

    Sites are wide enough for big rigs with slides. Mostly level, very clean well organized. Pretty good location, yes there are trains off the north end but they don't last long.

    Best location to stay in Vancouver, the camping is next to Burnaby lake with more than 10k trail. Also very close to Production University station, Sky train terminal of the Expo line going to famous Gastown area of downtown Vancouver The camping is very well maintained and offers all services, convenient store, swimming pool, spa, fitness center, gas tank delivery and so on. Weekly rates apply during winter, which is great

    Nice, well managed, clean park with facilities for cleaning your rig and dumping your black water. On site store has a selection of snacks. Nice grounds with many hedges separating the pads. And very large. Location beside a park greenway with dog walking areas off lease areas and access to miles of City trails.

    Pretty nice place. Lots of activities for the whole family. Easy access to the train for a day trip to Vancouver. We had a great lunch at Steam Works Brewing.

    Quite far from the city. Need 45min to 1 hour to go downtown. Rules are pretty strict. We couldn't use our screen house behind our trailer. Sites are small and not very intimate. Very noisy with the train and the highway. Good points were the clean facilities, spa and pool, big washrooms, security at night.

    Wonderful little place. Small "everything" shop. Pool and hot tub. We enjoyed the tenting area setup as well as how the bathrooms had pin locks on them, which felt safer. Quite affordable! However, we found out why when the train would pass by and blare its horn. Luckily, I grew up by a train so it didn't bother too much. I'm sure others will disagree. But it was a clean, beautiful, and safe-feeling campground.

    I would like to say that anyone who is looking for full size sites to "camp" in close proximity to Vancouver is not exactly thinking with a full cap! So... don't let those reviews deter you from booking at this campground. If you are looking to visit Vancouver and are on a road trip as we were... this is an excellent launching pad. The facility is extremely clean... and I mean very clean! The staff are very helpful. During Covid they had good signage to remind people of the proper protocols and to keep everyone safe. They have security on site at nights to keep your car safe as many of the sites do not have parking for the car at the site. Again... this is to maximize capacity. Yes... a bit of a hassle but if you think about it... it makes absolute sense. Very clean swimming pool area. Very clean grounds. There is even a cleaning bay for your car and RV. Excellent idea!! To those who expect a full size campground with sites the size of provincial parks close by... you'll have to stay at Cultus Lake which is two hours away from Vancouver. This is simply one of the best privately owned campgrounds I have seen. Good job to the management and the team.
