I have to make an edit to my original review after some changes and things have happened in my second year of living here. While there are still packages openly available for theft and the dog park occasionally doesn't drain out after a rain, this place is a great apartment complex to live in. The management as well as the maintenance staff are wonderful and attentive. The pool stays lively during the summer, neighbors are friendly, and the facilities are well maintained. The office staff has assisted me with several issues and done so in a very timely manner.

I have lived here for about a year and some change, despite the reviews you may see about management I can honestly say- the complex itself is 5 stars. Julio (aka one of the main maintenance guys) is the best! They always answer requests within 2-3 hours if possible! Quiet neighborhood with not a lot of children, perfect for the work at home experience! No break ins, and we have trash valet 5 days a week😎

Living at Lincoln Heights has been a great living experience so far. This management company is amazing! The property is always well kept and secured, the office facilitates events and even prize giveaways occasionally, the amenities are amazing and even things such as a broken entrance gate are always fixed quickly. Most recently I had an issue and Madison the assistant manager went above and beyond to assist me and I am extremely pleased with the outcome. I felt like more than just a tenant holding a unit and that is important. Amazing apartment community.

I’ve been at Lincoln Heights resident for close to three years now, have signed three different leases, and moved in the two apartments during that time. Currently I am living in a two bedroom which I recently moved into and it is absolutely amazing. They have excellent attention to detail, by far the most professional staff of any leasing office in the Houston area that I have ever dealt with, and in my opinion, having lived in Broadstone properties and other communities, Lincoln Heights is by far my favorite. I lived in the Heights area for the better part of 11 years, and without a doubt Lincoln Heights is the best value for your dollar if living in a luxury apartment is what you were looking for; it’s not the least expensive by any means, but the level of refinement for the price point versus anything inside of Loop 610 is unmatched. The maintenance staff is on point; Tran and Julio(Victor) are no doubt craftsman to their trade. They take care of everything— fast, and correct the first time. And the facilities Porter Ruben is an absolute amazing guy! He brings my 15-year-old son Mexican pastries from the local bakery every so often when he sees and leaving for school in the morning. He’s always around the hold the door for you and he’s always smiling. It’s this type of attitude that makes living here that much better. If you’re having a bad day just waved Ruben and his smile will turn it around. Moving is one of the more stressful things in life even though it can be enjoyable as well, whatever experience you have with moving, the staff is so accommodating that you will forget about the anxiety of moving and instead begin to look forward to it. Olivia & Kimia provide a level of professional refinement and excellent customer service that’s sophisticated enough to make you feel like royalty with a down-to-earth twist as if you had known them for quite a while. The management of the property is equally as impressive as you can tell by the attitude of the employees that they really enjoy working here— Proof that management cares. There has been a zero turnover rate since I have lived here but the staff has changed as people have promoted from within— this shows you that the property company cares. Jeremy is by far one of the best management professionals that I have met in my career in various industries over the decades. He knows how to take any concerns and make you feel as if you have none. Maria is equally impressive as the office always seems to be perfect, Communication is spot on point, and by entire time living here I have never felt as if there were something I didn’t know when it came to the terms of my lease and any other agenda items. I want to take a second to talk about the property itself; it’s beautiful. As I stated before basing attention to detail, several options for different and unique floorplans, in the Leasing Office area including the common area feels as if you just stepped into the classiest episode of Madmen. I was almost expecting to have an old fashion with Draper himself. The grounds are kept neat and tidy, most of the Doggo owners are responsible, and every single one of the residents I have ever met is absolutely lovely. The pool is great, The business office comes in clutch will you need a printer, The weight room is excellent and never overcrowded (that I’ve seen). I like to swing by the dog park every so often just a pet dogs so I am going to list that as one of the greatest places on property. Like- if you don’t own a dog but you just feel like putting one, then go downstairs there’s never a shortage of cute puppies and Doggo’s. The Houston Heights area, which consist of Montie Beach, Norhill, Timbergrove(west), is quite sure possibly one of the best areas in Houston to live. From the amazing restaurants, the historical buildings in the area, the nightlife on Washington, the amazingly quick in easy access to downtown into any of the stadiums in Houston make living at Lincoln Heights that much more exceptional. I love this place and plan on staying here for quite a while.

Review of Tour: We toured with Kimia and had a very cozy, welcoming, and impressive experience. Kimia quickly addressed our needs in our next home, offered excellent customer service, was extremely knowledgeable of the community and surrounding areas. Lincoln Heights was one of our top choices prior to touring, given the positive reviews and features on their website, so we had high expectations walking into our showing. Kimia exceeded our expectations and gave detailed descriptions of any features we may not have been able to view including the dog park and parking options. Between the apartment home, community, and professional experience with Kimia, Lincoln Heights is certainly one of our top options, as we are deciding on where to call home next. I am a property management professional, as well, and was very impressed with Kimia's knowledge and skill set.

I lived here for 13 months and It was one of the best apartments I've lived in. Front desk was always friendly and helpful, maintenance would always show up super-fast after putting the order on the mobile appt. They got security so no more stolen tires. 9/1o would recommend to come in.

The leasing office team is great! They've been super helpful. I've lived here for more than a year and recently re-signed my lease. However, my upstairs neighbor is extremely loud!!! The leasing office has talked to them already but unfortunately I am terminating my lease early since the noise doesn't stop. It's very unfortunate that top management couldn't do anything about this and now I'm left paying a huge fee. I recommend living here but only if you can get a 4th floor unit so you don't have neighbors upstairs.

I have had a wonderful experience living at this apartment complex! The leasing office team (Jeremy, Elizabeth, Kimia and Olivia) were incredibly helpful during the move-in process, providing all necessary information and making the transition easy. The maintenance staff (Tran, Julio, Ruben and Amparo) have also been top-notch, responding promptly and efficiently to my requests. The level of service provided by this team is exceptional, and they truly go above and beyond to ensure a comfortable and stress-free living experience. I highly recommend this complex to anyone looking for outstanding service and a great place to call home!
