The only reason it gets one is for the maintenance guy who always came in a timely manner. Other than that, ever since this property was sold to Vinebrook homes it has been an ABSOLUTE NIGHTMARE. They never answer! The number that is given is a 1800 number with no way of contacting a local agent in the area. The people in the 1800 number who should be able to help never have any solid answers. We moved out June 1st and have yet to receive any communication about our deposit and every time we try to contact them they give us the run around. Save your money and time, you can find much better service and properties else where.

Lived here for almost 2 years and had a generally great experience. Destiny in the office was always nice and the maintenance team was always prompt in fixing things. They charged us to paint the entire living room for a small mark on the wall as well as replacing the air filter which is NOT in their move out checklist and should be done by them before new residents move in anyway. The home was left 10x cleaner and in better condition than it was found and they still found something. Itโ€™s not the best place to live, but itโ€™s good. I will say it was a great location for the beach, base, and to have dogs (no breed/weight restriction).

My husband and I have lived here for just over a year and a half, and itโ€™s been perfect for what weโ€™ve needed. My husband is military and we decided to rent as opposed to living on base, and weโ€™re both so happy with that decision, and even happier we choose Three Waters. The maintenance team is always prompt to fix any issues we're experiencing, Jessica and Destiny are excellent with answering questions and helping to problem solve. The grounds are beautiful, and they allow all breeds of dog. As an owner of a Chocolate Lab/Pit mix, this was awesome. We PCS in a couple weeks and will definitely miss this place!

My husband and I moved here about 10 months ago and have been very pleased. The staff has always been very polite and professional. Maintenance typically gets done surprisingly fast, the neighborhood is very nice and safe, and the rent for us was very fair. I was nervous at first reading reviews about flooding however, upon asking Destiny explained that they fixed that problem by creating a network of drainage. We have never been close to any issues with flooding. They are pet friendly with no breed restrictions and have trash cans, lights and doggy bags available all throughout! We are very sad to be leaving due to my husband's change of station. You'll love it!

Excellent service from the staff. They assisted me in moving my family from 14 hours away, (site unseen) except for virtual and far exceeded our expectations. The house was very clean and well kept. The community is clean, quite, and safe. The maintenance is on point. Great area for my kids and close to their schools.

For the most part the house itself isnโ€™t terrible. The staff is unresponsive. Maintenance shows up on time but usually donโ€™t help to resolve issues. AC in the house is terrible (good luck keeping your house under 80 degrees in summertime). They raise the rent every seven months now instead of yearly raises. Wish I had better things to say about this place. It was a better place to live before Vinebrook Homes bought them out.

We are beginning our second year at Three Waters Green. The entire staff is so friendly and very attentive. If something needs to be repaired, the on site crew gets right on it. We have been made to feel welcome. We like that it is pet friendly here and that the subdivision is nestled off of Blue Angel Parkway near the Naval Air Station. There are tennis courts and the grounds are well maintained. It is a great place to live. The staff has once again exceeded all expectations! They go the extra mile as a natural course of who they are. My elderly father recently experienced a serious fall while I was out of town. I asked the staff to check on him. Not only did they do so immediately but they also contacted EMS, went with him to the hospital, made arrangements for the care of his dog, had his house cleaned, and kept me informed each step of the way as I made my return trip. That kind of community simply cannot be found elsewhere. I did not expect so much assistance in our time of need. These are special people. They make us feel better each day about our decision to move here. My wife and I have a home here and my father has a home here. We had intended to rent while we searched for permanent housing, but we have been so well treated here that we haven't bothered to look for anything else. The location is good, the grounds are nice, but it is the staff that make it home!

My family and I have lived in Mariner Village for almost three months. We're only in Pensacola for a total of six months. We have no major complaints about the facilities. They are individual, single family homes so no thumping or bumping from adjoining neighbors. The grounds are clean and well managed. The office takes care of all landscaping except the actual mowing. The office trims hedges, maintains trees and bedding, mows public areas, and completes all weed eating (even the driveway and around the house). Residents are responsible for mowing the front and back yard (up to about 15 feet from the house). This policy may change in the next couple months because a private company has purchased the facility and will take over at the end of August. No more military only policy. We haven't had any issues with management or maintenance. Both have been pleasant and responsive. Maintenance was quick to replace our AC when the motor blew. Maintenance also comes in about once a month (when I call) to trim our Berber-esk carpet. No flooding issues so far. The remodeled houses have new Berber-like carpet, fresh paint, tile floors, and stainless steel appliances. The carpets are annoying because they constantly snag. We had to take our beater bar off our vacuum so the snags don't turn into runs. The appliances are handsome to look at but require constant cleaning thanks to finger prints. Those are our only complaints.
