It has become a dangerous place to live, the whole complex is very beautiful and super organized but it is not possible that they do not have security cameras and a surveillance team! that you have to wake up to go to work and get your tires cut with a knife and no one is held responsible! for how big it is WE MUST HAVE SECURITY CAMERAS AND HOLD THE DELICIENTS RESPONSIBLE!

Update after move out: the 5-star reviews are from tenants getting promises of gift cards in exchange for good reviews. Staff is incompetent and do not care about your experience living there or the overall functionality of the facilities. If you want to hear your upstairs and downstairs neighbors every step, and enjoy walking corridors to get to your apartment (no elevators), then this place is for you. So many break ins, abandoned cars, and constant smell of pot. The pool is great, if you enjoy swimming in an unsanitary and unkept body of water. I had to ask several times over a two month period for them to have someone clean the pool due to black mold. BLACK MOLD!!! Overpriced and not a good experience. We lived here for 1 year and couldn’t get out fast enough. 2022: We moved in a month ago and have a great view of the pool. We love it so far and the staff has been very welcoming. The downside is you can hear your upstairs neighbor walking.

Its comfortable. Ive had a few issues here and wasnt pleased with how it was handled but there are many pleasant things. Ben is fantastic, Vanessa is super sweet, and manager Jayna is so fun 🧡 I don't feel confident airing how I feel to management. It feels intimidating because of past experiences but it is a beautiful property for the most part. My unit is lovely. Everything works pretty good. No one tows our cars. Feels like a home.

One of the best places I’ve ever lived, everything is always cleaned and there’s lots of amenities and stuff to do around the area. Due to a job transfer I had to leave but I wish I could’ve stayed. Definitely consider this place for your next apartment move. You will love it here.

I have resided here since June 2017 and have resided in the same apt with a beautiful pool view. I have been able to watch the community grow and flourish. The biggest thing that attracted me to the community was the small police department down the road. They have since moved and yes, there have been issues here regarding vehicle break ins and wheel theft. This stuff is happening everywhere. And if the community works together and ALWAYS stays vigilant we can help reduce this criminal activity. There are people there who are always keeping eyes around the property because they care. Also, I still see quite a few constables up and down the road as a lot of them still like to fill up at the Shell on the other side of W Rayford. When I moved in, the covered parking and the package room had not yet existed. The package room was created due to not enough room in the leasing office to hold packages (which they never had to do in the first place). The community grounds are always well kept. Granted there are tenants who are super lazy and don't like to pick up their dog's fecal matter or pickup their trash, but this is also something that is part of living at a apartment community. Using the courtesy officer has never been an issue. Responses are prompt. If there are every any issues with anything, leasing staff and management have ALWAYS been able to help and will go out of their way to help resolve anything. Every single person I have come across in the office is always super nice and helpful. The maintenance staff is the greatest. I have seen several faces since I have first moved in. Mr. Juan being the one who's been here the longest. He and every single maintenance person has been the most helpful and kind. They are always smiling and waiving and are not afraid to stop and say hello. Ms. Jayna the apt manager and the maintenance staff recently went completely out of their way to help me with something that I am super grateful for. All in all I have had a great experience so far. Even through all the rough times like dealing with Hurricane Harvey, and having my vehicle broken into...the good outweigh the bad big time. I still feel safe living here, feel safe enough to walk my dogs if I get home late and feel comfortable leaving my dogs as opposed to a lower costing community in a not so great area.

My boyfriend moved in here. Everything looks nice on the surface but actual living experience worse than his prior apartment. There is NO insulation between floors. While I NEVER heard his upstairs neighbors at his old place you constantly hear his upstairs neighbors now. Spend every night listening to his neighbors walk back and forth across the apartment. You hear EVERYTIME they drop something on the floor. The TV doesn’t even help. Expected a lot quieter, more sound proof place at this price point. I’m definitely not considering this as my next place to live given my experience visiting him there.

This is hands down the best apartment complex I have ever resided in. Clean, safe, quiet, with amazing amenities, including two gyms, two pools, and a lovely private pond/walking path. Good staff retention means higher quality services and friendly/familiar faces. The monthly food trucks and seasonal events are a very nice touch. You get The Woodlands vibes with a Spring address. If you are looking for a place to live, look no further!

We searched several apartments in the area and we are so glad we landed here. The elementary school next door is ranked as one of the top in Texas and the kids can just walk to school without worry. We have never had anything less than exceptional communication and service from everyone we have met so far. Jayna and her team really do care about making our home comfortable. The lake, front pool and CrossFit gym really sold us! We are super happy here!

The venue is lovely, and the staff, with a special mention to Ben and Michael, are incredibly friendly and helpful. They went the extra mile to assist in picking up my luggage during the move-in process.

The staff in the front office is awesome. Savannah, Jayna, Michael & Ben are always so helpful. The property is gorgeous and I love how close it is to great shopping at 99 Grand Parkway. Love the pool & lake as well as the gym & groom room for the dogs!
