I moved in Aug 1st. The refrigerator continued to blow out the fuses in the home. Lost all food, took weeks to fix, and 3 different "elections" Aug 2nd. Hot water was filling toilet. The hooked up the wrong line. Also found mold in same area. 2 bedrooms had no electricity, and the front living room had no electrc. Several "plumbers" didn't know how to fix it. 3 plumbers never shower 1 came 6 hours late. 3rd week of aug water hose broke under bathroom sink. No plumber had to call mine casue theirs never showed. My plumber found tons of black mold that contractors could have clearly seen when replacing the plumbing before we moved. Had to call the health department. After the company received the letter from the health department, they finally sent someone at the end of September. It's October 14 today. The bathroom hasn't even been scheduled to rebuild. We have lived in half of a house for over 2 months. My son has been sleeping on the couch for weeks because he can't use his room. I have completed the Melds (that system is a joke), emailed the company a dozen time, and still nothing. Their keyless entry services have been offline more than online. DO NOT RENT FROM THIS COMPANY. RUN THE OTHER WAY. I rent, so I do not have to deal with stuff. Unprofessional, slow, lack of communication, and jusr useless al together . Chris, the maintenance guy, seems to be the only person who cares, and they tie his hands. There are move issues but just too much. Ohh. The brand new dishwasher never worked that hasnt been replaced yet, and there is no hot water on the 1st floor of the house. Inhabitable home with clear negligence. I have missed more work wait for their peopke to show in the last 2 months than I have all year

Move in was great, it was easy to move out as well. however, our yard had 6 foot tall bushes in it that they didn’t help us with for 2 months. When they did, they hired two men to push mow over the weeds, leaving our yard with stalks instead of grass. Not to mention, they raised our already expensive rent even hire this year - which is why we moved. So really, the company is ok to rent with, just greedy and untimely like other property companies.

CARBON MONOXIDE LEAK IN HOME...We moved in spring of 2022. The first year everything was great. Any issue we had, I was able to email or submit a meld order and the issue would be resolved within a few days. As of this year (2023) something within Imagine Homes has changed drastically. All communication is practically non existent. We have had a broken heater (furnace/boiler) for the past 48 days as of today. Several technicians from Jackson Comfort (the company Imagine Homes uses for repairs) have come out to "fix" the furnace with no luck. They quoted Imagine Homes $1,400 for a part that needs to be replaced and never got any confirmation or refusal from Imagine Homes. A week ago we had to call the Lakewood Fire Department because of a carbon monoxide leak coming from the malfunctioning furnace. One would think this would alarm a property management company to take action, but no...The fire department confirmed a high CO reading and filed a report. One fireman looked at the fire burning inside the furnace and said it was burning improperly and that it was a major fire hazard. Two days later another technician came out to check on the furnace again. This time he made a report stating that the entire unit must be replaced. This was 4 days ago and we still have not heard from Imagine Homes. No acknowledgement whatsoever. All communication is through a third party (repair company). I asked the repair company who they are contacting within Imagine Homes and they responded that it is confidential. I find it bizarre that a tenant is unable to directly contact their property management company. On Monday I will be filing a complaint with the city of Lakewood. What this company is doing is illegal. By then we will have been without heat for over 50 days in 30-40 degree weather temperature. One thing they definitely don't forget to do and that is to remind us that rent is due soon.

The fridge and floors were not cleaned. We specified in our lease that we would be providing our own washer and dryer, but units were leftover. Nothing major but a lot of annoyances that shouldn’t have existed.

He came in without covering his muddy shoes and didn’t bring tools and asked to borrow mine and then told me about the mess that was left behind for me to clean up. Plus the amount of time it even took to get the window replaced was from October to the end of November

Overall, my family and I enjoyed the home we lived in. It was only a temporary home while we sold a home and searched and bought a new home. The only complaint I have of the home is why did they paint the walls with a flat paint!? Do you know how difficult it is to clean? Management could have done a better job communicating. It would take days to hear back and sometimes not at all. They didn't respond to questions I had as I prepared to move out, both texts and a voicemail. Lastly, the maintenance company they switched to was not as good as the company or plan they had when we moved in. I was never sure when my service request was scheduled and it took weeks for them to come out. The prior setup responded quicker and I knew when they were coming a day or two later. Luckily, the house we rented didn't require much as it was a fresh remodel. Overall, I would recommend Imagine Homes if you're looking for somewhere to rent. The application process went smoothly and we were able to make the house feel like a home. This is also one of they few companies that allow pets, although the deposit and monthly fee are a bit excessive. But, I found most companies charge the same.

It was a very nice experience living in an Imagine Homes property. The property was nicely finished, no issues administratively, very few repair needs but they were handled promptly, and no bad experiences.

Application process was very easy. The director of resident services in Cincinnati is very responsive and made our move into our new home enjoyable.
