A homey place to stay with extremely comfortable beds & great access to all the neighborhoods of Houston. Lisa, the owner, is uniquely hospitable & made it feel as though I was staying with a relative rather than a bed and breakfast. Very clean & delicious cookies & wine are always available. Cannot go wrong staying here.

The website offered limited pictures of the actual rooms and when trying to ask questions either by phone or email about the rooms, the owner, Lisa seemed annoyed and ultimately told me I should look into a hotel because I mentioned that my husband had a cat allergy (like the website said to) and we had more than two people (2 adults and 1 child) in our party. I’m fine with it not being a good fit, it just seemed like it was more about not wanting to take the time to answer questions and being annoyed. It came off as super unprofessional.

A unique, but great, place. The owner greeted us after having some difficulty locating the b&b. She is very pleasant, engaging and a great host. Breakfast was a highlight. If you're looking for something completely different, and open to engaging morning conversation with people you've never met, consider this one.

The AC at my apartment went out and Modern B&B was the closest to us that also allowed cats. Even when it was late at night, the owner took us in at about 10pm. The room we had was beautiful, spacious, and clean. Good wifi, clean closets, a mini fridge, and a very nice bathroom. Plus the AC, of course. A wonderful breakfast was provided by Lisa herself and had friendly conversation with everyone staying in the home. I’d love to and would spring at a chance to stay here more.

A great find. Due to an unexpected layover, we needed a last minute place to stay. Lisa was wonderfully accommodating. Very comfortable and a great breakfast. Easy access to destinations (dining, bars, museums) by foot. Thank you!

The staff was exceptional! They were able to move our rooms to be near each other. Also, the rooms were cozy and it had a home feel to it.

Very nice family runned B&B located in a quiet and green neighborhood in close proximity to Restaurants, Shops and Museums. Fantastic breakfast and friendly atmosphere, Liza the owner is great, she knows everything about Houston, so don't be shy and ask for help in navigating the city.

Tried booking a room to surprise my wife for a romantic getaway. The owner was so rude! Asked me why can't I sleep in my own house. Worst customer service experience. She is obviously in the wrong business. Discriminated on for being from Houston. She must have not like my southern accent.

The Breakfast part of B&B wasn’t available and there was not hot water. Lots of stairs and not an updated environment at all.

I called to see if I they were doing birthday hosting here and Lisa said no Thankyou for calling hope you have a nice day she was cutting me off as soon as I answered. I proceeded to ask if I could book for a gathering of 6 she told me not until they come out with sue covid they don’t book locals. She was so unprofessional with the way she deliver customer service why do you naturally have a attitude LISA? She totally is a KAREN when it comes to her customer service she is rude maybe she had a bad morning but don’t charge me up be patience ma’am!

This is such a cozy place! The bed & breakfast is in the most bohemian neighborhood and parking readily available. The owner is an outstanding and attentive host, who is always looking to serve. The rooms are spacious, clean and very functional. You cannot and will not want to miss the breakfast. The owner will even cook eggs whichever style you prefer and there is always fresh fruit, bread and many other options including quiche.

I stayed for a weekend here with my wife, we came to watch a Taylor's Swift concert. The place was nice and felt very homie, the staff and hosts were very polite and welcoming. The breakfast has multiple options and it was delicious, they even gave us an umbrella during a rainy day. Highly recommend this spot.

Not impressed at all, the best thing about it was the location, other than that it was weird and confusing, and kitchen / fridge was dirty. Wouldn’t stay again.

This is an amazing, beautiful, warm, wonderful, magical space. The owner and hostess, Lisa, is perfectly charismatic, smart, strong and with great cooking skills, a good sense of humor, and a heart big enough to empower this magical space. Modern B&B is the only place I will stay when I visit Houston.

Not your typical hotel - breakfast is actually fresh, the B&B is rather unassuming, and the hostess, Lisa, is awesome! If you’re looking for something off the beaten path and enjoy meeting strangers, then Modern is the right choice. I’ll definitely be staying here during my future visits to Houston.

Kind of an in the city bed and breakfast. Nice breakfast. The room was nice. Might not be for everyone but if you like the camaraderie of a BnB you will get it here.

Fun little place to stay with quick access to downtown Houston. Needed a few minor cleaning adjustments, but everything I needed was handled quickly by the owner. Short walk to a drafthouse and taco truck for some hot summer refreshments (both on recommendation). Neighborhood was a bit crowded- next time I'll bring the car, not the truck. Room was comfortable and breakfast was tasty and made to order. I'll be back when I need a room in the area!

We stayed one-night and had no issues. Lisa was a gracious host and has a wonderful partner. We enjoyed talking to them after a very hectic night.

Lisa was a wonderful hostess! The rooms were comfortable with strong AC and were so pleasant to return to after walking around Montrose. Our large group enjoyed the daily breakfast and fresh omelets made by Roxanne. The location is close to all the restaurants, bars and activities Houston has to offer. Would stay here again!

Great location! Super friendly! Easy to get in and out and around the neighborhood. Lovely breakfast in the morning and available snacks at all times. Rooms were large and had great A/C - cool and comfortable. Laundry is available, too. Lisa, the owner, is friendly and fun! Definitely an excellent spot to stay in the Montrose area!!

Modern B&B is a bit different and a nice place to stay, in a quiet area. Lisa is friendly and helpful as well as a bit of a 'force of nature'. She don't suffer fools. Nice living area and bedroom. Bathroom could have done with some dusting. Good, simple breakfast. Friendly atmosphere.

What a great place to stay. The owner was onsite when we got there and so personable and kind. The room was simple but had everything we needed and a private full bath. The location was great and really accessible to the event we were headed to. We live in Houston but frequently stay downtown when we attend events and we will definitely stay here again.

Wonderful, modern and sophisticated place. I would have taken pictures, but I was immediately too busy enjoying it. The only downside was the AC unit was not working. The woman we had to cook our breakfast had a problem with us; unsure if it was because we were young or an interracial couple, but she was nice to the others there. I would still stay their again. The place was amazing. I only wish I could afford something like that in my lifetime.
