I made reservations on line in Feb. for the Bulow rv resort, for 3 nights starting March 15. We had a standard site reserved with full hookup, arrived and was assigned site 150. We go to that site and it is in a mud hole with no sewer hookup, went back to the office the lady says they have no sites available with full hookup, she says you must have booked online you should have call here to book. She could have cared less and said I can give you a full refund. I got the refund and will never book with encore again as the online reservation is good for nothing. The camp ground office does not check online and just book sites as you call. No way to run a camp ground. Plus the place was a dump.

We enjoy this campground. People are friendly, pool is nice but no other amenities for families. We stay here with our Thousand Trails Membership so getting a spot with sewer was impossible for us. Our 40 foot rig fit with our truck & car. We had 30amp, with water but no sewer. It's a 10 minute drive to Flagler Beach & 4 minutes to Publix.

This place is horrible! We booked through thousand trails encore and Bulow RV resort put us on a spot site 317 and it's supposed to be a PREMIUM SITE... ON THE DATE OF OUR ARRIVAL FRIDAY THE 13TH NO LESS WE HAD A BLOWOUT ON INTERSTATE 10 AND WAITED FOR GOOD SAM FOR 5 HOURS TO COME CHANGE A TIRE SO WE GOT TO THE CAMPGROUND LATE 10 PM! So it was dark of course... and two other campers volunteered their time to help us back into this tight spot...we can't even Park our vehicle on it because we'd hit the next door neighbor's slide. There was a lady yesterday riding around in a golf cart that works here and jotting down notes about all the sites and we asked her if it was okay that we parked on the opposite side where we were parked and she said that's fine we'll let you know if anybody reserves that spot so the very next morning a woman named April that is very rude called us and told us we had to move our truck and when we explained the situation she said well you'll have to park in overflow parking... this is a premium spot why should we have to park in overflow parking and why is this lot so small it's more like a standard site....she said she had nothing to do with it that we would have to call thousand trails so I did and thousand trails said that she should have helped us find another spot that it was their responsibility so I had to talk to the supervisor of thousand trails and she called April at the office and got the same answers I did! I could go on and on about this bulow RV resort it's no resort!...but we're actively looking for another Park to move to but at this late date I don't think we're able to so we're stuck unfortunately! We do not recommend reserving a site at this park through thousand trails encore!

Not a safe place!!! My wife and myself are long term residents. Just last week another resident and his son pulled their guns on us and other residents. The 2 were arrested and bailed out. The office has done nothing about getting this resident out of the campground. As soon as we find another place we are leaving.

This was the first time taking my 3 young kids camping. Best experience. I apologize for forgetting her name, the lady that checked us in went above and beyond, we stayed in the rustic cabin and it was simple, clean and it was exactly what we hoped for. We are already planning another trip back in a month. Great Family Spot

Do Not Go Here!! Place is infested with roaches, spiders, fire ants and every other pest you can imagine. On their welcome packet it even tells you to notify them if you have a pest problem so they can come spray. Isn’t this some thing that should be done on a regular basis without your paying customers having to ask for? Then once you ask them to do it, it takes four different people to put in the order until it actually gets done which then it still doesn’t help. Very unsafe for animals and can definitely do damage to your property if you’re staying long-term. Staff and maintenance are extremely rude to everyone. If you are not a permanent resident you do not get treated well. Everyone is not on the same page, so you will always get a different answer from each person you talk to. If we would’ve known it would’ve been this bad we would’ve gone somewhere else. Save your money and go elsewhere. The pool is nice but it is always filled with kids screaming and kicking around and when it’s empty it’s always dirty. The laundry closes at 9 PM. Which is way earlier than any other RV place we’ve ever been to. We did our clothes late at night one day and then they locked us out so we were unable to go get them till morning when they were moldy. Very unprofessional, horrible customer service and over priced for how much you have to deal with.

We are staying at the park the people in the staff are very friendly the pool is nice clean and warm. They have plenty buildings with showers which are also very clean out of the last two weeks of being here I would recommend it and give it five stars For friendly people in the front a nice place to go sit down and have a drink a nice park to ride around and have activities and meet good people from different places in the world. , The grounds keepers and the cleaners work very hard and do a great job

One of the most annoying RV parks we have stayed at. 1. Loud motorcycles (many) all day long until after ten at night. 2. Poor road conditions all throughout the park. That could at least scrape the dirt roads once in a while to smooth them out. 3. Bath house near our site was in poor condition. Cleaned regularly but in poor physical condition. 4. Campsite sewer connection was underneath the RV. Had to park over top of the concrete pad so I could access the sewer. The only reason it is two stars is the natural beauty of the park. Lots of trees and open spaces.

I booked a campsite online a few months ago and paid in full. Unfortunately I had reserved this past weekend soooo we were supposed to arrive on Friday and Hurricane Ian arrived on Thursday. I canceled my reservation online on Wednesday, obviously no one was available to answer my call. The Daytona area was told to evacuate! The policy states you pay half if you cancel 2 days prior. I canceled more than 48 hrs in advance and there was an evacuation order...why would I camp there???? I cannot get anyone at the location to return my calls or anyone from Thousand Trails/Encore Resorts to return my call. This campground obviously could not provide me a service and they still took my money for some unknown reason. Frustrating to say the least.

We had confirmed reservations 3 weeks in advance of our arrival date. The morning of our arrival they called and said the only location they had was for a motorhome. We reserved a spot for a 36' 5th wheel. They said we would have to back in and all our connections would be on the front. And we probably could not reach our sewer. I stopped along the way and bought 20' of additional hoses. Then one evening we received a moderate amount of rain. Our camper was in a pond. The water was 7"-8" deep all around us. We had to remove our shoes roll up our pants to get to the door. To top that we were across from the club house (bar) with loud music until late night. Nothing else available or we would have moved on.

Beautiful RV park. Office is very helpful and friendly!! They respond right away to any issues. We have been renting from them for many years now. This year we had RV sites, cottages and cabin. Everything was great. Very crowed since it was thanksgiving but all quiet by curfew. Nice bike ride thru the area and lots of things to do. The cottage we stayed in was so nice!! Very clean, new, modern, had all amenities needed and beautiful front porch. We positioned our families together and had a great time. Would definitely recommend. So much to see and do in the area as well. A perfect location.

This is Old Florida Camping at its Best, I stayed for the Christmas, New Year’s two weeks time frame with friends made at the resort and super dedicated resort staff always there to help out with any questions. Close to the beach and all shopping nearby. I will definitely be back again, Thanks

This was our third time staying here. Big, beautiful trees, great pool, friendly people. We've had mostly spacious sites, some easier to get into than others, but once we're in, no problem with the hook-ups. We like the area; it's quiet. We're planning to come back for a longer visit and explore more of the area.

Can I give it 3.5 ⭐️? This campground is ALL about the site you get, and some spots are much nicer and bigger than others. Quiet, typical TT/Encore wide grassy spots. Our site was big enough for a 5th wheel and 2 vehicles. No where near as busy as I worried it would feel, beautiful views as well. No issues with power, water and sewer other than as noted below. Narrow entrance, some low trees, and a lot of the back in sites have their FHU on the camp side 🤦‍♂️. Our site also didn't have a fire pit because "they were a few short". It's a fricking campground folks, there should be enough for each site. Great Verizon and Starlink coverage.

The fact that this is an Encore Resort is laughable. When you look at the website it looks like they have tons to offer and a family atmosphere. That is soooo far from the truth. Due to "covid" the store has nothing you can buy and getting game supplies is impossible..Really using covid as a reason when the rest of the state is open for business, no that's just an excuse to not stock things but continue to falsely advertise that you have a store on site. Also "quiet" time is bull. They have "the patio" which is basically a bar that I am stuck 50 ft from listening to horribly bad 70s rock until after midnight. When I called to complain someone told them to wrapp it up bc they got complaints.. Also public drunkenness is grounds for them to remove you from the campground but drinking and driving is perfectly okay. Also part of being an Encore Resort is nice campers and not dealing with a place being trashy, they even put it in the agreement about age of camper. Now I don't care how old a camper is but some of the obvious permanent renters make this place trashy.

Nice setting, staff friendly but do not stay near pumping station in the 300 sites hydrogen sulfide smell. It sickening. Think it is their sewage system. Hopefully not the huge dump across the road.

We enjoyed this campground! 50 amp/full hook-ups. The pool was refreshing. They have a bar open each night at 7pm. The beach is about 5 miles away and beautiful!

I should of did my research. 3 star is bad I see. First time here very bad experience drove 9 hours to get here some one was in our spot. It looks like a trailer park with live in. Suppose to be a premium site. I can't tell. No picnic table that has to be requested if they have any available, Customer Service was terrible. I will never come back here. A waste of my money and time...

Sites here are nice and large, we were able to fit truck, 5th wheel, car and small boat with plenty of room to spare. Staff and people here are very friendly. Little social club/bar on site was wonderful to meet people and play pool.

Love the campground, usually, however a certain private event at the roadhouse with one of the strangest tone-deaf DV’s was cranking something I can only guess was an attempt to contact extraterrestrial life. Instead, it just bellowed over the campground threatening to shatter every window nearby. All in all, campground is great, roadhouse usually isn’t trying to contact aliens, but they should charge extra for whatever cult took over tonight 12/10. I just wanted to play some pool but instead was basically bleeding from the ears and rendered unconscious from the excessive reverb as I got near.

The setting of this place is stellar. Beautiful oaks. Nearby historical ruins. Great hiking. But this is not a "resort". If you're a big rig never ever let them put you in 143. What a mess. We couldn't back in because of this concrete utility thing. (see pics) so we had to pull around the back of the other RV's and try to pull through. It was a nightmare. One of the top 2 worst in our 3 years of full time. This was our first 1000 Trails experience and almost our last. Because the office closed at 2 on a Sunday (who does that??) we had to stay overnight in that awful spot. Thankfully the office accommodated us the next morning and moved us to a much better site. They knew the site couldn't accomodate a 24ft trailer the week before and yet they put our 40+ ft toy hauler in the same spot. They didn't care. And there were random shoes in our fire pit. SMH All the sites share a water/electric hookup so some are backed in and some pull through. It's chaotic really. Just campers everywhere and nothing clearly defined. First time in 20+ years we've ever blown a surge protector. There are power surges and brown outs ALL the time. It's really unsafe. The water is brown and even being filtered 4 times we couldn't drink it. The ONLY redeeming thing about this campground is the area. It's doable for a short time but in no way shape or form would I stay here long term. Also the dump station (you don't have full hook up) is not practical for large rigs. We had to wait to dump at our next destination.

I've been do a lot of thousand trails resorts as a camper and in the cabins. These cabins are beautiful they're brand new and sparkling clean. The resort is in great shape they have a little bar that you could go to on the weekends. There's several activities that you can do. The staff has been very friendly I would rate it a five out of five. The other thing that really makes it for me is there's a lot of beautiful trees and it feels like you're camping!

Have you even read the reviews more than half are negative. Encore is circling the drain. Too bad I wasn't allowed in I was going to offer my services as security officer and patrol every night to make sure we're safe. I wouldn't touch encore with a ten-foot pole. F this place

Bulow wouldn’t answer my email so I will ask here in hopes for an answer. Why are you threatening to seize my property? You are not accepting my rent payments. You are demanding I tear down the addition that you allowed to be built in 2000. You are demanding I take down a window unit. Your denying my name was never on the lease when I have proof on my receipts. What’s going on???!
