    Amazing apartments. I've lived in two different layouts, and they are brand new. Pricing is good for the quality you're getting as well. Nice wood floors and new appliances. Every time my husband and I have an issue, we put in a request, and it's fixed the next morning by the staff. They are so helpful. These are definitely the nicest apartments in Dayton. The staff also puts on alot of events for the tenants, which is awesome. Another bonus is that there are fireworks right across the river on the fourth, and they rope off our apartments so no outsiders can get in. You have a front row seat, it's great. Atmosphere is really quiet as well. It's definitely not run down by loud college kids. There has been some construction which is annoying. However, they are just making it look nicer, so I'm okay with it. Plus, other than the hammering, it hasn't affected me at all. Great pool, lobby with starbucks, movie theater, grills, fire pits, and scenic walk on the river right next to the bike path. I love love love living here! It's a luxury apartment without the feeling like you're living in a hotel. The only worry I would have is with the amount of new apartments going up at this location, I wish they would add more grills or increase the size of the pool area. But I haven't had an issue with it, yet. Someone below gave a poor review for lack of parking for visitors. That is frustrating, however, that is not water street's fault. The city of dayton owns those lots, so tenants pay ABM parking services to park there as well. It's not like the front office lines their pockets with what ABM parking charges. Also, what do you expect for a downtown city apartment? There is an open lot across the street that you put like a dollar in the box, and street parking is free on nights and weekends. Lots of restaurants and bars have been going up around the area which is awesome. It's a short walk from Riverscape. It's right across the street from the Dragons stadium, but the games are never so loud that you can even hear them from water street. Plus, you get the downtown feel without it being super loud and crammed with traffic. It's super easy to navigate. HIGHLY recommend living here. My husband and I are going on starting our second year here in January, and we have no plans to leave yet:)

    Worst living experience and mice in the lobby! The apartments may look nice at first on the outside but once you walk them you’ll realize they are not. The washer was filled with mold when I moved in. Very poor quality appliances overall. The walls are very thin. I could hear my neighbor on one side close their cabinets and hear my neighbor on the other side vacuum. The windows are cheap like everything else in the apartment. Its expected to be a bit noisy living downtown but we should not be able to hear full, clear conversations at the pool when the windows are shut. Also, due to the windows being cheap/poorly installed, they mold very often and the maintenance guys have to wipe them down to remove most of it. Besides the poor quality living, the leasing office was not great. They’re not helpful and have poor attitudes to be in a customer service position. The halls are nasty because they are not regularly cleaned. Hence, why there are mice running around the lobby. The walls need to be repaired/painted too. I wish it was possible to give 0 stars but the 1 star should solely be for the maintenance guys. They are extremely helpful and timely. My car was also towed without warning although they knew it was my car. No call or text although they have the capability to send notifications. No email; could’ve also walked upstairs because I lived in the leasing office building. A few months later I was blocking someone’s motorcycle (they parked it along the wall of a parking spot) and they gave the driver my apartment information so they could ask me to move. This could have ended terribly. It should never be okay to give out your tenants information without their knowledge and to someone they do not know. Absolutely no respect for tenants or their privacy. Overall these apartments are not worth the price and certainly not worth dealing with careless leasing agents.

    I'll start with this... ignore any ratings below 4 stars. I say this not because of any sense of loyalty, but because upon reading them it's easy to understand they are reviews by those who either prefer to complain or caused their own issues and blame it on the property. Then there are those who just gave a low rating and no review, which is thoughtless. My experiences here have been primarily positive. I love my floor plan. The staff are wonderful and friendly and knowledgeable not just about the community, but the surrounding area. Maintenance team are on time and friendly. The amenities that I have used so far are great. I don't use their gym (it's not part of the community, it's a third party next door) so I cannot speak to that. I noticed some mention the walls are paper thin. HUGE exaggeration. I rarely hear others and when I do it is the upstairs neighbors, which you will hear in 99% of apartments and is usually when they've dropped something or stomp hard on the floor. Like I said... this is rare. We are downtown, so there will be some noise from outside. Also, there will be some non-residents that cut through to get to the river walk. The appliances and windows are modern and high end. The only negatives, for me, are the water pressure and faucet for the kitchen. Definitely used low end fixtures for the kitchen sink. I'm also disappointed there is no guest parking or way to validate in the paid parking garage for our guests. If you enjoy walking/biking/running along the river walk and having good food and entertainment within walking distance of your home, you will love it here at Water Street Flats. Friendly neighbors, nice views, solid construction, and an amazing staff to help you with any of your needs.

    Overall the complex was nice and we enjoyed the proximity to downtown. Huge drawback for us was having extremely noisy upstairs neighbors that we were really just stuck dealing with. We were able to hear constant footsteps and many times music and even conversation. Not necessarily any fault of the upstairs neighbors, more on the extremely thin floors and the building in general.

    Life in downtown Dayton doesn't get much better than this. Modern apartments, great outdoor pool with grills and fire place, lounge room, pet friendly, and walking distance to lots of bars and restaurants. Staff is 5 stars and maintenance is super fast. For Dayton standards rent is in the upper limit but you certainly get your money worth.

    Location, Location, Location. An added benefit to this apartment complex is the proximity to the trail along the river and the restaurants in the downtown area. The few maintenance tickets I have had to submit have been resolved fast. The apartments are decent. I do have to agree with other reviewers that the walls are thin, the oven/microwave are just basic, and there is no free parking for guest. Additionally, while the trash is taken out often, I am not a huge fan of the indoor trash cans that can become smelly. Despite those negatives I would still recommend this apartment complex. The apartments are clean and management is responsive.

    For the amount of money we pay for unit you would think the fix would have been spotless. You can tell where the repair was done and it looks unprofessional. I’ve seen better work done by professionals. Overall just not impressed the paint job upon move in looks as if a child painted the unit as well as the repair. I regret the move to the property.

    The maintenance engineer was kind and patient. When I apologized for needing the garbage disposal fixed a second time, he kindly replied, "no need for that, that is what we are here for."
