We stayed there for 1 night, booked the entire villa. Overall experience is not that much great. This place is being managed bit unprofessionally so keep your expectations low. They are not reliable. Owner promised to provide food when we made the reservation. But on the same day morning that we went there owner called and said he couldn't find meat and some other food provisions (due to the fuel shortage of the country) and asked us to bring stuff. He promised to provide the lunch on the second day but in the morning he said lunch cannot be provided. So we had to change our plans. Hotel staff is friendly but they don't have customer care attitude that much. They cooked really delicious food and charged reasonable amount for food. But I am sure there must be other good places around Seethawaka that we get more value for the money we spend.

A calm and quiet place build within a massive rubber field. Spacious villa with five large a/c rooms. No noise restrictions. Good food and good service. Not far from Colombo.

excellent owner... we went their in the midnight and ended our drinks around 7.00am... and checked out arun 2.00pm next day... no one bothered and disturbed... and no additional charges as well 😁😁😁 thanks ❤️❤️❤️

Beautiful is nothing if you didn't get the friendly service from the staff including owner. Don't eat in here the rices and curries not good, for lunch we ordered two large portions of fried rices but its just a garbage, The rooms are not clean and tidy, even cockroaches and insects are in there as we experienced in night. Environment is somewhat cool but that also disturbing by their vehicles. For those who going to reserve Keep this in your mind, we are also attracted by the above pictures but after going there we experienced the true nature (Gross) of this Resort. FOR THE LAST TIME RECOMMENDING DON'T STAY HERE!

This place is good to stay if you are going to seethawaka garden. Clean Rooms Average Foods Calm Environment

Overall not worth for the money. In the case of the clean rooms, facilities like hot water, major accessories lighting, private heater, Fridge, dedicated staff are pretty much low standards. Staff is supportive and very friendly but not professionals in the service stuff. If you plan on a comfortable, relaxing time, not a good choice. But for a quick stay or rest and for time pasing it will be good.

Don't go to this place! During the phone call reservation the owner said the total price for our stay to be a certain amount then after we got the bill he claimed he never said a price on the phone and scammed us. He also said they wont charge additionally for breakfast but in the bill he had added Rs450 for each person they literary just served bread and a curry which i can eat for less than a Rs100 somewhere else.

This is a very quiet calm and beautiful place. Rooms and washrooms ware cleaned and the property was well maintained. Pool is also clean. Buffet not available have to order and get the food. Food was tasty. Mr Jayantha was very helpful and friendly. We really enjoyed and got a good service during our stay. Thanks Royal resort seethawaka.👍👍👍
