    I don’t feel this place deserves any stars! No one is ever in the office I’ve stopped by many times, I’ve called many times and get no answers I’ve left multiple voicemails so has my mother who is the one wanting to rent there. You put out signs saying leasing available but yet you have no one in the office to help anyone. I live a block away drive by there multiple times a day and your office is managed poorly. Your good reviews and your replies to people have issues with your apartments are ridiculous! No problems are ever fixed, the people who do live there vandalize our neighborhood, and from the looks of it you don’t fix anything your supposed to. This business is poorly managed and regional should do something about this immediately and even though I’m wasting my time writing this because I know nothing will come of it I just hope that maybe something will!

    Been calling about setting up an app and no one answers or calls me back after I leave voicemails. And the one time I get an app set up nobody is in the office. I'm really upset because I love these apartments but trying to get an application and information is like pulling tooth and nail with them. It seems like they don't care if they lose business because of how unorganized they are. If you promise to call me back and promise to set the app up for me to come in then you should really stick with it.

    Only giving 1 star cause this system is making me. They deserve negative 10 stars. The pool is not maintained so you never get to actually swim. The apartments smell like pot and cigarette smoke. The never fix or take care of any maintenance needed. No fun not having air in 90 degree weather. The management office is a joke. They say they will help but never do. So safe your money and the headache and rent somewhere else!!!!! Done with this place!

    I no longer live at these apartments but I have some family members that do. A few days ago, my sister and her friend walked down to the office to ask a question, the new lady in the office started screaming at them and forced them outside. Side note: my sister and her friend are both special needs. My sister instantly teared up. This lady does not need to be in customer service whatsoever. It is not Nicole, who has worked here for years. But my family also has had mold issues, leaks, broken appliances that haven't been fixed for 6 months or more and just problems in general. I highly do not recommend this place.

    Nicole is really nice and does a great job around the community. Maintenance works hard. People are friendly. I feel safe letting my children play outside. They work really hard to make it a safe community. Thank you Franklin Place staff.

    (NOW HIDDEN ELMS) I moved in the day before they changed the property managers, which was almost a year ago. The place didn't look bad, but could've used quite a bit of work. The very next day that changed. I am still amazed by how much work has been done in such a short amount of time here! They have been so attentive to the tenants. They obviously took on quite a bit of work, but have gone above and beyond to remedy any issues that arise. Dedra,the property manager, is the nicest person I have ever rented from. I have had some difficulties here and there and it doesn't matter the issue, she always polite and very kind. I cannot say enough to express how wonderful they have been here and how hard they are working to make and keep these apartments amazing!!!!

    Things aren't perfect here, but is any rental. When Nicolle took over as manager and Tony as maintenance stuff actually started getting done. The management staff do care and do their best to get stuff done here. The improvements were almost immediately visible. For the most part it is very safe here however there are some destructive and bad kids. But that is the case with most apartment complexes. I did notice a review on here regarding the new assistant manager Tyler, the review wasn't very nice about . I will say in my experiences with Tyler she has been very pleasant and also gets things taken care of.

    Neighbors can be rude but that’s normal. The leasing office sucks to deal with. The head lady doesn’t even know how to write a proper email and is extremely rude. They straight up hung up on me when I was calling about an important package that I was supposed to receive. They are extremely slow when getting things like a dishwasher in after it breaks. They are not considerate of mental illnesses whatsoever as well. I am a younger person that struggles with complex ptsd and every time I have an episode the cops were called and the entire complex including the leasing office made it seem like domestic abuse. They gave me an extremely bad reputation and I ended up having to leave because I didn’t feel safe. My car was even messed with and the neighbors above me would be passive aggressive with me and cause most of my episodes as well. I felt like a freak there. Also the rent is a total rip off. It’s supposed to be like section 8 and there are people there that do need lower income housing but they still rip you off. They evicted a lot of people during my lease I noticed. They also got extremely rude with me and me roommate because they don’t do split payments and we had paid half of our rent. If you pay some of the rent at an apartment they legally cannot evict you. So they were mad. In my opinion, you’ll have a better time somewhere else.
