    It was good at first, but turned into a nightmare; and guys I’ve never once missed rent, you can ask them, so that you know I’m not trying to bash them, but just warning ppl is my purpose. The place is full of mice (the town houses building 9) . it started when the ac stop working (it seemed everyone at once and they open the ceiling up for a fix. No one living in that building 9 ever had their AC fixed , so we got ac units, you can drive there and verify it for yourself; and ever since neighbors and myself have seen a mice infestation. It’s disgusting! I’ve never seen any mouse in any places I’ve lived prior! I thought it was the same mouse. My neighbor mentioned she caught 21 mice, that’s when I knew I was not tripping! It’s an infestation, they were coming everywhere, I think they live in the walls. We paid 1000 for it, 2bedrooms townhouse; not worth it. (I’m glad I’m out finally) . Apart from that, maintenance is trying hard, but I don’t think they are equipped to resolve our demands as tenants! My heart goes out to them, you guys maintenance guys are fantastic. I have no bad words towards you, especially a little young Hispanic brother, I think he is, working their, and they’re chief crew, a while tall muscle brother? I don’t remember their names. Those two are fantastic. The building being renovated is just a cover up! The whole place need exterminators, and truly not wishing harm to anyone while saying it, stay away from there unless they assure you they will buy long term exterminators.

    I like my apartment a lot, but the company really wants to nickel and dime you for every little thing. Be prepared for your $750 rent to be more like $850 after all of the fees they like to charge. The property work seems really low effort. Makes the extra charges feel insulting. The water is also never cold. The "hot" water is scorching and the "cold" water is hot, even in the winter.

    I have lived here since early February. At first everything was great the office is always very nice and they throw cute community events. But a couple days into being here we noticed that the water is turned off very often for emergency repairs (sometimes it’s everyday of the week even). It’s very hard to live somewhere that doesn’t have full access to water especially as someone who is highly active and attends the college right down the road. I have been very patient but it’s very aggravating to come home from a workout, work, or a whole day of school and not have water. Not having water prevents me to cook, drink, or take a shower. Im a college student and I am highly involved on campus as well with my sorority, there are times I need to look good but I find that I’m having to go get ready at other peoples houses because my water is never on. And my utilities bill runs about $200 a month due to the use of ac. It’s very hot outside and I have to keep the air on all the time to keep the apartment cool enough to live in I’ve never paid this much in an apartment for utilities, my parents own a 300,000 sq ft house and there utilities are typically about that much vs where I’m living in a small 1 bd 1 bath apartment. Other than the water and utilities my neighbor has very strange tendencies. There’s one day in particular that he was screaming from 10:00 in the morning to 6:00 at night without stopping, I was concerned about his well being and called the police to do a wellness check on him because our office was closed. But after the police came he refused to come out of his apartment to talk. After they left he came outside and was standing outside my apartment door yelling at me saying that he was gonna kill me for calling the cops on him and I hid in my closet crying because I only have 1 lock in the whole apartment. Also while he was screaming some of the individuals who were living under the complex I’m in were walking past minding their business and he proceeded to scream derogatory words at them. The individuals did say something back but I don’t know what was said I couldn’t hear it because I was hiding calling the police. We did tell our office and nothing else has really come of it. Occasionally when I’m sitting outside my apartment alone in the mornings drinking my coffee or late at night he will open the door and leave it open he will not walk in or out. It’s very unsettling. As a women who is home alone a lot it makes me feel at danger and will not be living here again due to the circumstances. The office is never nothing but nice but I feel like that there could be other ways to handle situations like these but they have not. If one of these issues listed above was not an issue anymore then I’d reconsider and/or even recommend living here. The landscaping is very pretty and they do great maintenance on the property. It’s just I can’t be without water, a/c, or scared in my own home.

    The new management at Kickingbird has been awesome. My daughter's heat went out during the coldest days of the winter this past winter and they had someone to her ASAP with a space heater to take care of her until they could get the heat fixed. The maintenance people are timely and have done a great job whenever something needed to be repaired or replaced.

    Called to inquire about apartment availability and cost and got some halfwit who is spectacularly unskilled at the "How much do you have to spend?" game. Big red flag. If they won't give you dates and prices when you ask, they'll be even more underhanded when they have you signed to a lease.

    I try to always be honest. So here goes, There are two Kickingbird apartment complexes, the kickingbird hills apartments, and the kickingbird apartments complexes. The office staff is very kind and helpful. The maintenance issues always get fixed which is a rarity in rentals! As far as comfort and amenities, this is a nice place. I have never had a pest issue that I know of. I wish they didn't have carpet in my apartment, but we can't have everything. Price is pretty affordable, and the pool is nice when it is open. Anyways, I am grateful for kind staff and a place to live that I feel safe in.

    Overall I haven't had too many issues in these apartments. They are extremely affordable for college students. Majority of my problems are with mantience and not the office staff. It has been somewhat difficult to get repairs at times.

    Its cute and cozy, I have great neighbors, especially the ones in the unit above me. Most importantly, I feel safe. This home is my haven and I look forward to going home after a long hard day at work. The staff has all been friendly and supportive, communication is always 2-ways, plus I never feel like am just another tennet in unit # whatever. There are some quirks to the place, things that make you scratch your head a bit, but again this place is rapidly changing for the better in the short time I have been here, I am excited to see what gets updated next. I thought long and hard about the various options i had for moving. I made my choice and havent looked back to regret it since.
