    I honestly didnā€™t want to give a bad review but I have lost my patience. I have reported things going missing at our community gym for at least a month and no actions have been taken whatsoever. There is not a single dumbbell or medicine ball left to use. Not to mention the gym is rarely cleaned. Good to see our rent and amenity fees are being put to good use. Side note, do not expect too much from management or the apartment maintenance. They wonā€™t communicate or repair/replace anything especially of it cost them money.

    DO NOT MOVE HERE. My husband recently left a review outlining how terrible the management is at Avana Gilbert. Every time we create a maintenance request to fix our broken washer they check it off as complete, but never even come to our door. This has happened multiple times now. Management even left a positive reply to my husband review saying to contact management for help. They left him on hold for an hour, created another maintenance request and then promptly marked it complete without coming in our apartment. The management at Avana Gilbert is an excellent example of laziness, incompetence and unprofessionalism in the workplace. We are definitely seeking legal action and reporting to the state. We expect our deposit back 100%.

    Edit: it appears the complex has made some serious management improvements. Since Mia has joined the maintenance team has been more responsive and addressed outstanding issues. Pathway lights have been improved and Iā€™ve noticed fewer animal feces around the complex. I believe the ā€œrenovationsā€ could still be done to a better standard, but given the age of the units ā€”for the price I suppose itā€™s acceptable. All things being said Iā€™m impressed so far with the direction Mia is taking the complex and hope the team continues to improve and do great work! What you can look forward to at Avana Gilbert. Move in perks: - non working dryer - painted over smoke detector - non working lights - flooding under your sink - quick responses to issues which should have been checked before you were given keys - you have adopted a New York lifestyle because your fridge blocks the oven and drawers from opening completely The first two months experience: - do you like getting hit in the head? Well avana doors have you covered because they arenā€™t properly attached/hinged and are falling for you! In my case right on my head! - you have moved in and they will no longer fix your stuff in a timely manner congrats youā€™re part of the family now! - multiple management change emails to keep you on your toes and guessing, youā€™ll never know who isnā€™t going to respond to your maintenance requests - realizing your toilet pressure is misconfigured and rarely flushes with just one try (fortunately Arizona is well known for an abundance of water) - flush your toilet? Nah it will just start leaking from the base and tank. I hope you like a damp bathroom floor though because ā€œitā€™s not an emergencyā€ and that constant dripping you hear at night can be solved by simply ā€œshutting off the water until maintenance comesā€ Sights to see: - flooded and poorly maintained grass (I mark this one up to just being AZ but I do think they give it an extra bit of water to keep the status quo) - dog feces - your own feces, because you forget your toilet is broken and it needs to be flushed multiple times - 1-35 feral cats on a nice nightly walk - nothing at all (because light posts are out throughout the complex) - speed bumps every 20 feet NOTICE: Keep in mind this is based solely on experience with the upgraded floor plan, so Iā€™m not sure everyone gets the same luxury experience. Actual positives are the front office is nice despite seemingly having a ghost as the property manager when Iā€™ve asked to speak with them. Rent is relatively cheap but last I checked it was higher than when I moved in and at that priceā€¦idk. Two month long maintenance requests have taught me a valuable lesson in patience and getting my hopes up. The area is nice and has good proximity to places to eat or the freeway. If property management reads this and would like to help address some issues Iā€™ve experienced Iā€™d be astonished, as itā€™s been impossible to get a timeframe for fixes when asked. I dont want emails about cookies in the common roomā€¦.id like a working toilet and doors that donā€™t attack me. 2 stars for trying but Iā€™ll update if things get better :)

    If I can give them a negative I totally would. My apartment came with problems. Dishwasher doesnā€™t work and the ac stopped and they hadnā€™t fixed it for the duration of my lease. Cabinets fell off the 2nd month I was there. If you see this you should look for another place to live. Location is great unfortunately staff gives no care to your needs. You are a check to them. If I were you I wouldnā€™t move here. People constantly move out youā€™ll notice it when you drive by.

    The current office staff is not helpful, not responsive, and you can tell they do not know what they are doing. You also cannot get in touch with the property manager - she deflects everything to the other employees in the office. Even if she needs to get involved. She is not willing to be bothered with the residents. There is a horrible scorpion problem in the apartments - be prepared to have them in every room, the floors, ceilings, dishwashers, showers, you name it. They are everywhere. There is also black widows in and on most staircases. So don't touch anything. When you put a service ticket in, be prepared to wait at least a week - if not months for things to be fixed. I would not suggest anyone to move into this complex.

    Management is horribleā€¦. Hereā€™s a recent example. I have dozens like thisā€¦. My washer is broken, I made a maintenance request, the maintenance team never came to my house, but marked my request as complete. 2 months later my washer is still broken. Donā€™t move here. It took them 4 months to fix my dryer.

    Aaron described perfectly every issue I also have. All my orders were cancelled without anyone coming to fix anything. All my doors were hanging. My sink gets clogged everyday. Hot water doesnā€™t work on bathroom sink. Dishwasher leaks. I had to fix mostly everything that I could. Terrible experience. Like I said Aaron described perfectly what to expect from this complex.

    We moved in on Feb 10th, 2 days before our move in day we got a call that the unit we were supposed to move into was not the upgraded unit like we were told and signed a lease for. So we had to change units and I had to get all of our stuff (power, mail, internet) transferred again. We were also told that the model unit is the exact same as the 1 bedroom minus the second bedroom. That is definitely not true! The 1 bedroom has a micro kitchen with 2 VERY small drawers, i feel like we were bait and switched. There were a few things that were broken when we moved in, I reached out to the office about them and was told to put in a maintenance request for what was needed. That was 6 business days ago..... still waiting. Starting to regret moving in here. Update 3-6-2023 Management came and walked the unit the day after this post (1/24). Made some notes, put in some maintenance requests. And we haven't seen or heard from them since. Again.... 6 business days waiting for maintenance. Seems like a theme at this place. They apologized a lot and said they wanted to earn a good review.... actions say otherwise šŸ˜’

    Previous resident from last year, and I can confirm the majority of the complaints that have been posted in the past 6 months or so. My individual experience included 90 days of severe gnat infestation from the unit above me being abandoned. It was the majority of the building that was affected. The initial staff that was there when I moved in was great, but after that the majority of the customer service was poor. There was one guy who actually was helpful. The maintenance staff was actually quite helpful, but there just simply was too much work for them to get to in a timely manner.

    I never write reviews, but I need to in this case. I would give Avana Gilbert 0 stars if it was possible. I have been renting for several years and this is by far the WORST experience I have ever had with an apartment complex. I refuse to ever rent through Greystar or any of the Avana complexes. First of all, my apartment was dirty when I moved in and multiple drawers/appliances were either broken or falling apart (photos attached). Extremely dirty. Maintenance requests were never completed without extensive follow up - typically the office would just mark them as complete. The amenities were closed for a large portion of my 14 month lease, though they sure made sure to still charge the fee! Avana does not follow AZ Tenant Laws, as these were broken multiple times. I have spoken to attorneys regarding these issues as I was debating terminating the lease due to the landlord not following basic laws. I waited 2 months for shower repair (the paint had been chipping since prior to me moving in, very slippery). The night before they were scheduled to resurface the tub, I got a call from Mike at 4 PM that I needed to sign a form before close of business. I was unable to make it over within an hour so I had to reschedule the repair. The forms that needed to be signed were acknowledgments that no humans or pets could be in the home for 8 hours following the resurfacing. I came home to a pungent smell and my cat was limp on the floor - they resurfaced the tub without the paperwork, they did it while my cat was home, they entered my apartment without notice. I went into the office, holding my cat, to see what time it was resurfaced and what chemicals she was exposed to prior to taking her to the vet. The front office had no idea that anyone was in my apartment, somehow. The person at the front office told me I should probably go stay in a hotel and "oh that cat doesn't look good at all, hope the cat is ok". No one ever called me back in regards to this, I did receive an email apology. I was extremely eager to leave this complex. My unit was not renovated, prior to moving out they had an individual come in and measure all cabinets etc for renovation. I just received paperwork that they wanted to take my entire security deposit and an additional $600 for "damages". I took photos of the horrible condition of the apartment when I moved in and know there were not any additional damages. When I moved in, the appliances were scraped and destroyed on the front, which is something they are charging me for despite the fact there was consistently those appliances in the trash outside the apartment and they were replacing all of them on move out. They did not do maintenance requests without multiple occasions of follow up - which any human would know that not keeping up with maintenance causes additional wear and tear, AND they are tearing the apartment apart to renovate (sounds like they just want me to assist with the cost of turning the apartment into a decent place). This was an extremely unpleasant experience. The staff was rude and difficult to work with. Avana gilbert is a predatory and money seeking landlord with no respect for tenants. I do not want a "please reach out to the office" comment in response to this, as all the other negative reviews have. I am not interested and thankful to no longer be living here.

    Everything breaks the moment you start actually living in the unit. The floor is literally just a sheet of paper. Cabinets and drawers broken/barely work. Gross stained tubs. Clogged drains. Everything is the cheapest material possible. If you don't live on the top floor you're screwed. Our upstairs neighbors are horrific. Constantly loud, blaring music, dropping bowling balls it sounds like all day and nothing is done even after calling several times. Dog poop everywhere all around the property and smells like urine. Pools are gross and dirty especially the main pool. Random fees tacked onto every months rent so you can get all this for about $1800 a month (it's NOT $1500 a month like they originally lure you in with). I agree with someone else's review there's people constantly moving out because it's so bad. Can't wait for our lease to end. Got a notice today saying the water will be shut off for who knows how long too. DO NOT MOVE HERE

    Recently moved into this apartment complex and everything is broken. The dryer top is completely off, the dishwasher leaks, the front door lock is not secure and it smells like smoke throughout the whole apartment. My roommate and I have tried to get the smell out with rubbing vinegar on the walls to which yellow residue came off of the walls and blinds We have tried to talk to management about these issues and Jonathan has been nothing but lip service and unconcerned about our health and safety. I have called greystar apartments which I have been stuck in an endless loop and no one has answered my calls.

    So here's what you get for the privilege of renting at Avana Gilbert for ~1.7k+utilities every month: -Receiving an uncleaned filthy unit (had to wash all the carpet and tiles and turns out it's a whole shade or two lighter than I received it) -An oven door that won't open all the way because the fridge blocks it -A non functional Air Conditioning. -Bugs bugs bugs. -Neighbors who draw even more bugs onto their patio then into your unit from the dumpster (and of course nothing being done about it despite it being reported). -Constant excuses as to why your two months old maintenance requests aren't being addressed. -Maintenance staff who nearly never show up and when they do come, break your utilities then leave without reporting it to the office so you have to go and try to figure out how they messed up and report it to the office yourself, where of course, they won't do anything about it for weeks anyway. I especially enjoyed how they gave us an inadequate window unit (cools one room out of the whole unit, we have room mates) to skirt local laws about providing air conditioning when advertised then never addressed it again. Seriously this place is absolute trash, they will make themselves look nice at first then bait and switch you. Avoid if at all possible.

    Worst place Iā€™ve ever lived! Avana is an absolute shltshow! No pride in the quality of the product they offer and horrific customer service. I was only there for five months while selling my million dollar home in adjacent Val Vista Lakes so the only allure to me of this property was being walking distance from my home. Still, I would expect much better! Some of my experience: *When applying, was told I needed renterā€™s insurance. Had my Farmerā€™s agent send it over and was told by Avana ā€œweā€™re good to go!ā€ Months later I discovered Avana was stealing something like $20 a month from my bank account to purchase their renterā€™s insurance. When I asked the guy who told me ā€œweā€™re good to goā€ what the hell was going on he said it looked like some ā€œverbage was missingā€ on the insurance. Then why did you tell me we were ā€œgood to goā€ so I could have my agent fix it instead of me paying Farmerā€™s AND Avana for renterā€™s insurance?! ā€œUm, der, ah . . . ā€œ was the response. Never got my money back. *Day I moved in my unit wasnā€™t ready (even though I was told it would be ready to move in at that time). Had to wait in the office for an extended time for maintenance to get it ready. Finally, maintenance called and I was told I could pick up my key from them. A couple weeks later I went to the office to get a mailbox key and was told I received it the day I moved in (I didnā€™t). I reminded the girl the only key I ever received was from maintenance but she insisted I was wrong and refused to give me a key. Fortunately, the mail carrier was the same one I used for twenty years at my home on the lake nearby, we talked often and had a good relationship, so they got my mail for me. *The day I moved in, the front door opened wide enough to contact the door stopper ā€” which promptly fell off the wall. I just laughed thinking Iā€™d moved into The Money Pit. I opened a kitchen cabinet and a screw fell out. I just rolled my eyes and put the screw on the counter. I noticed the cabinetry was a joke. All the cabinet doors were miscut and crooked. I opened the bathroom door and heard a loud bang. The towel rack fell off the wall. I just laid it on the bathroom counter. I donā€˜t know what maintenance was doing in there the day I moved in but it wasnā€™t screwing bolts into place. *The first time I tried to pay rent I couldnā€™t log into Avanaā€™s system to make sure my direct deposit went thru as it wasnā€™t showing on my bank account. Went to the office and the girl there couldnā€™t access it either. Was threatened with a $50 late fee if I didnā€™t drive to a Western Union and pay for a cashierā€™s check. She refused to accept my credit card and reminded me of a $50 fee if I didnā€™t get the Western Union. ā€œIā€™m trying to give you money! Itā€™s YOUR system that is down!ā€ *Walked out one morning to find my new $65,000 Chevy Tahoe covered in heavy tree branches and twigs. Apparently the landscapers needed to do some work regardless of my car being underneath the trees they were working on. *Received an email months after vacating that they were keeping my security deposit and seeking an additional several hundred dollars. Most of the fees included several hundred dollars for screwing that bolt back into the cabinet and hanging the towel rack back up. I replied to the email sharing my experience, was ghosted and, now, about a year later, have been contacted by a collection agency. I am a millionaire with an 807 credit score and there is no way in hell I am giving Avana a single penny. They can send me to collections and take my 807 score down to 775. Iā€™m still waiting to be reimbursed for the money they stole from my bank account to buy their renterā€™s insurance I already owned.

    DO NOT LIVE HERE!!! Horrible experience after 3 years of living here. The dishwasher doesnā€™t work we called maintenance almost a year ago still hasnā€™t showed up. The Ac doesnā€™t work in one of the rooms. Had to get the door lock fixed a lot and the door doesn't close all the way properly leaving small gap where bugs can get through. Dryer doesnā€™t dry all the way. Some wall plugs doesnā€™t word.Carpets peeling up. Squeaky floor. Cabinet doors fall off we had to fix it. The doors inside has tiny gaps you literally peek through the door crack no privacy and you can hear everything. Reported a neighbor multiple time about a noise complaint and staff never resolved the issue after complaining 4 times in the span of 1 year even went to the office to complain personally and the guy gave us an attitude and didnā€™t care at all for our concern. Water being shut down multiple times. Pool always dirty we had to clean first before we swim lots of leave's. This is not worth paying 1800 a month.

    Be sure to ask questions about income requirements. They didnā€™t mention how much we needed to make monthly until after we had applied. Then they said we would be fine with a guarantor. They said the guarantor doesnā€™t make enough and said if we added a second guarantor weā€™d meet the requirement. WHOOPS actually you canā€™t combine guarantors. So they screwed us out of over $200 in application fees because they left things out/lied to us.

    This place is infested of spiders, they never fix anything, work orders are completed in their system with out fix anything, all they do itā€™s charging for everything, I literally pay more in utilities to them that Electricity to SRP in summer time, they have HOA fee, Common areas fee and they not even have lights at the parking lot itā€™s so dark at night time, I donā€™t know the name of the past manager, she told to one of the employees there is a resident who is one of yours ( The employee was a Mexican guy just like me) that is fair housing and Nationality is a protected class and who ever works in property management can really get in trouble for not fallowing federal laws. Now Im on my way to take legal action.

    Very grateful for the new apartment manager, Tierra. She has helped me so much and has been incredibly kind as well. She is very communicative and involved with the tenants, I love it! I have lived here 3 years now and I love the area and love the atmosphere as well. The only complaint would be parking when having visitors since there are not a whole lot of uncovered spots near the front but otherwise, it's a great place to live! I'd also like to add after seeing other reviews, there are obviously some things that can be frustrating however, I know Tierra and the office staff are absolutely trying to make a change and fix these issues and a lot of these things are things that aren't in their control until they're made aware. And once she finds out about stuff like this, she actively tries to help and fix things! I've overheard her in the office several times making sure that issues are being addressed quickly and appropriately! Every apartment complex has things like this and I just appreciate knowing she is doing her best to make this a great place to live!

    Complex is nice to live at. I really like my updated unit and the floor plan. Nice square footage at a little over 1k square feet for a 2 bedroom. I feel very safe inside the complex and in the general area at night which is a big plus for me. My neighbors have always been friendly and the office leaves us alone. There is a nice neighborhood next to the complex for walks. Complex is also within walking distance to a circle k, quick trip, restaurant, car wash, and the Dana Park plaza. Close to the US 60. Been here 2 years and will possibly be here another year if I can't get into a house

    Amazing apartments! Been here for 2 years, the old management wasnā€™t good, and new management is amazing! Especial the new property manager (Tierra Brown) she helps and responds to emails same day! And fullfills 100% šŸ™ No matter what issue, she will take care of you quick! Ask for her, she will have maintenance complete requests even though I had to wait, it got done. Current resident.
