    DON'T DO IT! This hotel is one of the worst places that I have ever stayed in. My cousin and I were on the last leg of our 3 week holiday and were expecting a beautiful hotel (according to their website). We had booked a 3 night stay with breakfast included. First we were put into a room with a double bed but required 2 singles. They moved us both to another room with 2 single beds. The rooms were hot and the carpets require a good clean. The beds had plywood as a base and they were so uncomfortable it was ridiculous. The floor would have been more comfortable. The beds were lumpy and the sheets did not fit the bed. The pillows were thin. They do not supply a bathroom mat so the floor becomes very wet. Stepping in and out of the bathtub is very slippery and dangerous. There was no basic items in the room such as tissues or a hair-dryer. Breakfast was in a stuffy room with broken chairs and not worth the money. Reception was not welcoming with the staff members on their mobiles most of the time. We left after our second night and booked in at a different hotel. Do not stay here. Not worth a 1 star review.

    Stayed as a group of mixed couples and singles over 25 - the hotel was near to our conference venue I never said a word when I paid the bill, however, It makes sense why they don't ask guests if they enjoyed their stay as they do in most hotels that I have stayed in and I have stayed in a lot! Location; I must say I prefer the opposite end, we only stayed here because it was near to our venue so it served its purpose for that. The hotel itself; the photos of inside the hotel look lovely, however, I think they must have been taken years ago because it wasn't as quaint as it seemed, the bedroom was tatty, the sitting areas needed the seats recovering and the outside seating area, well, it was just a yard not like the one in the photos. Breakfast was an experience. Can I have a cup of tea was asked three times and the young lady with broken English still brought me a coffee? I'm not picky either but when there are a few of you in a group staying in the hotel with similar experiences then you know there's a problem and it's not just you. Cold breakfast, slimy eggs (how can you get eggs wrong)? we ended up just having breakfast elsewhere and visited the breakfast area for a cuppa and a slice of toast and made our own. We had a bed that tilted at one end, small bath towels that didn't wrap around you, flat pillows, and none brought when I requested more. I don't need to go on. I didn't like my stay and so I stayed out as much as I could and also ate elsewhere.

    The good - The location of the hotel was perfect, and there are some lovely bars, cafés and restaurants within a very short walk. Easy to get into the centre of Edinburgh. Warm water and secure. Some members of staff were incredibly friendly. Upon arrival we were told we'd been 'upgraded' for free The bad - The 'upgrade' was a room with a broken bathroom radiator and no ventilation other than opening the window. This left us with the choice between opening the window and freezing as we stepped out the shower, or smelling the toilet. We asked three days in a row for it to be repaired, and it was on the third time - very quickly, so can't have been a hard fix. The carpets were desperately in need of a clean. The bedsheets were too small for the bed. Breakfast managed to be something between dry and undercooked. Continental was lacklustre. If you're looking for a place to rest your head during a trip to Edinburgh, this is perfect. If you're looking for something which matches the brochure description, go elsewhere.

    The hotel is old school but adequate. Breakfast was good although they ran out of Haggis (but not an issue - a nice to have). The room was a bit on the small size but we coped no problem. Couple of small things that could be easily sorted like the slow flushing toilet, the heating in the hotel could be warmer. The staff are great and nice people, very helpful and attentive.

    Quaint Hotel, easy access to local bus routes. Needs updating in rooms, carpet is warn, shower has mould around it, no shelf to put soap in the shower, The main issue was the mattress, very poor quality, as soon as you sit on the springs go flat on the divan base, mattress was sloping and uncomfortable to sleep on, my friends had the same complaints too. Breakfast was good and staff polite and attentive. There is no inside lock in the rooms, I had to place a chair every night- this must be addressed.

    Overall bad experience. I would advise to Avoid. Rented king-size room, paid 319. GBP for 3 nights. Good location and that's the only positive thing I can say. Nothing like on the website or booking site. Checked out earlier as we could feel the dust all over us. Its very run down, but the worst is the fact that it is generally dirty. Carpet is full of stains, used tissues behind bed side table, kettle with the broken lid, cups and glasses dirty, very uncomfortable mattress. I had impression that it was massive improvisation. Very unprofessional.

    Terrible. The website is inaccurate. The photos are misleading, as is the website in general. Part of the reason we booked this hotel was because the website said they offered room service. One evening we decided to spend the evening in because we were exhausted, and when we attempted to use room service, nobody answered at the front desk. We then walked down there and were told they no longer offer that and “need to update the website.” In addition, housekeeping didn’t change any sheets, nor did we get any new towels the entire stay. There was water damage in the hallways, and the room was very dingy. The duvet on the bed was stained and had a strong odor. There was a lot of street noise at night, even though it wasn’t on a busy road. This might be because we were on the first floor? We couldn’t wait for our stay to be over, and could not recommend this hotel less.

    Run down hotel that is overpriced for what is essentially a travelodge. Breakfast was diabolical taking 45 minutes and we were shepherded into a dark suitcase room even though we had booked in for it. I wouldn’t waste your money going for this budget option. Tip for the staff: focus on making people feel welcome and make breakfast a buffet.

    Amazing staff, so friendly and welcoming. Nothing was too much trouble. We asked for numerous extra things like towels and pillows and nothing was too much. Afternoon tea was lovely, the room we had was spacious as a double room. Very clean toilet and shower. The o ly thing I personally would change was the mattress was very soft and we just aren't used to it!

    Had a good time staying here for night at the Tatoo. Breakfast cooked to order and was very nice.Service was attentive.Rooms were clean and really all you would want .Enclosed outside area with tables and chairs. Common room with games ,a fridge and an Honesty bar if you wanted a wee drink. All in all -Would stay here again.

    The location was good and very accessible to old town. However the beds are disaster. It made so much noise every time you turn. The mattress was very soft and low quality as well as the pillows. The carpet on the floor was very dirty and disgusting. We had breakfast included in our room however I do not recommend to eat there. We were sat on the table close to the kitchen and I had a perfect view to the kitchen. There was two incident that I was witnessed which made me leave the breakfast area immediately . One was a napkin that dropped on the floor and one of the employees pick it up fast and put it on the table for the new guests. And the second incident was same thing happened but this time there was a fork which was dropped on the floor and picked up immediately and sent out to guests.

    This is a lovely little hotel with great staff. They allowed us to check in early without charge, they were very helpful if we had an questions. The hotel replenished amenities every day and were accommodating when we said we had to check out at 4am, even had a takeaway breakfast ready for us. The beds are a bit creaky but not too bad, and only a 20 minutes walk to the castle.

    If you don't really care about safety or cleanliness...You will be okay here. Otherwise, I would never recommend this place. We arrived and had to press the buzzer twice for someone because they were involved with their conversation in the next room. The rooms are small and cramped. It looks like the original closets were turned into the bathrooms in the room. Our daughter's room had mold in the bathroom. There was a hole in the ceiling and mold in the hallways and on the carpets. The staff left the pile of dirty linens in the hallway blocking one of the doors. The bed in my daughter's room was old and worn and dangerous because the wood beneath the fabric was exposed. Breakfast was subpar. The "bar" was self-serve with limited items. The parking was worse. The upside is that the shower worked and there was hot water. I recommended that our travel agent remove this hotel from their list. Thank you for the stay, Brooks Hotel, but we will not be back. (Photos on the website are not accurate.)

    The hotel is within walking distance of the city centre which is a plus. However, the staff seem clueless and breakfast was a disaster, with a tiny dining room, guests were eating in the hallways and others including myself decided to skip it altogether. The rooms are small but adequate, although some members of our group had very small rooms.

    really lovely staff, they were very attentive to our needs. the room was comfortable, fine for a couple of days. if you’re going anywhere in central it’s around a 20-35 minute walk so keep that in mind if you don’t want to spend extra money on travel.

    Nice staff and good sized room. The bed was very soft which was uncomfortable for us but might be great for others. Breakfast was included and it was alright. Haymarket station is not far which means it is easy to get to/from airport as well as other cities.

    Very nice little hotel not far from the castle! 2 complaints, the bed was atrocious. Mattress about 4 inches thick and you hit the base as soon as you lay down and the room was lop-sided????? Literally on a slope . Otherwise a very friendly staff and a tasty Scottish breakfast

    One of the most welcoming and attentive staff I have ever seen. Not only is the hotel cozy and makes you feel at home but Ravi personally ensured that our stay was comfortable and that we had everything we needed (even going out of his way to do so). Definitely noting this hotel as my designated stay in Edinburgh!

    I recently had the misfortune of staying at Brooks Hotel in Edinburgh, and it's an experience I won't soon forget. From the moment I walked in, the staff set the tone for what would be a less-than-stellar stay. They seemed more engrossed in their personal phone calls than in assisting guests, a clear lapse in professionalism that didn't bode well for the rest of my visit. The room itself was a study in disappointment. The bed linen looked like it had hosted a few too many sleepless nights, and the bed was so uncomfortable that I could feel the frame underneath. Adding insult to injury, the bedding didn't even fit the bed, making for an uncomfortable night's sleep. The bathroom was no sanctuary either. The door was broken, and the overall lack of cleanliness was evident. Even the towels provided were so small they seemed better suited for a dollhouse than for drying off after a shower. Breakfast was the final straw. The kitchen seemed to double as a disco, with loud music making it hard to enjoy the morning. The "eggs on toast" were a culinary low point: two poached eggs unceremoniously plopped next to slices of basic, unbuttered white bread. The hotel's website paints a rosy picture, but don't be fooled. It appears the photos are from before a takeover in late 2021, and the standards have plummeted since then. Given the myriad issues, from service to room conditions, I can't recommend Brooks Hotel. The location might be convenient, but convenience is no substitute for quality.

    Great find! Excellent location 15 mins walk from the main centre but without the traffic. The staff were all really friendly, the room spacious, quiet and clean. The breakfast was ace, with juices, cereals, toast and a super 'full Scottish'. If you ask for a Full English you don't get the haggis! Nice lounge, too. Really fell on our feet here.

    The hotel is lovely and in a very good location. I had problems with my room, but the manager Andrew made sure the problem was solved and I could fully enjoy my stay. I also got a delicious vegan breakfast.

    We had a lovely time in Edinburgh and the Brooks Hotel was great! The staff were so helpful and friendly. The breakfast options were plentiful and the food was good. The room (twin) was larger than expected and was very comfortable for me and my sister. The bathroom was spotless, a tad small (probably not for the UK though) and there was plenty of drawer and closet space for our luggage. The location was good and many interest points were accessible by walking. Over all, we really enjoyed our stay here.

    2 nights stay for weekend away with Hubbie to see concert at Usher Hall. Hotel is ideally placed. Found a little gem here. A friendly welcome. Room very pretty. Bed and pillows so comfortable. Great to have a wetroom. Eggs benefict was delicious and a good start to the day. We will be back for sure.

    Very happy with response from reception staff (for all my concerns and requests). Breakfast staff unorganised, inconsistent with their approach. Very frustrating, they were inward thinking and avoiding eye contact (may have been a cultural thing (no problem if it's the case)) this lead to me having to waiting far longer than I needed or wanted to in the breakfast room. Overall it was above average, clean, pretty large rooms and very clean. Cheers

    For a 3* hotel we found this over & above our expectations. On arrival we were greeted by very pleasant and helpful staff. Underground car parking available at £15 which is ideal. Room was lovely & clean & warm, nice bathroom/shower. Breakfast was really good. Only 15 minute walk to Princes St etc. Well impressed.

    What a super hotel. The staff are so accommodating. Our room was great but the bathroom is tiny. Easily managed although we had a little problem with the water in the sink not draining properly (minor, really). Lovely big bed: very comfortable. Breakfast is wonderful and so is the 'Afternoon Tea'!. Fab location, we walked out to the city from here everyday and found a wonderful Tapas restaurant very close by.

    Very helpful & friendly staff. Rooms spotless clean warm & cosy plenty to choose for breakfast. Location was a long walk to princess St Gardens. But the complementary bottle wine cheered us up. Definitely would go back

    The hotel is s 3 star, rooms are a bit tired, need some upgrades. But use as a base for the city it is excellent. Parking near by, basic breakfast, rooms were clean. We would stop again, just do not expect 5 star and you will enjoy your stay.

    Excellent value for money we paid. This was our second visit and the staff were again very welcoming. The afternoon tea is delicious and the free bottle of wine an extra bonus. The room’s we’ve had have been spotless and we love the quirkiness. We’ll be back again.

    This hotel needs a bit of TLC. Breakfast was what we can only describe as awful 😖 very little choice, either continental or cooked. The bacon still looked raw & the scrambled eggs had well & truly been scrambled rock hard. Be careful of the carpark charges £15 per night. On a positive note the staff were friendly enough, though we weren't told about the honesty bar until our last day or the short cut though the back of the hotel until we'd lugged all our luggage the long way round.
