Loved the location, it’s great. The place is on the beach, which is very clean. The buildings are secure, security guards are always at the entrance of the apartment building. It’s clean and nice place if you living in Cancun. Rate is better than most of the big resorts. Though you would have to make your own good. Would prefer all inclusive if you plan to stay and have food and enjoy vacation just on the beach. Would definitely live in the Villa marlin again.

Booked an AirBnB here and ended up leaving. The place looks like it's falling apart. The pools are in terrible shape and look nothing like the photos, the hot tubs didn't work, the stairs had chunks of concrete missing. The property is essentially a dump. Would definitely avoid staying here if you care about the overall environment you're staying in. The room itself would have been ok if the rain hadn't caused flooding and there been ants everywhere.

The location was nice near the beach, but at the suite 213 the hot water system was broken and there was no hot water in the shower and kitchen. We kept contacting the owner for 4 days for repairs, but never received a proper repair response. We will never stay there again.

Clean and secure... facilities are a little worn but great access to the beach!! Condos privately owned so each experience will likely be different... nice and safe shopping mall and wonderful restaurants in walking distance right accross the street

Great location for the beach and shopping. It's across the street from Kukulcan Plaza with many shops including Soriano. There are 2 pools and a bar with food and drinks for sale. You have access to the beach by walking down a few steps. There's plenty of security but please note that for in and out parking privileges they ask to keep an ID at the gate in exchange for the parking pass. That was the main issue since I would not leave my passport or driver's license. Luckily a member of my party had (an unimportant ID we felt ok leaving). The rooms were very spacious with full kitchen, ac and wifi. I booked a 3 bedroom and 2 bath, even though the listing on Airbnb said beachfront/view it was only ocean view.

This are private condos beachfront, nice 2 bedroon 2 baths overlooking an impressive ocean view. Both bedrooms have ocean view. The condo is 3 minute walk from the beach with private entrance from the property.

If you get beachfront villa, especially 101 to 110, the view is best. People will be walking in front of your living room so you do sacrifice privacy a bit. But from your bedroom you can see the ocean. And you can literally have all 3 meals in front of the ocean. Appliances are a bit dated and utensils scarce. But can't beat value for money.

Great beach location. Place needs a little exterior maintenance and the jacuzzis were not operational, but the pool is great and the staff nice. Some units better than others. I lucked out with a good one!

Location was good room was slightly outdated. Random artwork possibly from yard sales? Definite musty smell. Limited ocean view.

The location is a solid 5. Public entrance which has an open air shower head and restrooms (watch out because water stops at 5 or 6 pm). There is a convenience store (Oxxo) nearby the public entrance. If you stay at Villas Marlin, you get to have a great view. The plaza which is in front has a supermarket (soriana), gift store, pizza place nearby (with delivery service). 4 convenience store within walking distance. This is an amazing location.

Spent 8 days here. Absolutely fabulous! The white sand beaches where the sand in never hot and there are beautiful sea shells everywhere! Our 2BR unit was comfortable and we loved watching everything from our balcony. Sunscreen was a must. However lotion and humidity are not a good mix.

Room was outside of elevator they were repairing. Sledgehammer going for 6 straight hours and for multiple days on end. Could not sleep or even hear myself think. Constant loud banging. Would have been nice to know before booking. Do not recommend and will never stay again.

Location is outstanding. The establishment itself is run well, security is great and helpful, the condos I believe are all or mostly separate owners so each is remodeled differently in different time periods. The facility, pools, beach access are all awesome.

Great building by Playa Marlin, right in front of Plaza Kukulkan where you can find all sorts of stores and a great supermarket (Soriana). There's security staff 24 hours, and it's very safe. All facilities were clean, pools were great too.

The people here are extremely rude. Prepare to be ripped off and treated badly. The tour office tried to scam us and not refund our tickets when the weather was too bad for us to take our tour, even though they had a 'guaranteed' refund policy. Then the rude people who work there kicked us out on our last day because we had a small hand luggage with us by the pool. We only wanted to spend one hour there before leaving for the airport and after staying there for a whole week they had no respect for us.

Beautiful! The view, the localisation and the surroundings. There was walk distance to both beaches, restaurants and shopping mall. The staff was really helpful and nice. Good service. Only negative was that there were few breakfast oppurtunities around.

The pool and beach access are amazing. The location is perfect and it is so easy to get around. The bartender, Ben, was so friendly and kind. The only downside is the building is a bit on the older side.

The place is definitely needs some TLC! Old, rusting fixtures and some weren't even working. There's no hot water for the faucets and hot water was basically only reserved for the showers! Regarding the pool and beach, it was fine! Make sure to have a towel under yourself if you're on a beach chair or security will nag you your entire trip. Drinks were cheap at the bar(~$5) and definitely not watered down. The pool was fine along with the hottub. The beach was nice as well, but they don't clean the algae like other resorts do, so definitely annoying! Overall, a decent place to stay if you're looking for a good value, but there's definitely nicer options avaliable!

Great place, great great location very convenient to anything you need. Taxi and bus easy to get any time. Bus runs up and down main street 24/7 at just $1

Perfect location in Cancun. Restaurants and stores nearby and a very friendly staff.
