Edit reply: no thank you. We tried many times to resolve things and were ignored each time. Madonna doesn't live there so she doesn't care. I see people posting positive reviews and it makes me so sad. We did not live in the same place they say they live. We lived here for a little over 3 years and it was the worst living experience I have ever had in my entire life. The manager Madonna is not a manager at all. She is not friendly and creates a hostile living environment. You go to her with a problem you can bet the problem will show up at your door to confront you. They have you sign a lease, but they do not enforce it. They enforce the mandatory $75 cleaning fee when you move out and that is about it. You can move in multiple family members, and they can do as they wish, management does nothing about it. They can sit in their cars doing drugs and nothing done by management. Their guests are not required to park in guest parking. They can park wherever. Nothing is done. They have been working on towing for almost 2 years. That is the go-to excuse. We are working on it. Landscaping is only done at the front, so you think they keep the grounds nice. Take a walk around and you will see sprinkler lines instead of mulch. Been working on it for almost 3 years. They used to clean the hallways but that stopped. Walk the hallways of building 7 to look at the filth in them. Wasp nests everywhere and noting gets done about it. Again, working on it. The lease states only operable vehicles with current state inspections only on property. That is a lie. They do not enforce current tags at all. There is an SUV parked in covered parking that hasn't moved in 2 years with tags that expired 2017 and nothing is done. They pay for the parking is the answer you get despite what the lease says. This was such a nice place when we first moved here, and we watched it drastically change due to poor management and also poor corporate management. It is not worth the money they charge to live here. I would definitely believe the bad reviews because that's where we lived. So thankful to be out of there and in a place with nice landscaping with mulch, wonderful management who treat you with kindness and respect. Finally, a place to call home where we feel appreciated. Such a wonderful experience after 3 years of hell. If you are considering this place do your research. Walk the hallways in buildings not by the office. Those are kept nice. Get to know your neighbors so you know what's going on with the crime here because management doesn't tell you anything. We had to learn about the armed men on property late at night by our neighbor. If this is a gated community, how are they getting onto property in the middle of the night? Probably because the gates are broken more than working. Be aware and alert. I had to give a star, but they do not deserve it.

I live here currently and Madonna, the leasing manager, is the rudest and most unhelpful person I’ve ever met. Anytime I reach out for an issue, she refuses to help. It is her job to ensure the residents are happy. It is also her job to ensure the apartment maintenance is kept up with but if you tour the apartment, look around. There are shutters falling off, exposed pipping in ground, dog poop everywhere!

Everyone has been so helpful throughout the move in process and made it as easy as possible! Stephanie helped ensure that I picked the unit that best fit my wants and needs and really went above and beyond to help resolve an issue I was having setting up internet due to the provider. I had flipped a breaker somehow in the moving process my first night (Saturday) and the property manager Madona came out quickly to my home to get it restored. She showed me what had happened and then had maintenance come by the next morning just double check. Really appreciative of everyone I’ve worked with here so far!

I've been living in this apartment community for 5 years, and I couldn't be happier with my choice. From the moment I moved in, I've experienced nothing but excellence in every aspect. I can't say enough good things about Fairfield Ranch and the wonderful staff! It's not just a place to live; it's a true home where my family and I feel valued and appreciated as residents. If you're looking for a great place to live with exceptional management and amenities, you won't find a better community than this one in Cypress. I wholeheartedly recommend it!

Gerardo who oversees Maintenance is excellent at the work he does. I had two issues that needed to be looked into. Not only did he complete it efficiently but also voluntarily addressed a few other items Great work Gerardo! Keep the Fairfield Ranch banner flying high! Great place to be in KK

I don't leave reviews for very many places. I have to feel very strongly to do it--and this time, it's all positive feelings. I lived in an apartment at Fairfield Ranch for 2 years. I wish I could've stayed! Bottom line: Highly recommended! 5 stars When I moved in, it was a very long distance move for me. I wasn't able to even visit the property before I arrived to move in, so I was really nervous. It's stressful coming in with no real idea of what I would find. The staff members were amazing, though, and went above and beyond. They even measured the closet for me one day when I got worried about storage space! (I was downsizing, so that was a whole other source of stress--how much did I need to downsize?? By the way, the closet was very spacious!) The apartment ended up being the most beautiful one I've rented so far! Throughout my initial move, the office staff were there for me to answer every question and help me solve any problems. When I arrived, the apartment was gorgeous--nearly perfect condition. I was very comfortable the whole time I lived there. The office staff were great, very communicative, and kind. Maintenance was very helpful and timely. The only time I remember complaining about anything was about noise - I was hearing very loud music throughout the day and late into the night. The office staff called the neighbors to ask about it, and after a couple complaints, it never happened again. I was really impressed with the way the staff followed up on this! If you're thinking about renting here, I recommend adding a covered parking space to your lease. They have garages and little storage units you can add on, too. There's also an entry gate, which you can open remotely for visitors or delivery folks. I really liked that, and it was very easy to use. The complex is well lit at night, too! When I moved out, I patched the nail holes in the walls and lightly cleaned up, but didn't have time to do a thorough cleaning. When I received my deposit refund, I think it was very fair! Sometimes places nickel and dime you, but I didn't feel that way about Fairfield Ranch. It's close to the outlets, lots of shopping and restaurants, highway 290, etc. You can even take a quick walk to HEB, or a slightly longer walk to Kroger or other nearby stores. If any of my friends want to move to Cypress, I'll definitely suggest they check out Fairfield Ranch! <3

The lease woman (Madonna) rude and doesn’t know how to talk to the residents. That was the main reason I move out. She’s always stealing people packages and used it to her own advantage. My packages were delivered the same night I move to different apartment. Can you imagine this old lady lied that it was never delivered there and called cop on me. Only God will judge you for not giving me my packages. I have never seen an old lady of her age this careless and cruel .

We have lived in these apartments for five years now and have had such a great experience. The amenities are great but the staff is even better. Madonna has had our back on more than one occasion and her efforts to go the extra mile don’t go unnoticed. We will continue to recommend living at Fairfield Ranch to all our family and friends, we’ve even gotten a couple people to sign a lease here already!

Let me start off by saying this my first ever google review. Walking into the apartments Stephanie had the best customer service ever and she was so easy talk to. When it came to the approval process Madonna went the extra mile she was so nice and was able to get the approval done very quickly. I appreciate everyone and Im glad I chose Fairfield Ranch.
