I’ve lived in 5 different apartments around the St Cloud & metro area and this has been the most expensive and my least favorite of all of them. We moved here for the amenities which are frequently closed, dirty, &/or broken. The sauna has worked less than half the time we’ve lived here (it’s been a year now.) There are such long waits for getting maintenance that we’ve had to contact them multiple times to get anything fixed & for some things they never show up at all. There’s a dryer that hasn’t worked the entire year we’ve been here, I’ve requested it to be fixed 3 times now & it breaks after one cycle each time but hasn’t been replaced. Our apartment was an “updated” model which means they just painted everything white including the closet tracks so now our closet doors stick constantly. They didn’t clean before they painted either so there’s hairs and dust painted onto every surface they painted and our kitchen had grease from the previous owner that showed through the paint job (they had someone come in to repaint which was a major inconvenience & it should’ve been done correctly in the first place.) The bathroom has a reoccurring mold problem in the shower & the wood under the kitchen sink is warped and peeling; we have notified management of both things and nothing was done. A fuse in our kitchen blew one day and caused our microwave to stop working. We contacted both management and the insurance that was suggested through Reserve, and both parties said they couldn’t do anything for us. We dislike it here so much that we asked to end our lease early, (it’s a 15 month lease) and of course were told no unless we pay large amounts of money. There are improvements being done but they are also causing inconveniences (for example the outside of the building was painted and now there’s painters paper taped above our deck that we can’t reach to remove and it constantly blows loudly in the wind.) I’ve had 2 packages stolen & a package that was opened and gone through, I emailed them about the first one that was stolen and got no response. I only gave it 2 stars because they are attempting to fix things.

I'm posting this review for my daughter Sarah who lives there. They have have blocked her review from being seen. I've visited a number of times and can attest to the CONDITIONS of the building, the LAZY staff and the smell of DRUGS. Don't be fooled. They greet you with honey then give you poop. This is what my daughter Sarah Denn has to say and she has lived there for almost 3 years. This place is the most disgusting, vile place to live and has the most incompetent and insincere management there is. I have had too many issues to count living here. I even had my safety threatened by other tenants and the management was aware, offered to help, and then did NOTHING to assist us. They actually promised us a unit transfer, and then rented the unit to a new tenant. They will do ANYTHING to make money. I have been lied to by management multiple times and they don’t want to work. They will tow your car for expired tabs, even though you are MOVING AND HAVE AN APPOINTMENT TO RENEW THEM. They don’t take pride in anything they do. Some of these “five star reviews” are from management, so don’t be fooled into thinking they are competent or capable to take care of you. The place reeks of drugs and you got neighbors stomping around at 1am when you have a newborn. Don’t even get me started on maintenance because you have to beg anyone to fix things. Our fridge has been broken for a year and STILL IS. Management even sent an email saying they were only going to hear tenant issues for three hours a day. Isn’t that your job?! The office opens at 10 but at almost 11 the door is locked and no one is there, no cars in the parking lot, etc. The old property manager and assistant walked out and they took the quality of living here with them. I know everything is expensive these days but don’t waste your time and money living here. We pay an insane amount of money to live in a good neighborhood and living here is like living in hell. We move out this week and will not ever look back. Run very far away from this place or you will regret it.

Worst place ever!! Unless you love cockroaches, dirty and no maintenance. Facilities often broken or closed. Overcharges are usual and you will never get your mo ey back. This people is everything but honest. They are bandits. My family and I had to move away and still fighting to get our security deposit back after the manager confirmed us that the apartment was in fine condition. If you like loud music in the middle of the night and ti listen how much your neighbors love each other, this is your place. Any repair or malfunction, any breakdown in your apartment, any problem you may have, and sure you are going to, it takes months to be fixed and solved. If you like your child to live smelling other people drugs, yes, this is definitely your place. If you love small animals, especially bugs, roaches and cokroaches, you will enjoy this place. Last management were fired and replaced about its negligence, and we were hopeful about the things going to change, but it got even worst. Trust me guys, you move here, you gonna regret for long. And about your automatic answer, the same you give to any bad comment, as can be checked reading the posted reviews, I've already written you several times as you told me to do every single time I visited you at your office, and you never give and answer because you may be busy eating Doritos and licking your fingers. You don't give a ●. You guys do nothing.

This is so far the worst place to live, please don’t fall for the pictures you see online. Since the previous manager and assistant manager walked out from their positions this place has gone downhill. The previous management were actually passionate about their roles and actually made efforts to address issues. The current management is terrible and seem like they unmotivated to perform their roles. The phones/emails never get answered which is just ridiculous, maintenance requests take forever to be completed, the apartment common areas are dirty and smelly, laundry rooms are a disaster, always noisy , keys get stuck on side doors and promises to repair doors are never fulfilled, lack of transparency/honesty, they add charges that were not part of the lease which is illegal . I regret ever renewing my lease!! Save yourself some headaches/frustrations and rent somewhere else. This apartment complex is nothing close to luxury and does not even deserve a star

The worst place I´ve ever lived. Bad management, dirty, noisy and they breach the contract. It is been more than 45 days since I left the apartments in a very good condition, they told us that they would give us our money back and they still haven´t returned my deposit. After several phone calls and even my husband going to the office, we haven´t gotten our money yet. Be careful with this company, we are going to take legal measures to recover our money. Not recommended!!

For some reason my review keeps getting taken down… This apartment is the definition of "if it's not one thing it's another" We have one of the more "updated" units which means we got the landlord special, everything was just painted over with white paint, including the fuse box being completely sealed shut. During winter while utilizing the garage that you can pay $50 for my car got vandalized. My spot was near a camera so I had high hopes they'd be able to see who did it, HA. I was told "our cameras aren't set up yet". Two months later a semi threatening note was left on my car, thinking there could be a connection we contacted the office again. This time we're told that the cameras are hooked up but they wouldn't be able to view the footage until a certain part came in. It's been months, and they’ve never given me an answer A few months ago the lines in the parking lots were getting painted, so cars had to be out by 8:00 A.M. I get down to the parking with 10 minutes to spare, and my car is nowhere to be seen. I track down a tow truck driver and am told that they already started towing and I'd have to ask the office where on the property my car is. When whoever in the office was asked why my car was towed before the time we were told, my boyfriend got the answer "I'm not sure, that's not my department" a few, then the upper management came out and said they had no say, the towing truck company took the initiative to start towing early. After contacting the towing company we learned that the time they were given by reserve was an hour earlier than when tenants were told to be out by. While at my boyfriend and I were both out of the apartment, I receive an email for a service request I didn't submit. Turns out the office entered the apartment wrong but the mistake was not caught until they came into our apartment while no one was home, animals unsecured and at risk of escaping and scratched our toilet. The fire alarm goes off at least 1-2 times a month(those are just the times I’m home and aware they’re going off). This results in the elevator not working for a day or two. An explanation for the alarms has never been given. It’s been stated by others, but it truly is sad (and against googles rules) that 3 employees of reserve have had to leave 5 star reviews because they can’t get them another way…. I wish I could give 0 stars

First off, I feel so at home here. I have lived here for nearly 2 years and plan on renewing my lease for a 3rd time. Old management was so terrible, I was looking for a new place before my lease was even half way up. THEN! New owners and management came swooping in and I renewed with them in a heartbeat. Positives: My neighbors are nothing but respectful. This community is full of families and individuals straight out of college life that are over the party scene. It is peaceful, safe, and in walking distance to what I need. Management is kind, honest, and willing to listen/work with you and your needs. I have a 2-bedroom and personally love everything about it! With everything becoming so expensive, I find the safety and convenience of this place to be worth every penny. Per other reviews, there are little things that are bothersome: 1. Once in a while, the garage door gets stuck open from excessive use, which leaves access to our building to the public. 2. The amenities are usually out of service to either fix, replace, or update. I have only used the pool a handful of times. 3. The elevators buzz at you when you step in. 4. Packages get stolen from the convenient full-access to all boxes to every resident. 5. Washers and dryers are a hit or miss BUT! Coming from a similar line of work, I see that management is working their tails off to fix what the old owners never did. There are plans in place to replace the smelly hallway carpets, the buzzing elevators, the broken washer/dryers, the package thievery, outdated appliances, and more! Everything that I had issues with are being fixed in a timely manner and communicated effectively! I know maintenance is short staffed, but so is the entire world right now. Plus, they are working with old buildings that are being slowly updated. Nothing changes overnight, so give them a little grace. Give this place a chance and you won't be disappointed.

This is the worst apartment I have live for my intire life and I am 40 years old. They do not have maintenance. I had a broken door the hinges are bad and told the management more than ten times in month begging them to fix. The told me the can not control the maintenance department. I have asked them to meet me with the Manger they refuse me. The front desk management hold hostage for manager. She is called Susan. She is good human being but the front desk need to be change really. We will not sign another contract. Good luck whoever is moving in.

They never solve anything, the administration is very bad and packages are stolen.
