    This was a nice place to live despite the buildings being old, small space and dark interior. The walls have many poorly done patches, stains leaking out from under so many layers of paint that the paint peels. Floor coverings are cracked and holey. Furnace is antiquated and leaks water all over the floor when air conditioner runs. The beautiful mature trees are old and dying and some have fallen fortunately not on any buildings but they are close to doing so. The lawn maintenance is poorly done as there was a change in service after Pacific Properties took over. There is much noise inside and out. There are additional charges added by Pacific Properties which add another $100 to the monthly rent. Water and sewer are charged to each tenant but there are no individual meters to make sure each tenant pays for what they use. A place that use to be worth the rent has been overpriced by an out of state owner. The dog park mentioned in another review looks nice but is full of dog mess that tenants do not pick up.

    I lived in Willow Park for four months. Not only was I displeased with the place, but I strongly advise anyone I know to ever lease through them. Where do I begin? The bitchy lady who runs the place? Or the creepy "maintenance" guy who works for her? Yes, these buildings are old. But if you're going to provide a "home" for someone, you want to make sure that they aren't suffering while they live there. We moved in during December. So yes, we had some pretty cold months. However! It wouldn't have been an issue if the heating was actually efficient! Key elements of our heating were messed up when we moved into a unit that was "standard". I'd hate to see what high class is to them! Not only that, but my freezer wouldn't even freeze water! The most I got was a thin flimsy layer of frozen water, and even that would melt if I opened the freezer long enough to check on it. The windows were another main issue I had. You would think that on a cold day, you could keep your windows and keep out the cold, right? NOT HERE! With our windows closed, if a breeze hit the building, the CURTAINS WOULD MOVE. Combine the fact that I had inefficient heating that ran nonstop attempting to get to even sixty eight degrees, plus the fact that wind could come in both through the window seals and the door jam, and what do you get? A TWO HUNDRED plus dollar electric bill. The best part?! That wasn't even their highest! I was told by the landlord that some of the residents were being billed as much as THREE HUNDRED AND FIFTY! For a single month! I highly doubt they've upgraded their apartments at all since I left, but I can say this much. I'm very glad I did leave, and I know without a doubt that I will never return! Save yourself the time and the money, and rent from someone else! You'll regret ever renting from these people!

    I'd rather be homeless than live here again. Not worth the money, terrible apartments. Always had issues with maintenance stuff. Went without power for a month and was never compensated then charged me extra at lease end because I decided not to renew with them. They don't care for their lawns and bushes. Had to fight to get up to my apartments against branches. The socket that blew one had one thing into it and literally not what your maintenance people told us when they were repairing. They said faulty wiring from previous owners so quit lying to make you look better. It was definitely over a month there was no power and no issues when that socket blew and took out the living power and we had to put both those computers onto the same surge protector so that wasn't really the issue at all, was it.

    The apartments are run down and have many issues. Some of which being broken floor joists, counters that have been cut into, heating units too old, and mold issues. Instead of fixing the problems they take the easy way out and cover it up. Yes it's under new management that may be worse than Soard Properties. I hate to bring it to the new owners but you are at risk if a tenant gets I'll or hurt due to faulty repairs. These apartments are out of date and recently had a price hike of near $40. Why would anyone want to may for something run down let alone pay more. If you're going to price gauge at least take care of the issues at hand. Also maintenance orders take forever. If you rent here you will regret it. No consideration for tenants or their well being.

    Too many fees. The application fee is way too expensive and they bill you a 175 dollar reservation fee. I didn’t even ask them to reserve it I just filled out the application. In total, I payed upwards of 250 for an apartment I didn’t even sign a lease for. Read the fine print I guess, but anybody who uses fine print to get more money out of you can’t be trusted in the first place.

    Don't do an online application, they will take your $59 and never answer the office phone, on day 9 of calling at least once if not twice a day. Oh and the voicemail box is full, so it isn't like they are going to call you back. Complete waste of time and money and honestly would love to discuss this with the owner. *EDITED* After being called by the first person from higher up management I was informed that they do not have a Cookeville manager currently, which they seem to turn over every month and a half it seems according to current tenets, and they were having trouble having the office phone calls forward to the Knoxville area office. During the second call made to me they then say that I'm the one lying and that they did infact have someone call and email me from the Cookeville office. No email, even checked the spam and trash bin like the second lady yelled at me to. Scam artist management.

    I lived at Willow Park from January 2016 to April 2017, and during that time I feel that the apartments changed quite a bit. If you want a quick overview, skip to the pros and cons list at the end. The woman who owned it when I first moved in was strict but fair, and she kept things running smoothly. She instituted fun holiday programs, and she genuinely seemed to care about the complex. The next woman who took over was outwardly friendly, but did very little to help anything. Anytime I went to her with a question or concern, the answer was always a flat-out "Sorry, nothing I can do about that" with no room for compromise. As mentioned in the other reviews, these apartments are a bit old and decrepit. I never had a $200 power bill like some did, but I could definitely feel small drafts around the windows and doors. There was an ongoing process to replace all the doors and windows in the complex, but unfortunately my building was one of the last on the last and I moved out before the renovations, meaning that I can't personally vouch for whether or not the upgrades did any good. What I CAN vouch for is the poor quality of the walls. No amount of new windows is going to change the fact that you can hear people talking and doors opening and closing on the opposite end of the building. If you live here, prepare to hear everything your neighbors do and have them hear everything you do at all times. The general air of the complex is kind of uncaring. Maybe it's because people were constantly moving in and out. Maybe its just because the buildings felt old. Either way, no one seemed to feel very compelled to treat the place respectfully. There was a CONSTANT litter problem, to the point that "Please don't litter" was a permanent item on the monthly newsletter (that's all it was, mind you; no one ever actually took any concrete steps to fight it). LOTS of people didn't clean up after their pets in the dog park area, even though the complex provides plastic baggies. When a dumpster got full, people would simply pile their trash nearby, even though there were several other dumpsters available at convenient locations spread throughout the complex. On the bright side, the maintenance crew was really outstanding. Though I saw a few different workers come and go during my time there, they were always polite, professional, and quick to respond. They always seemed happy to do their jobs, and I always felt good knowing that they were just a quick call away. Overall, my experience at Willow Park had its ups and downs. My girlfriend and I chose it because the rent was reasonable and we'd heard a lot of bad things about the local Soard monopoly. We no longer live in Cookeville and never lived at another complex while we were there, so I don't have a huge local frame of reference, but I don't think we would live at Willow Park again if we moved back. PROS - Friendly, professional maintenance workers. - Cheap rent for a decent amount of square footage. - Large, fenced-in, outdoor area for dogs to run. - Surprisingly little traffic noise for being right off Willow, one of the busiest streets in town. - Fairly close to the rest of town. - A communal laundry facility is provided for those who don't have their own machines (but washing and drying both cost quarters). - Recently upgraded doors and windows (though I moved out before they were installed in my unit, so I can't say for certain how much of an upgrade they are). CONS - Old buildings are noisy and inefficient. You can hear every footstep your neighbors take, and the units were drafty, especially in winter. - Heating/AC is VERY loud and not super effective. - The kitchens are cramped and poorly laid out with almost no counter space. There is also neither a dishwasher nor very much sink/counter space to wash/dry dishes by hand. - The laundry hookups only take small, stackable washers and dryers. - Neither the owner nor the tenants seem to take much pride in the complex. Litter and pet droppings are a constant problem.

    Moved our son and new daughter in law in here to go to college and they’ve been super accommodating and helpful whenever there was a need. Head of maintenance lives on property with his family and he’s very friendly and helpful! The apartments are older and somewhat dated with older sinks, tubs, fridges, kitchen cabinets and drawers, that have seen quite a bit of wear and tear. But it’s safe, the grounds are well kept and the monthly rent prices are very reasonable! It is a great starter apartment community for singles and young couples. All of their neighbors were friendly that they’ve met and everything is close by, too!

    Hello Russell - I wanted to respond to your negative post even though you are not a resident at Willow Park Apartments. Since we acquired Willow Park in March, we have invested over $100,000 in property improvements. The unit you shared comments and photographs about were prior to the repairs that were completed last month. When it was identified that there was mold developing in one cabinet, we proactively replaced all of cabinets in the kitchen and installed a new counter top to go with it. There has only been one other service request at that unit you are referring to. Our records show that a plumbing issue was called in at 3:06 pm and was completed the same day at 5:12 pm with the installation of a new toilet. There have been no issues with the heating unit as we service them quarterly to make sure they stay in good shape. I think the only timeliness issue has been on the side of the resident. If there are any issues, the actual tenant can report them to the office as in the past. Sincerely - Willow Park Management

    After paying $118 (59 dollars a person) just to apply to these apartments. We were denied to to credit issues. EVERYONE has had their fair share of bad credit issues. But we are working on that. I wouldn’t normally apply here but it’s basically the only place that’s NOT income restricted. Thanks for taking our money.
