    This apartment complex was poorly built due to hardwood floors I hear everything my upstairs neighbor walks, puts stuff down, and when he entertains friends on weekend it unusually loud and disturbing. Also, pool closes so early like 7:30 pm in Galveston. Staff is so rude and make you feel like everything is your fault even though maintenance has not done their job; there is no real communication with staff, they need to know their voices carry and need to be careful about opinions about renters in housing or not. I will be moving when lease is up.

    This is the worst place I have ever lived. The apartment itself is decent enough, but the walls are paper thin. So much so I was woken up nightly between midnight and 4am by my neighbor talking on the phone or the kids above us running around in the middle of the night. I had to sleep with noise-cancelling headphones on top of foam earplugs. Sometimes even still, I could still hear them next door. Even though I am a UTMB student, this place forced me to go out of town every weekend just to get peace and sleep. We also had an ant problem for months that required us killing and sweeping up thousands of ants daily (I attached a photo where all the black specs are ants one day after sweeping; I apologize the photo is low quality). Pest control tried to take care of it, but the walls were so deeply infested that even their most powerful chemicals did not get rid of the problem. Additionally, after we moved out and turned in our keys and they even verified receipt of our keys, a manager accused us of not turning them in. We have not lived there in two months and are still battling to get our deposit refund. This place is an absolute unending nightmare!!

    This place is very nice but a horrible place to stay in . I have 2 small children one that’s 2 and my other one that’s 3 of course they play and run around the house...they are children .. these horrible ppl sent me a least violation and said that I had to be out of my home because of noises . And stephanie lies and said she seen a video of me smoking when we had went to court but on the phone she said someone showed her so basically she told 2 lies.they harassed me and my mom for the whole 2 yrs Stephanie is very rude and so as sharonda they need to be fired we need new ppl in the office they are very unprofessional... how can u put a single mother that’s only 24 and her kids out the apartments.. I wouldn’t recommend anyone to stay here

    I am sharing this review because I was not warned of this. The unit itself was very pleasant and maintenance was great. But this place has the worst insulation I have ever experienced. It made living here miserable. Normal steps above you sound like elephants and the walls are so thin that I can hear my neighbor's phone vibrating and often mistook it for my own. It made it completely impossible to study and take online classes here during the pandemic as a med student. I had many many sleepless nights here due to upstairs neighbors doing chores/staying up all night/young kids crying constantly. I would not recommend this place to anyone who wants a quiet living situation.

    The only reason my son wanted to move here is because it’s close to UTMB campus. From the start, we had a bad experience with the customer service we received. In fact, there simply is no customer service and sharonda was unbelievably, extremely rude. We were shown a unit, told that it was available, and made the arrangements in order to lock in the room and rate. The next day when we brought the money order for deposit (specifically because I could not already pay for the deposit By credit card the day before) sharonda did not even remember that she had shown us the unit. She said the unit was already sold and said there was one more available, but at a higher monthly rent. She dismisses anything that the customer has to say and aggressively points blame at the customer. We kind of let go that experience as my son really wanted something close to school. But the day we moved in, we realized that we were lied to once again As the apartment we had seen and the apartment we received didn’t have same exact floor plan even though we were told that it’ll be the same plan. At this point, we decided to bring it to their attention and Sharonda started almost yelling and was reverted to her rude mannerisms once more. We decided to complain to management but no one is there to hear your voice. Very disappointed. However, we did have good customer service experience from Jana. She was trying her best to help us out and is a very nice lady!!

    Must know that this property has a certain percentage of low income housing units. Would rate management a 5/10, they communicate the bare minimum with tenants and have poor customer service skills. Management has frequently told me they have run out of key FOBs and gate clickers. Mail took over a month to obtain. Pool is only open until 7:30pm. Would understand all of the delays and lack of communication if I was not paying LUXURY priced rent. Maintenance has the most communication and best customer service.

    I wish I could give ZERO stars. Place was nice when I moved here but it has went downhill. My home was broken into and I was attacked and had my vehicle vandalized and Stephanie Beeks tried to evict my kids and I for defending myself and property. After eviction being dismissed in court (because what judge wouldn’t dismiss it), she continued to harass me, sending threatening emails etc. Her supervisor sees no issue with her behavior so I had to take a legal route for the continuous harassment for the past 2 years. For any current or former residents reading, there is a group on the neighborhood app dedicated to everyone in Villas and the Cedars who have been mistreated, discriminated against, and harassed by Stephanie Beeks. Please join. We have gotten in contact with the local new station and legal aid since McCormack Baron still allows her to work here and continue to do what she does to residents. For those looking for a home, would NOT RECOMMEND as long as Stephanie Beeks is there.

    Love it here! Taylor is the sweetest and always answers my emails and phone calls swiftly! UTMB employee discount helps a lot. Amenities are always kept up and clean. Maintenance could be faster with their follow ups, but still good! Thank you for everything!
