    Wonderful room - great view of Edinburgh (top floor). The man running the restaurant is quite funny. Impressive and well kept building. Breakfast is a bit cheap but I liked that it was served at the room. Bonus points for the Excel spreadsheet and 1995 Wordart.

    2 bust stops from the main center. Big rooms with tranquil and quite atmosphere. I went alone and could no have felt safer. Amazing staff and huge breakfast.

    One of the weirdest hotel experiences I've ever had; this place is still in lockdown-mode. Upon arrival, my wife and I were immediately inundated by all sorts of wonky and wayward signs explaining the things we are not allowed to do at any given moment, and while the front doors were open, the secondary doors into the actual hotel were locked. Stuck in this vacant hotel purgatory felt like a cross between Willy Wonka's chocolate factory and the Overlook Hotel from 'The Shining'. After ringing the bell (as instructed by one of the many bizarre signs posted all over this lobby), we were greeted by a breathless woman who'd just run up a flight of stairs to unlock the front door for us. Explaining that she does not work for the hotel directly, but is a caterer, she gave us our keys and some sort of excel spreadsheet. The spreadsheet in question was columned by days and rowed by breakfast items; we were to tick which items we would like and return the form to the eternally-vacant lobby by no later than 10pm. The woman, who was very polite and clearly embarrassed to be explaining this complicated Rube Goldberg-esque breakfast ordering scenario to us, informed us that the owner "was having a bit of a break". I paused for a moment before asking "a mental break?" while looking at this spreadsheet, but she gently corrected me that the owner is in fact on a holiday... Oops! An easy mistake to make given the circumstances, wouldn't you agree? Hauling ourselves up three flights of stairs (not a problem for us, but you may want to consider this in case of mobility issues), we entered our room. Spacious *enough* and pleasant *enough*, I don't have much to praise or complain about. The view over Royal Terrace road was very pleasant. Fantastic location, only a handful of minutes away from Holyrood Palace and - more importantly - Holyrood Park, my wife and I were left theorizing for our entire trip how much better this hotel would be if it were run by people who were not on "a bit of a break", especially one as long and extended as this! Outside of meeting the caterer upon arriving, we never ran into another single soul here that was not a fellow traveller. And yes, we did manage to hand in our homework before 10pm each night, waking to find that (presumably) Santa had come to our door and dropped off our requested breakfasts. And honestly, this is where I'm torn; the price to stay here is almost unbeatable, but it's such a bizarre and pathetic little breakfast (pre-packaged fruit juices, crackers, fruits, etc), that it makes me wish they'd have knocked 10 pounds off per night and not even bother with this service. At any rate, the energy bars and juice boxes made for good portable refuelling on our hikes through Holyrood Park and the city proper. Leaving felt almost as bizarre as arriving, as you deposit your keys on a vacant table and leave without seeing or speaking to anyone, we felt a bit like criminals fleeing the scene of a crime. But, considering this gorgeous old row house with a fully stocked dining area, lounge areas and grand architecture is being used in such an awkward, bizarre way, I'd argue this is the crime we were fleeing from. I hope for a return to form for this hotel, because older photos really did make it look like a warm, pleasant place to stay.

    Stayed here for 2 nights with friends. Hotel was conveniently situated for town centre. Rooms were spotlessly clean but deco a little on the tired side .on arrival we were told that they did not do a cooked breakfast and instead were handed a form on which we had to pick up to 10 items which would be delivered to our door in the morning. These consisted of pre packed cereals croissants butter jam yoghurt cheese and crackers .the problem with this was there were no tables in the room and the plates and bowls were cardboard and the knives and spoons were wooden.

    Had a 2 day stay at this hotel for the Edinburgh tattoo lovely clean spacious bathroom with bath and shower was great definitely come again , breakfast was continental which was a first for me I did enjoy thank u so much for our stay 😀

    The Terrace Hotel is an excellent value hotel in a great location to see Edinburgh. The staff is friendly and accommodating, and the rooms are clean and spacious. The largest downside is the lack of a hot Scottish breakfast. They have yet to revert from the grocery bag style breakfast after the pandemic and it's unclear why. Our nitpicks include finicky showers (either scalding hot or ice cold water), tiny TVs, and slightly uncomfortable beds. Bottom line, great value if you can set aside some minor creature comforts.

    Seems to be and feels also like an old historic house with high, but cosy rooms. You can reach bus and tram to every direction within ten minutes. Nice.

    Really sweet hotel, the lady that looked after us was so nice. In a huge old Edinburgh 'house'. Very clean. Location is in a very nice quiet area, 15 min or so walk to Princes Street.

    I had no issues with this place, except for one huge thing which is a pretty big one. The walls and ceilings are paper, thin and all night long Somebody was walking around or dragging furniture or something and continued to do so until about 3 AM. this was basically making it impossible to get a good nights sleep until it stopped. I’m guessing this place was not designed to be a hotel originally and has not really been refurbished to be one. It’s that or people here just don’t care about soundproofing things. I have no idea. the woman who appeared to be the manager or person in charge was cordial. Everything was clean. We had a nice view of the garden. I wish we had had access to the garden for breakfast, but for some reason the breakfast room was sealed off from the garden. Anyways, not a terrible place to stay if you’re on a budget especially.

    Stayed in a basic attic room. Nice thing about the top floor was you didn’t have to worry about people walking above you as the floors sounded like you could hear easily from the floor above. The room actually had two skylights, which I thought I wasn’t even going to get a window so that was a plus. Clean rooms, simple breakfast offered, decent wifi. They were very flexible with an early check in and accommodating as well. In a quiet neighborhood, not too much around other than a park and residential buildings. Small neighborhood down the road and about a 20min walk to the center or the train/bus stations

    it is a special place for me. run by an elderly couple, now they bring you breakfast from outside, you order what you want. but other than that the rooms are perfect, spotless, well decorated, with gorgeous curtains and great bed linen. in reality you lack nothing, a hotel from another time. take a room with a view behind, on Calton hill, it will be even more peaceful. it's true it's a mile and a half from the royal mile, but you'll be so comfortable staying there you won't regret it. don't miss it.

    Fantastic hotel to stay in. Nice to see old architecture kept. Owners were lovely and very helpful. Room was warm and cosy, comfortable beds and all amenities there. Would definitely stay again.

    Small hotel located 15-20 minutes walk from Waverley Station. On a pretty quiet road. Views towards leith from front, Calton Hill to back. Exceptionally clean hotel. Probably the cleanest I have ever stayed at, owners seem to pride themselves on cleanliness which is great. Warm friendly welcome on arrival, bed comfy, bathroom spotless. Only downside to hotel is lack of lift which wasn't a problem for me but might be for some. All in all a really nice hotel at a reasonable price. Would stay again

    Great location, room was so big and to have breakfast delivered and the choice was just right for me. The gentleman was friendly give me a bit of insight would love to go back in the summer.

    This is the most beautiful Georgian hotel. Had a spacious double room with a fantastic view of Arthur's Seat. Run by a lovely couple who are very friendly and happy to help. A short walk into the centre, about 15 mins from Waverley Station.

    Lovely large room with very comfy beds. Set in a quiet street, so a very restful sleep. Breakfast comes in a bag to your room, with an ample choice. However we did not get any milk to go with our cereal. Wasn't a biggy though, and I'm sure we would have been given some if we had asked

    Lovely hotel with friendly host for a very good price. We enjoyed our stay but we can't understand why there is still no warm breakfast or buffet breakfast. The provided breakfast is just packed cheap things. You 'order' it the night before with a quite confusing printed table (why should I know that I can only get jam with crackers, what the brand for margarine is and what all the colours mean). The good thing about it was that we could take the "croissants" and bananas with us for later.
