    We stayed in there for 5 nights in Apr 2018. The location is very convenient. Nishiki market is 1 mins away by walk, and there are so many restaurant around it. There is also Daimaru (a big department store) nearby. Subway and buses to anywhere around Kyoto by 4 mins walk. We stayed in the Annex Suite. It is on the ground floor. The room is reasonable big. It is comfortable for a family of 4 to stay in. In the bathroom there is a room heated system as well as a hot water control system for the bath. There is a public washing machine and dryer in the building. The reason I don't give 5 stars it is there is no daily house keeping for this place and setup futon bed everyday is not a easy job for non Japanese tourist, especially if you want the room look tidy you will need to put the futon bed away in the storage space in your room.

    A very strategic place as it is near Nishiki Market and a lot of restaurants. Walking distance to shopping districts of Teramachi and Shinkyogoku and Shincho main road. The room is also very well equipped and clean, from laundry to dryer at the common area as well. Rooms are as per the pictures.

    Once you get through the modern check-in method, where you dont meet anyone in this pandemic, service is minimal, but again its not suppose to be a hotel, in short, I'd visit again~

    Comfortable and clean rooms, with good amenities and free to use washing machine and dryer, in a good location few steps from Nishiki market and near subway station.

    Great place. Great location to walk around. Has all of the amenities anyone would want. Nishiki market is within 2 minutes by walk. There is a nice breakfast place right by the entrance of Nishiki market. One must be aware that going on any tours would require going back to Kyoto station that is about 30 minutes by walk or about $15 by taxi.

    Perfect location at the west end of Nishiki Market which puts you close to food and shopping. We stayed in the Hello Kitty suite with my wife and two daughters and they loved the decor with special touches like a Hello Kitty ice cube tray, water bottles, and complementary masks and other goodies with the same theme. Bathroom was high-tech and super clean. The entire 'hotel' is actually 4-units total so we enjoyed quiet evenings. Also having a community washer/dryer machine allowed us to pack light. I'll note that if you're on one of the (2) upper units the stairs are quite steep and you might have difficulty carrying large luggage. Also note that the check-in reception office is ~2-mi away near Kyoto Station. This was fine for me since that was my stop, but if you're coming from anywhere else this might be a hassle.

    This Resi guesthouse was the most unexpectedly disappointing hotel I've stayed in during my travels over the past few years. I don't use the word "worst" because I couldn't even stay there, and the owner refused to give a refund. As a result, the hotel remained vacant for two days while I had to find another place to stay. First off, there was no elevator. The narrow staircase was long and steep, and with an ankle injury, it was impossible for me to haul my luggage up to the second floor without risking a fall. Secondly, the room had a musty smell and was very dim. I don't understand why it was rated as clean online. The space was so small it made me wonder how it could possibly be worth $250 a night. The service on the Expedia website has also deteriorated, failing to mention that this is a guesthouse without an elevator. Especially since its reception is located elsewhere, making it incredibly hard to find after getting off the high-speed train. After check-in, I had to call an Uber myself, and in that area, Ubers aren't allowed to stop nearby, so I had to walk a significant distance. Overall, we were scammed. It was a waste of both money and time. However, Kyoto in general is enjoyable and worth the visit. Just be cautious of guesthouses with no standard of service.

    Lovely accommodation with great attention to detail. Good location for access to market. We stayed on the ground floor of the annex. There was a lot of noise from the upstairs room. The insulation is poor. Apart from the noise from the other guests, it was a very pleasant stay.
