    Be sure sure that they explain to you ALL of the renters insurance requirements . They want to force you to pay a higher amount of insurance than the standard $100,000 policy that most people get when they rent(they are forcing you to get $330,000 blanket policy if you decide to rent) Its a troubling trend in the industry that seems to be picking up steam with a lot of properties. I wasn't allowed to search for or upgrade my policy with the agency of my choice. This does not include the policy you must also pay to cover your own personal belongings. You will still need to get your own policy. I had both policies for $75 for the whole year( $10,000 for personal possession and $100,000 liability).They want to charge you close to $200 a year for the liability policy only. The place is nice and the service is adequate, but be real careful about what fees the companies are charging and how transparent they are with you, shop around and READ YOUR leases well. The company they chose for you will only give you up to $5000 for your personal belongings(the leasing document say $5000 but agent I talked to offered a policy for $10,000 as well) not shopping for the best rates for your clients is a head scratcher.I've been a licensed agent for 17 yrs with plenty of rentals under my belt. Always ask questions before you sign anything. They're going to try to tell you about other properties that have had major problems with tenant negligence problems which some have had, but those are the exceptions not the rule. The complex is named as an interest on your policy so THEY ARE NOTIFIED If YOU TRY and Cancel which would put you in default of your leasing agreement. I make this point because the excuse you will get is about a bunch of rogue tenants who default on their insurance and the poor company is on the hook. I can get $400,000 worth of liability and $10,000 worth personal item protection from my current agent for one half Of the price of what they want to charge you for LIABILITY ONLY!

    I Love Waterford Square! I have lived in this great community since 2013, I believe in a one bedroom. Michelle Gordon: Office Manager helped me transition to an Up-Graded 2 bedroom, 2 bathrooms in September 2018 and it is simply fabulous. She told me I would fit great in 3013 D Country Green Ct with my neighbors; and she was correct. It is safe & marvelous; for real! Michelle helped me my budget to assure my Rent Increase would not be a strain (Sherri you know you love to buy shoes n stuff lol). We laugh & talk and enjoy our Waterford Social Events. She always provides special activities are goidies for US throughout the year. I appreciiate Michelle's dedication & compassion on making Waterford Square a delightful & pleasant. number #1 place to live & enjoy raising raise my 3 grandsons. I have friends here and could not think of anywhere safer to live. As an AA female Senior Citizen, Disabled US Army Veteran and Retired School Teacher it is a pleasure and comfort living in a locked building community. I love my neighbors, the community, and the proximity to grocery stores, restaurants, highway, my church, theater, etc. Michelle, Ashley: Assistant Manager Maintenance Percy Sr. & DJ are the Best Staff. They are all professional, polite, prompt, friendly, caring & efficient. They always handle my concerns in a timely manner. WE ARE FAMILY!

    This is a great affordable place to live. However, updates & repairs are seriously needed. Windows & screens need to be repaired and or replaced to improve insulation.. Porches need to be repainted and carpet removed and hardwood floors added. In a building with Ten Units not Ten people, there is only one washer and dryer in the building, which is and should be unacceptable by law and by building code. The maintenance team, which used to consist of two people is now down to one person. He is very good and knowledgeable of his job, but more help is needed. The office people are great and always helpful, no complaints about them. I've lived here 5 years and watched office and maintenance crew go through staff changes, but each time they have all been great people. All I ask is that updates and repairs be made to make this a continued great place to live.

    I've been residing here at Waterford sense 2014. I've lived in 3 different apts. Past & present management has always been satisfactory to me. The matience crews have always been puntcional . I just recently had issues with my hot water heater. Our manger came right over to fix it himself because matience was off for the day. I was very appreciative of him, because I'm sure he has other things on his work load. Yes, I would recommend someone looking for a place to live , to live here.

    I have been a resident of waterford square since 2012. It remains a nice place for me to live. I put in requests for repairs and maintenance and i must say they are taken care of as soon as possible. Staff is great. I hope to stay as long as it’s affordable!

    Mitzi is a liar And is Jarrell. I lived in this apartment complex for 3 years prior to Covid of course and just thought I can come back because I left in good standing . Mitzi pretends she care and will trick into applying.On the other hand , she did insist she’s not trying to take my money (weird). She also lied about my application process when it was denied first hand.Jarelll also claimed his software went down and never called back . My stuff together and I don’t have bad history.

    I lived here for a year and I enjoyed it! Jarrell is awesome! Close to a lot of stores and it’s quiet and ducked off for me. The water pressure was always kinda low in my bathroom sink and there were some things that kept me from actually using my patio but I would have loved to renewed if I would have stay in STL.

    I lived here for YEARS. My job took me to Texas for 2yrs and I had to move out. When I moved back to Missouri I moved back and finally bout a place a year later. Both Michelles was a great managers! They’re on top of maintenance requests and they keep the property clean.
