in,
our
opinion
of
Los
Olivos
is
changing
for
the
better.
Resident
Services
has
consistently
done
what
they
say
they
are
going
to
do,
they
listen
and
everything
we
have
raised
has
been
resolved
satisfactorily.
And
our
opinion
of
maintenance
has
greatly
improved.
Have
to
give
one
of
the
maintenance
managers
-
Elmer
-
credit.
He
is
a
man
of
integrity
and
delivered
on
a
promise.
We
had
an
issue
with
the
original
oven
in
our
unit.
He
replaced
it
with
a
new
one,
exceeding
our
expectations.
older
comments:
caveat:
we
haven't
rented
an
apartment
for
over
20
years
so
a
bit
biased
having
been
in
our
own
house
(in
a
different
state).
We
looked
at
quite
a
few
different
Irvine
Company
apartment
communities
and
ended
up
selecting
Los
Olivos.
Mainly
due
to
location
and
they
had
a
unit
with
a
garage
available.
It
certainly
was
not
because
of
price
-
Los
Olivos
is
very
expensive
(well,
everything
in
Irvine
is
very
expensive)
nor
quality.
To
start,
Los
Olivos
is
nice
enough
compared
to
many
rentals
we
looked
at.
Everything
looks
nice
and
maintained.
Quality:
behind
the
facade
of
luxury
high-end,
the
apartments
are
very
average
-
adequate,
but
aversage.
And
I
DO
NOT
RECOMMEND
the
washer/dryer
location
in
the
garage
-
mistake.
Safety/Security:
so
far
so
good.
Haven't
heard
any
gunshots
and
police
activity
in
the
community
is
rare.
I
have
had
nothing
broken
into
yet.
Noise:
probably
typical
for
apartment
living.
You
hear
more
neighbor
noise
if
you
leave
your
windows
open.
Inside
-
our
townhome
unit
shares
only
one
wall
with
a
neighbor.
We
don't
hear
voices,
TV
etc
but
we
do
hear
thumps,
bumps
from
doors,
cabinets
etc.
The
neighbors
are
heavy
handed
with
doors.
The
garage
roll
up
doors
are
low
grade
cheap
and
will
wake
the
dead.
Front
office
staff
and
Maintenance:
pretty
easy
to
work
with
and
responsive
to
requests
for
the
most
part.
Maintenance
is
busy
here
-
we
have
had
them
out
about
6
times
now
in
two
months.
Ageing
buildings
and
things
need
maintenance
and
they
wait
for
complaints
or
things
to
break
to
fix
them
vs.
preventative
maintenance.
Parking:
good
luck.
It
is
a
free
for
all
even
though
the
leases
say
otherwise.
Pest
Control:
they
offer
pest
treatment
on
a
request
basis.
They
make
it
responsibility
of
the
tenants
to
monitor
the
bug/pest
situation
in
apartments
and
request
treatment
through
the
front
office.
We
have
used
the
service
once
already
-
mainly
spiders
and
silver
fish.
Driving
in
the
community:
good
luck.
People
don't
know
what
stop
means,
rolling
stops
are
the
norm,
four
way
stop
courtesy
-
forget
it.
Left
or
right
turn
only
lanes
-
optional.
Wear
bright
clothing
at
night
walking
the
crosswalks.
Amenities:
haven't
used
any.
Not
into
the
pool
scene
anymore.
