WORST PLACE TO LIVE IN. DO NOT COME HERE Worst management EVER. This place is dirty, they charge you for valet trash but barely come to pick it up, consequently we have bugs and roaches come into the house. Raccoons will come at night in front of your door to look for food. I saw two in front of my door around 2 in the morning. Maintenance will casually walk into your house with shoes on (I will provide pictures for evidence) They will take forever to come for the repairs. I had to wait for a month to get my dryer fixed and I am still having issues with my laundry room. When confronted about the delays for the repairs, one of the office workers told me they only have 2 people for the whole complex. I had to go to the laundromat and pay out of pocket. I could go on and on about this bad management but I am going to stop here. Can't wait for my lease to end.

* I am updating this review* My review is not based on the “property “ but management. I was contacted8/9/2023 by Tarah the city manager who advised me of the charges of the water and they bill 2 months behind so I was charged for June and July. I still find it INSANE that I get $13 back from a $250 deposit when everything was cleaned and minimal wear/tear. At this point I will NOT refer anyone to this community or Cortland Partners. That is sad because I was a tenant for 6.5 years, paid on time, was a good tenant, no complaints etc. I feel I should get my deposit back or partial but it’s their rule. I read my original lease and it says they will deduct the utilities. Yet a $250 deposit and only getting $13 back. They find a way to keep the money. Instead they should say it’s non refundable instead of refundable. I lived here from 10/2016-7/2023. Everything was fine up until 2021-2023. The staff was great and I would recommend the community but I moved because rent was increasing but nothing to show for it. They remodeled which I had to ask for and that was in May 2022. Also in Jan 2022, we had the snow storm and the parking lot was not plowed, I had friends come to get me out. They never cleared the sidewalk and steps but they use to up until a few years ago. I paid for valet trash but it was rarely picked up. I called and put in numerous complaints. When I moved out I cleaned the unit, had minimum wear/ tear but I’m only getting $13 of my security deposit back? Why. They said $80 for a blind which was in my daughter’s room. Even if the blind was okay I would only get $93 back because of the water, sewer , common electric which is a month behind. I asked specifically how much would my last month be so this could be avoided. Tell me why $157 is being applied for water, sewer, common electric, a MOVE OUT FEE of $10. How is that legal and I gave notice in March. Anyplace I lived I always gotten my deposit and I’m about to contact corporate.

My husband and I moved into our apartment in July 2019. We absolutely love our apartment and love calling it home. Management is very responsive to any concerns and do their best to enforce rules on the property. Christine is absolutely amazing! She is helpful and always has a smile on her face! We LOVE the trash service, especially on days with bad weather. Maintenance is also very responsive and respectful when in your home. Anthony is awesome! He’s neat, clean, and respectful. Sometimes, cars drive fast through the complex while blasting their music, but lets be honest...it’s an apartment! Sometimes I can hear my neighbor’s bass from their music, but nothing to complain about. I’m sure they hear ours when we are cleaning Saturday mornings. Again, it’s an apartment! We try to be mindful of our neighbors as I know they try to be mindful of us. Honestly for an apartment complex the property is fairly quiet. Rent is reasonable and affordable. I work 3rd shift and have seen security late at night circle around checking on things. Due to the current COVID-19 virus, management had staff call and check on tenants to make sure they were doing okay. It was very nice to know they care. Again, we love our apartment and we look forward to our future at Reserve at Abbie Lakes!!

We lived in Reserve Abbie lakes at Canal winchester for almost 3 years. It was such a wonderful experience. The houses were neat, clean and comfortable. The pool amenity was great. Whenever we had a problem the service guys were always there for help. Be it anything. That’s what I most like about it this space. I would definitely recommend it to people/families looking for quality spaces for cheaper rent. I loved the patio too.

First off the staff that work directly at this property are amazing! Our family has struggled so much during the pandemic that we unfortunately needed help from Community Action, their check came 4 days late. Christina Brown with Cortland decided to follow through with our eviction anyways due to 4 days yet had no problem accepting the check from community action. The court said she 100% had the power to keep our family of two young kids with a roof over our heads and she chose to make 2 kids homeless because of a check being 4 days late. She is the exact reason why the rate of homelessness is growing daily in American and should probably choose a new job. Google does not let you reply when the business replies but I wanted to add that they did in fact ACCEPT payment and still follow through with the Eviction. Whoever replied on behalf of Cortland did not have accurate information.

My experience has been stellar. The staff goes above and beyond to accommodate. I have been living here for over a year and I'm very impressed with the staff, my neighbors, maintenance and I absolutely love the trash valet. Don't be fooled by the square footage number. The layout is great. Better than most in are area.

Reserve at Abbie Lakes is a wonderful community to live in! I love my apartment, everything newly updated and modern. The office staff is super helpful especially Tracy. Anytime I call or have a need she handles it immediately! Maintenance calls are handled quickly and efficiently usually the same day. The property is clean quiet and best of all right beside the towpath! Overall a five star experience!

This is a great place to live. Super friendly staff that will bend over backwards to make sure all your needs are taken care of.

The reviews has to be fake. I lived there for a year and literally everyone in my building moved out just as well as I did. The office is a joke they will lie to you and throw each other under the bus. They will find a way to keep your deposit when you move out regardless of how clean your apartment is. Lots of car break-ins loud music, kids vandalizing property the security company won’t respond like they supposed to. Trash everywhere, roaches etc. This place needs to be investigated and also reported to the better business bureau SERIOUSLY!!!

BEWARE: This is a decent place to live and they are nice apartments however they do not give you the option of renting month to month for the same price after your first year of the lease. In order to keep the same rent price you have to sign another year lease. The only option you have is to pay month to month with a price increase of over 50%. I would have to pay over $500.00 more per month to rent without signing another year contract. Every other apartment that I have ever lived in gave me the option of renting month to month for the same price after the first year lease. I would not of moved here if I knew this in advance so I want to warn people about this as it is a policy that I think they should change.

We have had a very negative experience with these apartments. We have gone 4 weeks without hot water and were expected to pay our full rent amount of $915. We have had a difficult time reaching maintenance and the office workers, we have called several times and they never seem to answer their phones. Customer service is not a value here and they do not make you feel like a priority. Once I finally got a hold of the manager, he was very respectful, however he was not able to refund us money from going without hot water for 4 weeks and he was unaware of how long it has been since we had hot water. Overall, I would not recommended these apartments to anyone. UPDATE: we have gone 5 weeks without hot water!! Still not fixed!!!!

Moved to this complex from NY and the hospitality from the office staff as well as maintenance has been nothing but wonderful! Brenna did everything to make sure our move was smooth and comfortable. If you’re undecided about moving here you should DO IT!

Residents not held accountable. Dog waste apparent and abundant. Dogs barking and no penalties - just warnings that are not addressed in any meaningful way. Cigarette butts, leftover food waste, and bikes, trash, funiture in breezways. Adrian was the only manager who tried to address these issues and concerns. He went out of his way by doing the work himself. Unfortunately, management changes frequently. Last spring cat litter was dumped by one of the evergreen trees - almost a year later, you can still see the evidence. I had photographic evidence of who did it - waste not cleaned up by resident or management team. Wish Adrian still worked here. He would have handled it.

I give "The Reserve at Abbie Lakes" a 5 star rating because my experience has been wonderful! I have been a tenant for over 10 years and I must say the staff is always very professional, prompt and attentive. Any Maintenance Requests have always been given immediate attention. The grounds are always beautifully kept up and anytime something concerns the community enough notice is always given. I just want to say thank you to the staff for making my experience so awesome!

I have enjoyed living my time living here over the last two years. First and foremost, I love my space/ the apartment layout. I appreciate my rent not raising much after the first year and being consistent each month. My part of the neighborhood is peaceful and quiet. I love how involved the front office is with the different neighborhood events and activities. I love the trash service. I love how if anything happens in the apartment, maintenance is on top of it. I love the communication with everything going on in the community either through the app, text and email. This is a great place to live.

As a previous resident at Reserve, I had a great experience, Loved the HUGE dog park as I have a golden retriever that LOVES to retrieve!!! We could take our walks at any time of the night or day it was such a beautiful, peaceful property with lots of green space that you don't find everywhere! The staff were Great as well, loved my experience!

I moved in on October 1st and it’s been great, so far. Jonae helped me through the renting process with any questions I had (and all logistics as I moved from out of state) and Joe has been so helpful and timely with his responses to my questions since I’ve moved in. Love my neighbors, they’ve all popped over to say hello and the community is quiet, safe and well-kept!

We’ve lived here for just a little over a month now and absolutely love it! Jonae and Debbie are both super sweet and made the move in process so easy for us. The neighborhood is really quiet and well kept. I have nothing but good things to say about this community!

My husband and I couldn’t be happier about how simple the process was to renting an apartment here! Debbie has been such a rockstar from the first minute we came in for a tour! She was always checking in with us to make sure everything was clear and understood. She also made sure we had everything we needed the day we moved in. Very pleased!

Debbie, Jonae and the whole staff at The Reserve are absolutely awesome They helped me get into my apartment and have been extremely helpful throughout the entire process from making sure I had everything I needed to even bringing a package in for me when I was away. I couldn't be happier with my new home!!

Enjoyed my one year stay. Another awesome Cortland property. Office staff was nice and I had no problems. Only left to save money and pay off any debt by living with a relative. Tara is nice. Maintenance team is very helpful and helped me move an item when moving company failed me. I might move back later in year.

I am currently moving back to The Reserve. I loved the years I lived here before and am looking forward to another great experience. The office staff has been super helpful and patient the entire moving process. Thanks to Drew for getting me through my lease paperwork, and to everyone else who helped answer all my questions and got my maintenance requests taken care of before I moved in!!

This review is a long time coming. This has been a great place to live. The staff has been so incredibly helpful and friendly; from taking great care of use when our dryer wasn't working at 100%, to literally helping to get my car out of being frozen in the ice. The neighborhood is very quiet. Any issues I have are more with some neighbors: Not picking up dog poop (sometimes its reeeally bad) and some vaping/smoking when it's a specifically non-smoking neighborhood. But hoping to be here for a long while with my wife and my newborn!

I’ve lived here for a year and a half now and love my apartment. I love the layout and how spacious my apartment is for my son and I. Never had any issues since I moved in last of April.

We just moved in here at Abbie Lakes a few weeks ago and the whole process has been very easy and efficient thanks to Andrew from the office team. From our initial tour to our move in day and everything in between Andrew was always available to answer questions and make our experience here as positive and seamless as possible. We’ve only spent a little time here but we have zero complaints and recommend these apartments to anyone!

I have lived here for a year, and have really enjoyed it. The staff are very friendly, responsive, and helpful. The amenities are quite nice, namely the green space and trash valet service. The community is also just opposite of a multi-use path, which can take you to several parks, and on the blacklick trail from Groveport to Reyboldsburg. If you have a bicycle, this allows you to get to many places, including several grocery stores, without needing a car.

I've lived here for almost a year. Zoey at the front desk made getting an apartment super easy and answered any question I had. Whenever I've needed service done, they've always been super friendly and as fast as possible. The apartments are really nice and the amenities like the Valet Trash Pickup are really nice to have. Whenever anything is going on, like the parking lot getting updated, the team makes sure to give updates and details about what's going on.

Too many hidden fees and nonnegotiable, unnecessary charges for things that aren’t needed. Very dirty appearance. Keep gradually raising “fees” to discretely raise rent. It’s just a very frustrating experience that isn’t worth it for the subpar apartments.

Had a great experience getting the hot water heater in my unit checked out. Thanks to Matt Concha, he was willing to work around my wife’s schedule while I was at work and really went above and beyond to make sure we are comfortable and the things in our apartment operate as they should. The Cortland team, more specifically at the Reserve at Abbie Lakes, is by far one of the best.

The admin staff is fine. The maintainence team is effective, if sometimes delayed. The grounds are clean, but trash valet, which seems like a great idea and benefit, seems to lead only to rodents and cats ripping through bags left out overnight, so you walk through it on your way out. Priced fairly for the area, which is to say, slightly more than you might like to pay, but that's the name of the game. The unit itself is the selling point. Different than most, with solid amenities, like a large soaking tub, laundry room and newer appliances. Just wear your boots to step over old wrappers and food on your way to your car, which may be further than you'd like, due to an overabundance of vehicles in your section.

I really recommend these apartments they are very well maintained.. the customer service group is very awsome!! Throughout the whole applying process and information that was asked was made so easy and fast in less than a week everything was fixed all thanks to Mrs. April Byrum she was very nice and sweet and worked with me throughout the process!! Thank you all for your awsome job!! Keep up the good work!!

Everyone is friendly and so willing to help when you have a problem or to see how you are doing. The community is quiet and clean. Everyone is wonderful but Debbie and Anthony go above and beyond for their residents! Would recommend to anyone looking to move.

Debbie (office staff) has been absolutely amazing. My family and I appreciate her great communication skills when it comes to addressing any maintenance problems. The maintenance staff is amazing as well. My dog is crazy when others she doesn't know come into our apartment. They always will give me a call 5 minutes before to make sure she is put up before entering. I have only had to deal with them twice. Once for my sink and the other time for my washer. They did great making sure only residents were at the pool this past summer due to COVID. Thankful they made a plan to reopen it safely. We moved in March 2020. We have been at two other apartment complex and Reserve at Abbie Lakes truly feels like home. I love all the green space. Would love for the playground to be updated sometime. We have a baby and a toddler so we would really enjoy that more. We enjoy the nearby paths, but wish there was a sidewalk heading to the bike paths. Overall, this is the place to live.

I believe that Abbie lakes reserve is a very nice place to make your home. The staff is very friendly and helpful. Whenever I had a maintenance request, it was taken care of promptly. They always take care of the landscaping by mowing, planting flowers, etc., and I certainly enjoy the waterfall. Again, I have certainly enjoyed my time here!! 🥰

I love it here! You get a good amount of space for a reasonable price, the maintenance staff is amazing, and everyone in the office is great! I’ve never had an issue with neighbors. The dog park is great, and I love being across the street from so many trails! I’ve been here for over four years and have never had any problems.

Recently moved into one of the two bed 1 bath units here and we love it so far! We waited to get into a freshly renovated unit and we're glad we did. All the rooms are very spacious and the included washer/dryer is so convenient. We can't wait to use the complimentary gym membership as well! Debbie was extremely patient with us and helped to get us into the perfect apartment!

Everyone at Abbie Lakes are so friendly and very helpful. Service request are always answered right away. The grounds are beautiful. We have never lived in a apartment and for our first time at Abbie Lakes it feels like home. When we first came to Abbie Lakes Debbie Kunkel was waiting outside for us with the biggest smile. With that being said I knew this was the place. Please ask for Debbie to show you around you will love it.

I am new to this neighborhood, but Kristin and the rest of the staff have always been very helpful and friendly. They are quick to respond and keep the property and rental office looking clean and organized. They have been very accommodating to my unique situation and I look forward to staying here much longer. :)

I've lived at Reserve @ Abbie Lakes for a few months now and I really love the apartment layouts and color scheme. The office is always helpful and they have a good turn around time on maintenance request. Besides the overflow of geese and the mess they leave throughout the parking lot, I don't have any issues here and I would recommend to a friend.

I love living here at The Reserve at Abbie Lakes! From first speaking with Debbie in the office, to moving in, to living here for the past 5 months things have been great. It’s very quiet and well maintained. The office staff goes above and beyond as does the maintenance team. In fact the maintenance team is the best! They work hard to make sure everything in your apartment is in working order. They are quick, efficient and extremely polite all while giving you the best customer service possible. I am very happy to call The Reserve my home. How did I forget to share my dog Midnight’s opinion? My dog Midnight absolutely loves living here at The Reserve at Abbie Lakes. He loves the layout of the property and walks almost the whole thing every day. Plus there is a wonderful, large bark park for him and his friends to run and play in. Best of all he loves the staff here. The maintenance team, Ben, Chris, Evan, Ian, Jack and James treat him like family. He is very glad we moved here.

Moved to Columbus not too long ago. Drove my wife and kids to Columbus from Texas, and really needed to find an apartment. We’ve had tours with multiple apartments but Debbie really helped my wife and I with a great floor plan. We feel at home and appreciate how fast they got us in the door.

Signed my Lease the first day after touring. Apartment was well updated and clean. Area is very nice and Quiet.Debbie made my visit very pleasurable. Must recommended to anyone/family looking to move farther in the East area.

So I spent days looking for a good place to live when I PCS’d here, and I couldn’t have found a better home. I’m pretty sensitive to noise, but the peace and quiet here is amazing. Beyond the home, the staff is just as amazing. Christine has been very helpful and kind, and everyone else always greets with a smile. This place is a house turned home, and I love it.

Came in June to browse the property and look at units with my sister who lives in another Cortland property. Was helped by Debbie who told me to check in end of the month and that she would keep in contact with me. It’s been two full months and no call. Called and left a message a week ago for an update and my message left with their team was never returned . Called this morning and Debbie was very dismissive and rude, couldn’t care less that I’m checking in and wanted now $300 more for a unit than I was told initially. Disappointed in the lack of communication or care for prospective tenants. Will not be leasing here. Thanks for showing me your level of care before I got stuck in a lease.

I really enjoyed the tour that Christine took me on to see the 2 bdrm 2 bath. The apartment was really nice and spacious. Christine was very professional and knowledgeable about the property and the amenities. She was also very personable displaying awesome customer service.

I've been living here for 6 month and love it! It's quiet, clean and safe. Living alone, I am not afraid at night. My apartment has wonderful amenities and is modern and updated. The office staff is nice and helpful - I especially like Dana. I recommend this community to anyone who wants to live well.

Drew from the leasing office went above and beyond to help us with the paperwork and get settled into our new home, even calling to check on us to make sure we have everything we need. Maintenance has been very kind, attentive, and thorough fixing small things to make it feel more like home. The neighborhood is quiet and well-managed, making it a super convenient place to live. Thank you Reserve staff for your hard work! It is appreciated!

This is a community. I have never rented anywhere with such an all around great staff. There is a wonderful portal for not just paying your rent and requesting maintenance; it arranges you to meetup with various interest groups around the community. Are you a movie lover ? There's a group of tenants who are too. When you make a maintenance request, a very competent crew are generally there the next morning. And the communication between staff and tenants is amazing. You always remain informed about what is happening in the community. If you have a dog, there is a huge fenced-in play area for them. I could go on; but there is not enough space to rage about this community. Highly recommended!
