    We stayed here for 5 nights with no issues - big room, comfy beds, Netflix on the tv, lovely hot shower and fantastic location. The hotel is only about a 15/20 minute walk away from the city centre with lots of shops and restaurants near by. The walls are very thin however this didn’t affect us as we were out all day and only had one night with “noisy neighbours” but it was a Saturday night and our room was ground floor right by the entrance so to be expected. Checking in was a breeze and they kindly allowed us to store our bags after check-out for a few hours. Overall, we had a lovely stay and would definitely stay here again 👍🏼

    What can I say - would definitely stay here again!!!!! I have to say on first impressions, I thought the hotel dated, but after staying here three nights I have nothing bad to say. The bed and pillows were so comfy, I had a lovely nights sleep every single night. The shower was a lovely walk in shower and the excellent transport links made travelling from the hotel to the city centre a great spot. The rooms were spotless and I know it's sad, but loved the fact there was a toilet brush!!! Huge TV in our room as well. Big big thumbs up from me!!!

    No frills bargain. Its a little rough round the edges, but if it's a bed you need, with TV, decent shower and place to store your stuff, you can't go wrong!

    A solid option not far from the city centre. Got a triple family room and had decent size room with what looks like a renovated bathroom, not much amenities but if you're looking for a place to shower and sleep while you explore the city

    Difficult to find how to get there in the dark, until a helpful bus driver told me which bus to catch which would take me right past the door. Once I checked in, I found the room to be very clean and comfortable with everything I needed. The bed was very comfy and warm and the shower in the morning was just at the right temperature. I always like a cup of tea first thing in the morning and the hospitality tray provided all I needed. I will definitely stay here again (now I know how to get there... Ha ha!!)

    It is actually quite good. The bed is clean and really comfortable. And it is beautiful to look outside. Although the house might be a bit old, it is still really relaxing to stay. I would definitely come back again.

    Checked in 3 pm by 7pm we had left and booked another hotel. Insistent violent shouting "let me out let me out" genuinely disturbing. Multiple extremely loud bangs and stomps, Girlfriend was genuinely scared ended up booking a near by travel lodge even though we didn't have that much money. Felt like some smut movie

    This calling itself a Hotel is misleading, it is not a real Hotel. The room is 6m2 with the shower located in the bedroom part. Most of the room is with a slanted roof so you can’t really stand anywhere except for the shower or in front of the door. There is no restaurant / breakfast. Doors including the front door have super unsafe looking locks. The one employee was very friendly.

    Nice acomodation for good prices not so far from city centre. Small rooms and bathroom, all clean. Temparature ok. Dont expect a modern, luxury acomodation but all you need for having rest after trips or exploring the city you have there. No problem to go there again.

    Wouldn't recommend this place, although it suited us as we were there only a few nights on a budget trip and didn't spend much time in the hotel. Shabby hotel in poor condition. Noisy. Uncomfortable beds. Location is fine, about a 10 minute bus into the city.

    Not too bad at all. We bit dated but staff were friendly enough and beds where comfortable. Really great location for the price. Shower was superb. would stay there again

    I sincerely have no idea how this hotel garnered a three star rating. The entryway and hallways are damp and creepy. The room looks like a college fraternity dorm that was cleaned after a rough night of sordid activities. The shower has mold and I would prefer not to go into what my black light flashlight found throughout the room. If they hadn’t asked for the full payment up front with no refund as an option, we would be staying elsewhere. The WiFi is intermittent at best with a download speed of 2mbs and the commodities are lacking. Unless you are looking for a discount place to lay your head, you’re better off spending $20 more for a significantly better hotel.

    If you have walking difficulties dont go. The room could do with a paint up had black mould around the windows, dreary inside room even the kettle had scale in it. The only nice thing is the shower ..its not as close to the city as mentioned on line.

    Mediocre “B” (there’s no breakfast provided). Worn, shabby room that needs an update. The bed was comfortable and the room and bathroom were clean. A bit noisy with construction inside the building on-going. Second night there well after midnight the hotel clerk was angrily yelling loudly on the phone until I left my room and asked him to be quiet. I wouldn’t stsy here again.

    Black mold in the shower, no wifi, the room was in the basement and smelled stuffy. The staff was helpful and it was easy to get there from the airport.

    Very worst Experience I Ever had. I booked a double bedroom and paid nearly £98. Room number 28.Since from very frist day the hot water tap was not working in bathroom and it was very cold weather too.Informed to the housekeeping lady. She said it'll sort out by sameday. We been out for whole day and back on night. Still the same issue . Informed again to the staff. He called the owner of this hotel. She answered irresponsibly, no humanity and she was soo stingy. Asked me to pay extra £10 for changing the room. Being fault on her side why should I pay extra money. And she refused to talk with me. Even the staff refuse to give owners deatails. No point arguing waste of time. So we managed with the same room. She has done nothing. Very worst service. Pls don't book rooms in Edinburgh house hostel.

    The hotel is a bit on the old side. It is a bit dodgy when you walk in. We had a family room and it was big enough for our needs. We only stayed 1 night. Shower worked good, water was nice and hot. They are ridiculously over priced on breakfast, wanting £10 for continental breakfast.

    A really relaxing stay, the room was so nice and the bed really comfortable. Showers were perfect and bathroom really clean. Can't wait to stay again!

    Single Room was a little tired and could need some small bits n bobs doing to it but otherwise it did just fine but I wouldn't stay in it again for a week maybe 2-4 days tops. House keeping kept knocking every morning I just wish it had "Do not disturb" signs to let them know that I did not want it on that day. WiFi was poor to non-existant whilst in your room... It was those WiFi power line extension devices instead of proper WiFi routers, only room with proper WiFi was the reception room which isn't open past 10pm. Location was not too bad as was between Edinburgh city centre and Leith Boundary... Buses did operate from both ends of the road as well as the road it was situated on but night buses didn't operate down this road due to night works for tram but soon trams will operate on main road which will be a big bonus. Overall not too bad if staying in bigger rooms but just be warned, make sure your mobile device has internet or can share it so you can use it whilst in bedroom.

    No idea why everyone is complaining. Yeah the place is old, but that's its charm. Our room was big and warm, and the shower was amazing. For the price I can't complain about anything.

    Near the bottom of hotels I’ve stayed in, but not quite the bottom. Staff was kind, no problems there. The layout of the hallways getting to our room was completely ridiculous, and a fire hazard. Common area smells of weed but room was clean and didn’t smell. Bathroom was a step up to get in and it makes it odd to enter / exit.

    Is not worth buying if you looking hotel with parking because is literally street parking outside,so better safe 10£ and found hotel with breakfast and just park on the road anyway is all free in this district,town center good 30min walk

    Place is creeepy. Cant even open door without hitting the bed. Bathroom was gross..locations ok to bus station. Staff member was off. He can tell u how get to your room. Hard to find your room..glad i only needed it for one night

    Worst "Hotel" we've ever stayed in. Started with the fact that they deducted the whole price in advance even though we booked the option to pay during the stay. We called them. The Manager is very rude and wouldnt listen. The rooms are very old and very very small. The beds are horable and it is very noisy. When they cleaned the room they didnt even replace the towels. Wouldnt have been that bad but on the way out we asked the manager to bring new ones. He wanted us to bring them in the room ourself. As we didnt have time for that as our room was in the last corner under the roof we ended up without new towels. One star only because you have to give one. Also way to expensive even for the event of the milatary tattoo.

    Avoid room 28. Can only describe it as dingy, and the bathroom is in a separate room. There's no light, let alone natural light. As we needed a mirror to get ready for an evening out we actually just booked different accommodation. Really disappointed.

    Not as bad as the reviews make it out to be could walk around the room the wardrobe was a small as an envelope. Radiator had leaked onto the carpet when we got in. By the state of the walls someone might have been kept prisoner but the bed was clean and comfy and the bathroom was dead on but still small . All in all not that bad.

    The room was tired and dated. The lampshades did not fit properly, there were light bulbs that didn't work, the hem on the curtains were hanging down, the fan in the shower did not work, the carpet was stained and ripped. We had a basement room which felt damp, however the towels and bedding were clean and the rain shower was lovely. It is a 20 minute walk to Princes Street, and is street parking only, however I would not stay here again.
